Chapparal and Chenango are two communities that feature homes on acreage where you can have some room to roam!   You will find one to three-acre parcels with homes built from 1978 to 2008 and you will find ranches, two stories, and a few tri-level homes ranging from 2,040 square feet to 10,440 total finished square feet.   Most homes have finished basements, and many have done extensive remodeling.  You will find quite a few outbuildings to include additional car storage with as many as 9 spaces for vehicles or toys. School-aged children will attend highly acclaimed Cherry Creek Schools.   Finding acreage this close in is rare, as this location is within minutes to Aurora and Parker, many retail shops and dining nearby, Cherry Creek Reservoir, and has easy access to Parker Road, E-470,...

Here's a round up of Anne Arundel County real estate for the month of February 2023.  Active listings are about half of the 5 years average and new pending sales are down about the same amount.  Closed sales remain on track with the 5 year average as available inventory is being gobbled up by buyer's who have adjusted to the interest rate increases that put us more in line with a "normal" market. The key takeaway here is that, with real estate inventory at less than a 1 month's supply, sellers are still strongly in command of the market.  That being said, we are seeing some seller closing costs allowances and a bit more flexible terms based on the perceived downturn in the market.        Here's a good comparison of the last twelve months.  And here's a great summary of the overall market...

Home Prices Trend Down – At LastAfter years of relentless increases, the median price of homes inched downward in February, thanks to the combined efforts of the Federal Reserve and cautious home buyers. This is the first drop in year-to-year home prices since February, 2012, when the market finally began shaking off the effects of the 2008 home market meltdown. While mortgage rates have dipped slightly from last fall’s high, the Fed’s decision last month to raise the benchmark interest rate by a quarter of a percentage point – its 8th rate increase since last March – has slowed down the overall economy and given potential buyers reason to hold off on big financial commitments. Analysts predict the cooling off of home prices will eventually restore balance to what has long been a seller’...

CHARLOTTE REGION FEBRUARY 2023 REAL ESTATE REPORTWHAT YOU NEED TO KNOW...WHAT IT MEANS FOR YOU... February 2023 home sales were down year-over-year for a 14th consecutive month. Pending sales were also down year-over-year for a 14th consecutive month. Sales are happening, but not at the volume we experienced in 2021 and the first half of 2022. Higher home prices coupled with increasing interest rates have impacted affordability and continue to cool buyer demand.  Sales are still occurring... just not at the pace of the last couple of years. Furthermore, the fact that we also see fewer new listings coming on the market indicates Charlotte region will continue to experience inventory challenges, which impact home price appreciation. Home buyers are frustrated by higher rates, rising home ...
