Manhattan will always be Manhattan, but buyers right now are spreading into the outer boroughs with purpose. Not because they want a compromise. Because they want value. Real value.Brooklyn leads. Park Slope for stability. Williamsburg for lifestyle. Greenpoint for community. If you want space without sacrificing vibe, you look here. Queens is jumping too. Long Island City brings skyline views and fast commutes. Astoria gives culture, food, and solid buildings that do not need a renovation budget right out of the gate. The key is matching your lifestyle to the neighborhood. Do you want quiet? Energy? Schools? Creative spaces? Transit convenience? NYC is a city of micro-markets. Each is its own ecosystem. Buyers win when they stop thinking borough versus borough and start thinking block v...

(Number Cruncher LLC)
Topic Myth Fact Erasing Debt An IRS Offer in Compromise (OIC) or a payment plan erases all tax debt. Tax debt relief is not a clean slate. You must qualify for a settlement (OIC) or a payment plan, and you are generally required to pay what the IRS determines you can reasonably afford. Tax Liens Anyone can get a federal tax lien removed instantly. A Notice of Federal Tax Lien can only be withdrawn under specific conditions, most commonly after entering a Direct Debit Installment Agreement or fully paying the tax liability. Older Debts The IRS ignores older debts. The IRS collects aggressively until your tax debt is paid, settled through an OIC, or the statutory collection period expires (usually 10 years). Debt Size IRS payment plans are only available for small debts. While streamline...

Most, if not every, DIY person reading this is going to say "Dah" when they read this, however I am speaking from experience even though I too would have said dah myself had you made this statement to me 50 years ago.My first home had a little apartment in the basement. That apartment made it possible for me, a 19 year old boy making minimum wage, to own my own home. DIY was also a major factor in being able to afford a home on $1.65 an hour.Shop classes in school gave me a good foundation in woodwork and I also had a class in "electronics" which truly taught me little that was useful as a homeowner. One thing it did NOT teach me was a healthy respect for high voltage. That being said I knew enough to unplug electrical appliances before working on them. Note: I also learned that some ele...

Today I want to share a sale that fills me with so much gratitude   I just sold this lot in Lehigh Acres at a very strong price, representing the seller. What makes it even more special is that they originally purchased this lot with me several years ago… and today, I had the honor of helping them sell it as well.   That, to me, means everything — the trust my clients place in me over time. And this message is for you if you own property in Lehigh Acres and are thinking about selling, or even just exploring the idea.   Yes, properties are still selling at good prices — with the right strategy and the right marketing.   Don’t be afraid. You lose nothing by having a consultation. Sometimes all it takes is clear information to make a good decision.   If you’d like to know what your proper...

Last Friday we got to experience the wonder of Longwood Garden's Christmas Lights Festival. We went with friends, one of whose birthday it had been a couple of days before. So when we arrived we stopped into 1906 the revamped restaurant below the conservatory. Although we had not been able to make reservations tables were open and we celebrated with a cocktail and some appetizers of her choice. After that we walked through the gardens and the conservatories, this is jut the first of four visits we have planned with different friends and family. Xmas eve we will be back again. I always enjoy just strolling through the gardens watching the people and enjoying the light displays along with the outdoor train set up, which features the new Longwood Conservatory that opened. We did visit that ...

Windows naturally draw the eye, which makes window treatments one of the most important design choices in any home. The fabric, color, texture, and the way light enters a room all influence how a space feels. Choosing between blinds and curtains is not just about style. It is also about comfort, privacy, maintenance, and how a room is used every day.Homeowners across the United States often narrow their options down to these two popular choices because both are practical, durable, and versatile. Understanding how each works makes the decision much easier.Source: https://www.graberblinds.com/inspiration/window-treatments-101/blinds-vs-curtains/Understanding BlindsBlinds are made of horizontal or vertical slats connected by cords. When you sell a home or an investment property, the IRS may want a piece of your profit - and that’s called capital gains tax. In 2025, the rules around these taxes didn’t change dramatically, but there are a few important updates that might affect how much you owe when you sell. Whether you’re a homeowner selling a primary residence, someone with a rental property, or just curious how taxes impact real estate profits - this guide breaks it down in simple terms.First, What Are Capital Gains?Capital gains are the profits you make when you sell an asset - like a house or a piece of land - for more than you paid for it. Short-term capital gains happen if you sell the property within one year of owning it. These are taxed like regular income, which can be a higher tax rate. Long-term capita...

On the road again.....This will be a bittersweet trip, since I know I won't be doing this again next year.   Christmas at the beach sure will be a different setting!   Maybe I will need to fly into Switzerland again.   Will be fun seeing Carol Williams (twice) and going to the Riverside Resort for a couple really nice dinners.    The kitties will be coming with me, and they do enjoy traveling, and no longer meow for long periods of time.   They do get nervous when we check into the hotel in Gallop though, but they'll get over it.Will be fun to enjoy my last road trip in the US for a while!
