Think about it -- which of these is of more value to you: “Now is the best time to buy or sell a house!” or “Real Estate Market Report for Yourtown, Yourstate?”

Not only is this section of ActiveRain chock full of up-to-date real estate market reports but market statistics and market trends as well. Best of all, they're written in plain English by the experts – those that actually work in these markets on a daily basis.

Even in the middle of summer, the Catonsville housing market remains active. This week, there are 17 Coming Soon homes, 15 new listings, and nearly half of the new listings are already under contract. One of the biggest takeaways? The first two weeks on the market are critical. Most homes that went under contract this week received an offer within 14 days. If a home sits longer, it's often a sign that the price needs to be adjusted—not by a few hundred dollars, but by enough to capture buyers' attention. This week's sales also showed just how much pricing and presentation matter. One Catonsville home sold for an incredible 124% of its list price after attracting multiple offers, while another sold for just 73.5% of its original asking price. The difference wasn't just location—it was stra...

The Number That Is Not in the Listing PriceA buyer relocating to Boca Raton finds a beautiful home in a gated golf community. Listed at $1.6 million. Clean inspection, great lot, resort amenities down the street. Then they get to the club paperwork and find out they also owe a mandatory membership at closing. In some Boca Raton communities that is another $75,000. In others it is $275,000.Nobody hid it. It was just never explained to them. This is one of the most common and most expensive surprises I see with buyers moving to Boca Raton from out of state. In a mandatory membership community, the club is not optional, and the fee is due at closing on top of the purchase price. How Mandatory Membership Actually WorksThere are three separate buckets buyers need to understand.Equity contributi...

The real estate market is often described using simple terms like "buyer's market" or "seller's market." While these labels help explain general conditions, many local housing markets eventually settle somewhere in between. This middle ground is commonly known as a balanced market. For homeowners, a balanced market can feel very different from the fast-moving conditions seen during periods of exceptionally high demand or the slower pace associated with oversupplied markets. It often creates a more stable environment where buyers and sellers have opportunities to negotiate while making decisions based on realistic expectations rather than urgency. As someone who enjoys studying housing trends and market behavior, I've found that balanced markets often provide some of the clearest insights ...

If you've been following the housing market lately, you've probably noticed what seems like a contradiction. Some homes attract multiple offers within days, while others remain on the market for weeks or even months. News reports may describe a cooling market, yet local buyers still encounter competitive bidding for certain properties. At first glance, these situations seem impossible to exist together. How can a market feel both active and slow at the same time?As someone who enjoys observing real estate trends and market behavior, I've found that this apparent contradiction often reflects the complexity of today's housing market. Rather than moving uniformly, real estate markets frequently operate at different speeds depending on location, price range, property condition, inventory lev...

If you follow real estate news regularly, you've probably seen headlines announcing that the housing market is booming, slowing down, or heading in a completely different direction. These stories often focus on national trends, broad statistics, and average home prices across the country. While those reports provide useful context, they rarely tell the full story for people making decisions in a specific community. One of the most interesting aspects of real estate is that every local market has its own personality. Two cities located only a few hours apart can experience completely different levels of buyer demand, inventory, pricing, and competition. That's why local market data often provides far more practical insight than national headlines alone. As someone who enjoys observing hous...

We’re seeing a very strong seller’s market right now: 36 active condo/single-family listings 43 successful sales in the last 30 days Average sold price about $8,000 over asking 0.84 months of inventory Yet many actives are still overpriced and sitting—some for over 200 days. The data is clear: Price it where the market is, not where you hope it will be Stage and present the home properly Leverage a professional marketing and pricing strategy If you’re in Central Ohio and thinking about selling, I’d be happy to put this data to work for you.🎥 Watch this week's Clintonville Market Report here:WATCH HERE!

Some ZIP codes are seeing homes stay on the market longer than others. Learn where market times are rising fastest and what these trends could mean for buyers, sellers, and real estate professionals. County-level numbers are helpful. ZIP code numbers get closer to real life. The graph below shows year-over-year change in reported market time by Tallahassee-area ZIP code. Every ZIP code shown posted an increase in reported average days on market compared with the same year-to-date period last year. Some increases were modest. Others were sharp. The largest increases appeared in ZIP codes with smaller sales counts, so they need context. But the broad direction still matters. Rising market time is not isolated to one neighborhood or one corner of the market. For sellers, this means the rig...

A Financing Rule Change Is About to Reprice Boca Raton CondosOn August 3, 2026, Fannie Mae’s updated condominium lending guidelines take effect. Most condo owners in Boca Raton have never heard of Lender Letter LL-2026-03. They are about to feel it anyway. Here is the short version. Fannie Mae is tightening how it decides whether a condo building qualifies for conventional financing. Two changes matter most.First, the limited review process is being retired. That was the shortcut lenders used to approve loans in buildings without digging deep into the association’s books. After August 3, more buildings get the full review.Second, and bigger for Florida, Fannie Mae will no longer accept the “baseline funding” method in a reserve study. Baseline funding let an association keep its reserve ...

The Madison County real estate market continues to balance itself, creating opportunities for both buyers and sellers. This week's statistics show steady pricing while giving buyers a little more time to make informed decisions.Weekly Market Snapshot 29 New Listings 23 Closed Sales Median Sold Price: $335,000 Average Days on Market: 64 Sold-to-Original List Price Ratio: 98.17% One of the most notable trends is the relationship between days on market and sale prices. While homes are averaging 64 days before selling, sellers are still receiving 98.17% of their original asking price. That tells us buyers remain willing to pay competitive prices for well-presented, accurately priced properties. For sellers, strategic pricing has become increasingly important. Overpricing can lead to unnecess...

The Sticker Price on a New Boca Raton Home Is Not the Real PriceThere are roughly 35 active new construction homes on the market across about 13 Boca Raton communities right now, priced from around $1.25 million up past $39 million. That is a thin slice of inventory in a very large market. Here is what most buyers never find out. The base price posted on the builder's website is not the deal. It is the starting point of a deal, and in the summer of 2026 a lot of builders in Palm Beach County have room to move. They just are not going to advertise it.What Builders Are Actually Giving Up Right NowWhen a market cools from frantic to balanced, builders do not usually slash the base price. Cutting the list price angers every buyer who already closed in that community and it drags down the comp...
