Home Selling

It's been said that the only thing in real estate that is more confusing than purchasing a home is selling one – especially if you've never done it before. Where to start? Who to turn to?

These are good questions and – lucky you – the answers are right here within the pages of ActiveRain, the top real estate social network on the planet.

Within our content library you'll find more millions of articles, written by the pros, on home selling topics like how to choose a listing agent, the questions to ask before hiring one, how to stage the home and create curb appeal. What happens if the appraisal comes in lower than the amount the buyer has offered? Is an offer from a buyer with a conventional loan approval better than one from an FHA buyer?

We have the answers here at ActiveRain and chances are great that if you can't find them now (which is hard to imagine!) you will find them tomorrow or the next day because our experts add hundreds of new posts every day.

Only ActiveRain gives you the chance to read news and advice from professionals who not only talk the talk, but walk the walk – the boots on the ground every day in the real estate industry.

Expert real estate advice, free for the reading – you gotta love that!

Preparing Your Home to Sell in Hampton Roads, VA: Why Cleaning & Pre-Inspection Matter More Than You Think If you're thinking about selling your home in Hampton Roads, let me be very clear: preparation is not optional — it’s strategic. Whether you're in Virginia Beach, Chesapeake, Norfolk, or Suffolk, buyers today are savvy. They scroll fast, they tour selectively, and they expect homes to feel move-in ready. As someone who has helped over 600 families buy and sell since 2014, I can tell you this: the homes that win in our market are the ones that are prepared properly — before the first showing ever happens. Let’s talk about why cleaning and pre-inspecting your appliances and mechanical systems can mean more money, fewer headaches, and a smoother closing. 1. Deep Cleaning = Higher Off...

Why Local Knowledge Still Beats Online EstimatesWhen it comes to buying or selling a home, local knowledge still beats online estimates — every time. National websites might crunch numbers, but they don’t walk Auburn’s streets, drive through Opelika’s neighborhoods, or talk with the builders shaping our community’s growth. What Online Estimates Miss in Auburn and OpelikaZestimates and algorithms can’t tell the difference between a home near Auburn University and one a few miles away near Opelika Tiger Town. Maryland Housing Market Update: Early 2026 Trends & County Tax Insights As we move through the first quarter of 2026, the Maryland real estate market continues to show resilience. While the frantic bidding wars of previous years have cooled, the market remains competitive. For those looking to navigate these waters, signs of a "new normal" are emerging: inventory is slowly recovering, and price growth is stabilizing. The statewide median sale price currently sits at $419,200 (per Redfin, January 2026), a modest 2.2% year-over-year increase. However, in a state as diverse as Maryland, "statewide averages" only tell half the story. Why You Need an Expert: Introducing Adam Chubbuck Whether you are buying your first home in Severna Park or selling a long-time family estate in Anne Arundel ...

My personal home went on the market today, and I have had a couple of REALTOR friends ask if they could hold my house open.   I politely turned them down.Last week I got a snippet of someone's FB post about the open house they had just had - Be careful when doing an open house. I had one today, it was very busy 12 groups through in 2 hours on a side note no kids accompanied any of them.Impossible to follow everyone. My client called me after and said someone went through there closet and dresser draws. Dont think anything is missing but several pieces of clothing on the floor and kids stuff moved around. Crazy. Never had that happen before. Moving forward I think I will have someone else join me at open houses so when more then on group is in the home one of us can be upstairs and one o...

$5,000 or Less Listing Commission in Edmonton – Premium Service for Houses, Condos & Acreages If you have ever asked yourself: “Why am I paying 7% when my home sells in 10 days?” you are not alone. Across Edmonton and surrounding communities, sellers are increasingly questioning traditional percentage-based commission models — especially when the listing side alone can exceed $10,000, $15,000, or more. There is now a modern alternative: a $5,000 or less listing-side commission option (depending on property type and plan), structured to help protect seller equity while still delivering premium marketing and negotiation strategy. Getting your home ready for sale in 2026 means focusing on updates that appeal to buyers and boost resale value. Smart improvements—whether big or small—can help your house stand out in the market.1. Boost Curb Appeal With Fresh Exterior TouchesFirst impressions matter. Updating your landscaping, painting the exterior or front door, and ensuring pathways and driveways are clean and inviting can make your home more appealing before buyers even step inside.2. Improve Key Interior Spaces Like Kitchens & BathroomsKitchens and bathrooms are among the areas buyers scrutinize most. Simple updates such as new countertops, modern fixtures, or refreshed cabinetry can go a long way in increasing perceived and actual value.3. Why Location Alone Isn’t Enough in Vacant Land“Location, location, location.”It’s the most repeated rule in real estate—and the most misunderstood when it comes to vacant land.Because in land, a good location doesn’t guarantee a good outcome.Location Gets Attention—Not CommitmentA strong location makes buyers click. It gets: Calls Drive-bys Walks But it doesn’t get offers.Offers come from confidence, not geography. Two Lots, Same Road—Very Different StoriesIn Putnam County, it’s common to see: One lot sell quickly Another sit for years Both on the same street. Why?Because buyers don’t just ask where—they ask how: How will I access it? How hard is septic? How much usable area is there? How predictable is the approval path? Location doesn’t answer those questions. The Hard Truth Buyers KnowBu...

Why should someone list their vacant land now? Here’s why someone should seriously consider listing their vacant land now: 1. Inventory Is Still Tight — Especially Buildable Lots There are buyers out there who can’t find what they want. You’ve said it yourself — you have buyers looking for land with no success. When supply is thin, well-positioned land gets attention quickly. Scarcity creates leverage. 2. Builders Are Hungry for Pipeline Builders can’t stop building just because the resale market shifts. They need future inventory. Vacant land is their raw material. When a builder needs a lot to keep crews busy, they move fast and pay for certainty. 3. Prices Haven’t Fully Adjusted Downward Land values tend to lag the housing market. That means many sellers are still near peak value te...

It is exciting to go on a listing and to have the homeowners select YOU as their listing agent.   Just because you got the listing, and you put the home into MLS, does not mean it will sell. There are a few items that should be addressed to ensure you will get to the closing table -  Get the repairs done upfront.   Buyers will see them during the showing, and may not write an offer to ask you to repair.   The curb appeal should be the "best on the block".  Remove all dead leaves! Be sure the home is decluttered and buyers can visualize them living there.   Price the home with a fair market value from the beginning.   If you drop the price after a few weeks, buyers may come in with an even lower price.   You shouldn't chase the price down! Be sure you have a professional photographer take...
