Here's a round up of Anne Arundel County real estate for the month of February 2023.  Active listings are about half of the 5 years average and new pending sales are down about the same amount.  Closed sales remain on track with the 5 year average as available inventory is being gobbled up by buyer's who have adjusted to the interest rate increases that put us more in line with a "normal" market.The key takeaway here is that, with real estate inventory at less than a 1 month's supply, sellers are still strongly in command of the market.  That being said, we are seeing some seller closing costs allowances and a bit more flexible terms based on the perceived downturn in the market.        Here's a good comparison of the last twelve months.  And here's a great summary of the overall market...

Home Prices Trend Down – At LastAfter years of relentless increases, the median price of homes inched downward in February, thanks to the combined efforts of the Federal Reserve and cautious home buyers. On March 16, 2023, California Association of Realtors (C.A.R) reported the home values lower 1.2% to the price of $805,000 in February of 2023 from price of $815,000 in January of 2023, and fell 9.3% from price of $887,500 in February of 2022 in Ventura County, California. While, home sales jumped 11.1% in February of 2023 from January of 2023, but dropped 32.6% from in in February of 2022 in Ventura County, California.There were 3.3 months supplies of available inventory of homes in February of 2023, declined from 3.5 months in January of 2023, but rose from 2.3 months in February of 2022 in Ventura County, California.An average it took 34.5 days to sell home in February 2023, down from 39.0 days in January of 2023, but increased from 20.0 days in February of 2022 in Ventura County, Ca...

 Gloucester Township NJ Real Estate Stats for Dates 3/20/2023 - 3/26/2023  In the past week in Gloucester Twp NJ, 5 homes settled while 7 homes went pending, additionally, 5 new homes hit the market as active with an average list price of $400,560 certainly indicating that sellers are confident in the market and are willing to list their homes at higher prices. Last year within these dates, 8 homes settled with an average sales price of $265,488 and a volume of $2,123,,900. Although last year's numbers are better, this isn't a reason to be overly concerned as sales data varies. Lee County February Housing Market ReportThe February housing market report for Lee County showed 1,474 properties sold for just over $790 Million during the month. Lee County includes Bonita Springs, Cape Coral, Captiva, Estero, Fort Myers, Fort Myers Beach, Miromar Lakes, Sanibel, and surrounding areas.The luxury market remained active with 113 properties sold at or above $1 Million, up from 110 luxury sales during January.
