I came across this article in the Realtor Magazine online & thought it might be helpful for people who are trying to decide if they should rent or buy.  I beleive right now is the best time to buy a new home in the Charlotte, NC market.  Our prices are stable, as compared to the rest of the country, and rates are still low.  I heard Tony DiCello talk the other day about interest rates, historically, they follow gas prices.  If that is so we are heading for an interest rate spike like we have not seen in a long time.  Some say you should wait until the prices go down even further before you buy, the problem with that is if rates start to rise you are going to pay more in a monthly payment for the less expensive home than you would for the home that is at its current price. Something to t...

North Carolina Teachers deserve Special Treatment Announcing special mortgage loan financing program for North Carolina Teachers. My wife is a teacher, so I know first hand the stresses and under-appreciation NC teachers get. They do not get the support or credit they deserve. I may not be able to do a lot to correct that, but I will do my part. All summer long, I will be offering special mortgage options for North Carolina teachers. With great low mortgage rates and discounted closing costs, I want to help encourage NC teachers to buy a home or refinance their higher rate mortgages. Combine that with the Good Neighbor Next Door program that allows Teachers to buy homes for half price, this North Carolina teachers mortgage program can help our well deserving teachers and administrator...

Since real estate is local it's helpful to compare activity on a localized basis. When considering buying or selling a home, it doesn't matter what an area across town is doing as far as sales activity. The relevant sales are in the same neighborhood.  Madison Park is a neighborhood of single family homes located between South Blvd and Park Rd, convenient to Uptown Charlotte, the new Light rail line and just minutes from South Park. Homes were built in the 1950's and 1960's. We've had many debates here in the 'Rain' about our advertising preferences.  The general concensus has been that we prefer online advertising as this seems to be generating more leads and sales than our 'old-school' print media--specifically newsprint. Following last week's announcement of The News & Observer's (Raleigh) decision to reduce the company's work force, The Charlotte Observer has declared this week that they are following suit.  Buyouts have been offered to an unspecified number of employees of The Charlotte Observer, according to an online announcement.  The reasons sited include soft advertising, cost of print and gas prices.  The McClatchy Company, the California-based owners of both newspapers, are a mere fraction of those businesses affected by the technology surge.  M...

Charlotte's longest serving mayor won North Carolina's Republican primary for governor Tuesday. Pat McCrory will face Lt. Governor. Beverly Perdue, Tuesday's Democratic primary winner, in the November election. Supported by Charlotte's top business leaders, Mayor McCrory received 46% of the North Carolina GOP vote, comfortably avoiding a runoff with state Senator, Fred Smith, who received 37% of the vote.  Salisbury attorney, Bill Graham received 9% and former state Supreme Court Justice, Bob Orr received 7%. Lt. Governor Perdue received 56% of the NC Democratic vote. State Treasurer, Richard Moore, received 40%. McCrory, recently elected to his 7th consecutive term as Charlotte's mayor, announced in January that he would vie for the state office of Governor, currently held by Democrat,...

The question really should be, is now a good time for you to buy? The answer won't be the same for everyone.  The popular question of the "right" time to buy is (in my opinion) way too vague and misapplied. There's no way that there's ever a right time for everyone to buy a house. People have different circumstances, goals, needs and situations that are unique to them. The answer to when the right time (if ever) to buy a house is personal, NOT generic. Some questions to ask yourself:                -How long do you plan on staying in this area?                -Are you ok with having the responsibility for home maintenance and repairs (no matter the age of the home, things will break and need attention)?                -If you're moving up, is your current home listed and what equity wi...

Charlotte Real Estate gets a little Greener!Just think, instead of going out for a picnic at lunch, if you work at the Federal Reserve Bank (of Richmond) in Charlotte at the corner of Trade and Caldwell street, you will be heading to the roof! The $1.87 million renovation project has been in the making since mid 2006, when the Feds discovered severe deterioration in the seems of the roof.  Both traditional and envionmental roof repair were bid out.  But the higher cost was justifed because of the 6% - 8% annual energy savings and the clean water runoff that is produced. There are 48,000 square feet of plant life and rock/soil that will cover the 72,000 sq. foot roof!  The idea is the plants will grow and re-seed, they will within two years cover the area and can absorb at least an inch o...

Most people want to believe that the real estate Market in Charlotte, North Carolina is the most stable market.  In fact this type of thinking is why the market is declining in certain areas. Some neighborhoods are almost vacant, and these homes were built between 2000 and 2005.  These neighborhoods are nearly abandoned by living occupants as well as property owners.  The mess has gotten so far out of hand the Mayor of Charlotte Pat McCrory visited these neighborhoods personally and threatened to tear those houses down and fine the landlords heavily since the areas are driving crime stats out the roof. Most people that consider selling their homes or real estate investments in Charlotte need to do so with great care, because if they don't they will not get the results that are being prom...

Pre-foreclosures are on the rise, as are the rest of those types of properties that exist as a result of unethical lending practices and new homes sales techniques. We listed 7 new pre-foreclosure short sales just last week and I hear it every single day from some new distressed homeowner. How they paid 10% too much for their home because the new home builder told them it'd be a great investment or their loan adjusted to 12% making monthly payments impossible. We do have a problem with Short Sales but it's not the agents who are helping these people out of a bad situation who are at fault, it's those people who got them there in the first place. Sure we can say that personal responsibility would help to prevent someone's home from becoming a pre-foreclosure but the truth is, many people...

So you're getting money back from Uncle Same to spend. And yes, the idea is to spend it!While I think its a great idea to save the money or at least pay off some debt with it, the fact of the matter is that most American's do not save. We spend. That's why the government is so sure you will use it to get the economy going. So how do you spend while saving? Look for ways to spend the money that will provide returns in savings. One example... replacing a worn out storm door. The newer ones are more energy efficent and can help save you money.Want more ideas... Wow, I knew keeping up this Charlotte homes for sale blog would be hard to impossible and I was right. I think its been a long time since my last post about Charlotte NC real estate but I'm going to try harder. I may even have to pay someone to do it for me but I'm sick of bouncing around in the rankings. My site, www.lambrealtors.com was #6 at Yahoo for Charlotte NC Real Estate and overnight it dropped off the top 100. What the hell? I didn't really make any changes to the content of the site, just the flash header but now, they don't like me anymore. Still have all the same information about homes for sale in Charlotte NC, just not the same rank. We'll fix it but it has to start with more blogging, they all seem to like them a lot. Anyway, more to come!
