Real Estate Market Trends

If you're like a lot of other consumers, trite slogans and marketing come- ons aren't convincing. Especially when it comes to the most expensive investment you may ever make; numbers are far pithier.

Think about it -- which of these is of more value to you: “Now is the best time to buy or sell a house!” or “Real Estate Market Report for Yourtown, Yourstate?”

Not only is this section of ActiveRain chock full of up-to-date real estate market reports but market statistics and market trends as well. Best of all, they're written in plain English by the experts – those that actually work in these markets on a daily basis.

What Home Buyers and Sellers Need to Know in Today’s Market The rules of the real estate market have changed… but not everyone got the memo.If you’re thinking about buying or selling a home in North Texas, understanding today’s market conditions is essential. The strategies that worked even a year ago may not work today.Let’s take a look at what’s happening in the Collin County real estate market as of March 2026—based on real data, not opinions.Collin County Home Prices Are Shifting in 2026The median sales price in Collin County has dropped 6.1% to $445,000.This doesn’t signal a housing crash—it’s a market correction. After several years of rapid appreciation, the market is normalizing across cities like Plano, Wylie, Sachse, and Rowlett, Texas. Buyers are starting to see improved affo...

It’s a common assumption in Calgary real estate that home prices follow oil.To better understand this relationship, I analyzed 10 years of data comparing Western Canadian Select (WCS) oil prices with Calgary’s total residential benchmark price from CREB®.The results show that while there is a clear long-term relationship between oil and housing, it is not predictive in the way many expect. Turning points tend to align, but short-term movements and lag effects are far less consistent. This has practical implications for both buyers and sellers. Relying on oil prices alone to time the market can be misleading—local supply, demand, and financing conditions often play a larger role in real-time decision making. You can read the full breakdown here: https://www.braunrealestate.ca/insights/calg...

If you've been scrolling through headlines lately, you may have noticed more talk about rising foreclosures. And if that makes you think back to 2008, you're not alone. That instinct is completely understandable. But the data tells a very different story — and if you're buying or selling a home in New Castle County right now, the context matters. The Numbers Are Rising — But They're Not AlarmingYes, foreclosure filings have ticked up nationally. But they remain nowhere near crisis territory. The key metric to watch isn't foreclosure filings — it's serious delinquencies, meaning homeowners who are 90 or more days behind on their mortgage payments.According to data from the New York Fed, serious delinquencies currently sit at around 1% of all mortgages — roughly 1 in every 100. During the ...

First Quarter 2026 Real Estate Market ReportFranklin & Hampshire Counties MA | Single-Family Homes & Condominiums Prices stayed resilient Most segments held or posted gains in median price. Sales volume slowed Closed sales were lower across both counties. Buyers are being more selective Market times increased year over year in addition to seasonal highs.  Overview: A Market Adjusting, Not DecliningThe first quarter of 2026 showed a clear pattern across both Franklin and Hampshire Counties: prices remained firm or moved higher in most segments, while the number of closed sales declined. That points to a market that is rebalancing rather than weakening. Buyers are still active, but they are moving more carefully and taking more time to make decisions.Franklin County - Single-Family Homes M...

There is something that happens in Summerlin that does not get talked about enough. When a neighborhood approaches final inventory — the last handful of homes before a builder closes out and moves on — something shifts. The urgency becomes real. The incentives get interesting. And the buyers who are paying attention are suddenly in a position that did not exist six months ago.Right now eight neighborhoods across Summerlin are approaching exactly that moment.Fewer than 20 homes remaining in each. Builders who need to close out. And a spring market that has created more negotiating leverage for buyers than this community has seen in years. What Is Actually Happening In Summerlin Right NowLet me give you the honest picture first.Mortgage rates just hit 6.46% — five straight weeks of increase...

Is the Madison County real estate market starting to normalize? This week’s numbers suggest we may be moving toward a more balanced environment, something both agents and clients should be watching closely. We recorded 37 new listings and 24 closed sales, indicating steady inventory flow without oversaturation. The median sold price of $297,500 continues to support stable home values across Madison County homes. However, the average days on market has reached 81, which signals a slowdown in buyer urgency compared to previous cycles. This shift is reinforced by the 96.14% sold price to original list price ratio, showing that while sellers are still achieving strong returns, pricing precision is becoming increasingly critical. For sellers, overpricing can lead to extended market time. For bu...
