Great advice from the Doctor. Bill I know this post is going to rub some people the wrong way. We have all been conditioned for our entire lives that the sun is our enemy. Stay out of the sun! The sun will give you skin cancer. And, because of these narratives, we have been told to slap on sunscreen anytime we are going to be outside. I have been doing some deep research into this whole topic and have found a lot of information that is incorrect, misleading, and downright troubling. Now, don't shoot the messenger here and just move along if you are a sunscreen-loving person. This post is probably not for you. The sun is NOT our enemy. The problem is many will flock outside on the first sunny day of Spring or Summer and try to take it all in with one, extended sitting. If you have not be...

🏡 Don't Let Your Home's Value Be a Guess—Get the Facts Before You SellWhy a Second Opinion on Your Home’s Value Is EssentialThinking of selling your home? Before you list, it's crucial to understand that relying solely on online estimates like Zillow's Zestimate may not provide an accurate picture of your property's worth. While convenient, these automated valuations often miss critical nuances that can significantly impact your home's market value. The Limitations of Automated Home ValuationsZillow's Zestimate is a widely used tool that provides an estimated market value for homes. According to Zillow, the nationwide median error rate for the Zestimate is 1.94% for on-market homes and 7.06% for off-market homes . This means that for off-market properties, the estimate could be off by ...

When you hear the term “100% financing” in real estate, it sounds almost too good to be true — but it’s genuine for qualified buyers! In simple terms, 100% financing means you can purchase a home without making a traditional down payment. Instead of putting down 5%, 10%, or 20%, eligible buyers can finance the entire purchase price. Two of the most popular 100% financing options are VA loans and USDA loans:VA LoansAvailable to eligible veterans, active-duty service members, and some military families, VA loans are one of the best benefits of service. VA loans offer: No down payment required No private mortgage insurance (PMI) Competitive interest rates It is important to work with an agent who understands the VA loan process and can help you navigate appraisal and contract guidelines.USDA...

Real estate can often feel like the weather—unpredictable, ever-changing, and influenced by various external factors. Just as a sunny day can quickly turn into a thunderstorm, the real estate market can shift rapidly based on economic conditions, interest rates, and consumer sentiment. As I sat at my desk today, the sky was sunny blue and a very comfortable 70 degrees. In a split second, there was thunder, and within minutes, a driving rain with heavy gusts followed. It looked like pink snow; so many flowering trees were losing their petals. The weather can change anytime, just like the real estate market. It's not good or bad weather. It's just weather! It is how it is perceived. In many markets, spring is synonymous with a surge in activity, akin to the blooming of flowers. Buyers come ...

The path to homeownership looks different for everyone, and recent data from the NAR shows just how varied today’s buyers really are.  These trends probably move just a little each year but they also seem to be true to trends.  These shifts reflect changing lifestyles, priorities, and the growing independence of buyers who are making moves on their own terms. It’s a good reminder that your journey doesn’t have to look like anyone else’s to be valid—or successful.Give me a call to start yours!#realestate #realestateagent #buying #selling #listreports #realestateexpert #financehub #homeowner

You’ve probably heard someone say, “The best time to buy a home was yesterday. The next best time? Today.”It sounds cheesy... but guess what? It’s TRUE.Buying a home is about playing the long game — not trying to hit some "perfect moment" where prices magically drop and rates are dreamy. Spoiler alert: that unicorn moment? It rarely shows up.Here’s what a lot of people don’t realize:The longer you wait, the more buying a home could cost you. And you deserve to know why.Experts (think over 100 serious housing pros who eat market trends for breakfast) are all saying the same thing: home prices are projected to keep rising through at least 2029.Not crazy jumps like we saw during the frenzy years — but a good, solid, healthy 3-4% each year.  Slow and steady wins the race... and builds your ...
