Tucked away off the bustling restaurant row on Barton Springs road, and just west of Lamar Boulevard, lies a conglomerate of little neighborhoods that make up Austin's Barton Hills community. The area where Barton Hills is currently located holds some of Austin's oldest historical features. In the early 1990s, dinosaur footprints were found dating back to the late Cretaceous period, 97 to 65 million years ago. Artifacts have also been found from Native American tribes figured to be 11,000 years old. Think about this for a moment....where do you work?  If you answered downtown Austin, you are probably in the minority.  Well, I will say that I don't work downtown, so I am admittedly biased in my assumption.  Let's just say for a moment that I am right, even if you don't agree with me, which you have every right to do.  Why would some of the country's renowned developers and builders put their cash in Austin high rises?  Well, they feel that if you take a town that has traditionally lived outside the city limits, throw in a few condos and sprinkle in some backing from "big business" that all of a sudden you now have the makings of a booming downtown market in any city, including Austin.  Well, here is why they are wrong.  Have any of you thought, how can so many people in Austin affor...

AUSTIN (Austin Board of Realtors) - Sales of existing single-family homes slowed last month even as prices continued rising, according to the latest Multiple Listing Service (MLS) report. In December 2007:the number of homes sold was 1,655, a 16 percent drop from December 2006;the median price for a home was $191,250, an 8 percent increase over the previous year; andthe total dollar volume sold was almost $416.5 million, an 11 percent decrease.A total of 25,151 existing single-family homes were sold in 2007, an 8 percent decrease from 2006. Properties sat on the market an average of 62 days, the lowest time span in five years.The median price for the year was $185,000, a 6 percent increase over 2006. The total dollar volume sold was more than $6.3 billion, a 2 percent decrease.

 Last week, "Entrepreneur Magazine" released its latest list of Best Places to Buy a House.  Not surprisingly, the Austin metro area placed at the top of the list this time around.  In the article, columnist Danielle Babb (who also co-authored a book on finding foreclosures with my friend Bill Nazur) states,  Round Rock and Austin have seen incredible job growth and very stable home prices despite the downturn nationwide. I just got a phone call from a lady who wants to refinance her home but the title is showing up in her and her ex husbands names.  I explained to her that unless a Deed was done conveying the property from him to her at the time of their divorce that it won't show up under her name solely.  The reason for this is because when you get a divorce and the decree is filed.. it is actually filed in the District Court records and not in the Real Estate Records.  She was stating that her ex husband was not going to sign over a deed to her now.  I  told her what we could do is get a CERTIFIED copy of the Divorce Decree and record it in the Real Estate Records... then once the title was examined it would be just under her name.
