The Snow Moon is scheduled in the sky on February 5th. Finally, it appears winter is over and spring is on its way. People in Flower Mound enjoyed 60-degree temperatures Saturday night. I must say it felt too warm wearing a sweater! In this photo I took going home last night the moon was nearly full. One side of the street was dry, and some neighborhood streets had a sheen of black ice. From a local perspective it was a sleepy town by 7 PM. Where were all the people? Here at the Riverwalk a handful of people were walking their dogs' wearing shorts. The midnight blue sky looked gorgeous along the river.  Turning away from the moon in the sky and looking at the clock the sky changes to a lighter hue. Lights around a water view makes a difference. Midnight blue or light hue, it was still a...

January 2023 begins my 21st year in real estate.  Although I already had a broker license, in January 2012, I ventured out on my own as an independent real estate broker. There were many reasons I decided to become an independent real estate broker. Among them was the expectation that as an affiliate broker with a Big Box Brokerage, I was expected to do things that my moral and ethical compass would not do.  Being an independent real estate broker is not for everyone. I get that. Neither is owning a brokerage and managing agents.  I get that too because it is not something I have ever wanted to do. The real estate marketing that has worked for me may not work for others.  Real estate agents are not one size fits all. Our personalities and styles are different.  Adhering to real estate ...

[ This is the neighborhood in Washington, DC.  Everyone wants live here, or to come here to eat and enjoy the city.Logan Circle is the quintessential NW DC neighborhood.  It simply looks and feels right, without the attitude one finds with the usually older & more established NW neighborhoods.Penn Quarter, closer to downtown/ Penn. Ave., has the nightlife, clubs and Capital One Arena.Shaw is the place to be and the neighborhood has a great feel of new & old woven together.  The end of the year provides a lull as everyone spends time with friends and family.  And numbers of sold vs. the previous month were about the same, for a total of 34 homes sold in December 2022. This month we are again below the 5 year average of 56. After the first of the year we should hopefully start to see num...

Capitol Hill is also a neighborhood in Washington, a big village, split halfway across, half in the NE and half in the SE quadrant of Washington, DC.  Politicians work here, but people live here also.On the north side, an iconic landmark is Union Station, with some 40 million people annually, shown here to represent the local perspective. This is a true transportation hub, with Amtrak, suburban rail, intercity  bus and the Metro(subway) stations to converge. As of 2019, 2nd busiest station in the country. As of February 2016, the H Street Trolley now gets people from (almost) Union Station to past the 15th St Starburst. This view shows the station as you drive up in a cab, or Bikeshare or walk from Capitol Hill on left.  If you were there today, you'd see no cabs, and no people inside (or...

Capitol Hill is not only a political idea, it is also a big village, a neighborhood split halfway across, half in the NE and half in the SE quadrant of Washington, DC.  Politicians work here, but people live here also.On the south side of this neighborhood is Barracks Row, and the ever growing and popular Navy Yard with the Nationals Park neighborhood.  Let's consider that we will return to some level of foot traffic here in the summer of 2022, even if not 2019 levels yet.The Navy Yard has very good Metro access, and is also home to baseball's Nationals Park. This neighborhood has also become the 'it' neighborhood, growing faster than any other in the past year.  All the residential growth has fueled demand for lots of new neighborhood amenities, which brings more people.  It certainly ...

This quote is getting older, but even more relevant in 2022. Councilmember Charles Allen was quoted in the Washington City Paper (8/21/2O15) saying "Southwest is an absolutely incredible neighborhood.  It's a neighborhood that has so many things: Metro stations, water access, parks & greenspaces, small and big residential buildings.  A lot of people just didn't realize it was there".Audi Field, home of DC United Soccer, as well as PNHoffman's The Wharf will ensure a lot more people find this neighborhood. This view shows the opening day, which was a good day, albeit with opening issues. DC United has upped it's game this season with a few team additions, surely to benefit a stronger team.   A total of 12 homes were sold in December 2022, a precipitous drop from the previous month and bel...

The Ins & Outs of Buying Land in California according to California vacant land expert, Endre Barath, Jr. Over the past 27 plus years, I have been listing and selling land in California all the while noticing a great many trends. I should mention that my experience is and has been centered in greater Los Angeles and its vicinity. First and foremost, the building department has become more difficult in providing approvals. In my early days of selling land, the Los Angeles approval process generally took eight months to reach RTI (Ready To Issue, as in permits) status also known as when you could start shoveling the dirt. As time went on, this increased to a 15 to 24 month process.   Then I thought we were turning into a third world country "waiting for the envelope to be passed" before a...

The Last Will and TestamentTomorrow is not guaranteed, so we need to live for today.  But, we also need to protect those we leave behind today, tomorrow may be too late, especially if you live in a non-community property state like Maryland.  In Maryland there are three ways people can hold title to a home.  We learn about these in our real estate pre-licensing class but many agents don't fully understand the impact of how you hold title to your home.Tenants in Common - two or more people own equal or unequal shares in a home and upon death, those shares pass to the heirs of that individual or their estate.Tenants by the Entirety - a married couple owns a home together with the right of survivorship of the other spouse.Joint Tenancy - is when two or more co-owners simultaneously have an...
