The Federal Fibre Mills Condos 1107 South Peters New Orleans Warehouse District  A Little Bit of History about the Federal Fibre Mills         Designed in 1904 by architects Favrot and Livaudals the Federal Fibre Mills warehouse was completed in 1907 and used for the production of rope, largely for ships in port. It was used as a pavilion for the 1984 New Orleans World´s Fair. The old rope factory, built of heavy timber, is an interesting study of conversion efficiency.         Over one million dollars was spent on initial cleanup with a deep desire to preserve the character and flavor of both the New Orleans tan bricks and the first growth heart of Southern yellow pine. Because the building is listed on the National Register for Historic Places, strict guidelines for modification of th...

Many people who look at condos in New Orleans may be buying them as second homes. That is why the common areas and neighborhoods help.      I write some of the more positive issues of the condo on the photo. Best to write the one best for a particular photo. Buyers can see these easily.       Recently started putting the flyers, blogs and pages of the listings on Facebook as I have about 17,000 friends that se...

The Mississippi River Flows by the  New Orleans French Quarter       The Reason New Orleans was settled by the French in 1718 was its position and high ground on the Mississippi River. Today it is a must see place and it runs from Elysian Fields to Canal Street with plenty of access fromt he French Quarter.        This first photo is of the setting sun in the early evening. We are looking east but it is the West Bank of New Orleans. The name Crescent City means the Mississippi is making a big curve on its way to the Guld of Mexico.    Sunrise on the Mississippi looking down river to the Bywater Neighborhood from the River Walk Looking at the West Babk of New Orleans as you appraoch the River Walk Park which goes all the way to the Convention Center The Immigrant Statue in Waldenberg Pa...

The Byater Neighborhood of New Orleans               The Bywater is that area between St. Claude Avenue and the Mississippi River. It runs from Franklin Avenue to the Industrial Canal near Poland Avenue.  Its an up and coming neighborhood with a lot of renovations and a demand area. The majority of condos in the area are going to be parts of doubles or buildings a little larger but few complexes.       Lets view the neighborhood and see what the homes and streets look like. The best way for me to do that is do that thru photos of the Bywater Neighborhood. View of the Bywater Neighborhood at Sunrise from the French Quarter.  Its not that far away. Bridge to the Crescent Park that runs along the Mississippi River in Bywater Neighborhood of New Orleans.     View of Downtown New Orleans fr...

French Quarter Condos and Balconies       French Quarter Balconies are one of the most sought out features of condos in the New Orleans French Quarter Condo Market.  The numbers do not show up in the square footage prices but they are worth thousands of dollars.  Its the feel and views to have a street balcony that tops the list. There are 2 types of balconies...The Gallery and a standard balcony. Many times they are just grouped togeather.       A Gallery is connected to the ground which allows them to be larger and have roofs. They are supported by columns and can be as high as three stories. Just open your window and hop out. Most condo units that face the street do not have doors to get out. Just crawl out the window.  Many of the interior balconies do have french doors to exit tha...

1027 Chartres StreetDanny Barker CondosFrench Quarter Condos        The seven units that made up the Danny Barker House were a listing of mine several years ago. It was a real experience to be involved in the planning stages, conversion to condos, and the construction phase. The location was great and the experience was as well.       The condos were much like new construction as the bricks and some of the beams were the only old thing. Everything else was new but made to look the period. When you have an almost new building you can get 20-25% more for the units. Technically its not new but everything in them is new.       The from units facing the street are also worth more. The to upstairs units with balconies always sell for more. These were the first two units to sell s these units ...

Garden District Condos-New Orleans 1430 Jackson Avenue, 70130 Total Redo of a 50 year old apartment House in 2014   Condos at 1430 Jackson Avenue         The Condos were totally redone in 2014.  All the units were two bedroom units with garage parking on the first level. Super Common AreasPool and Large Courtyard & GardenStreetcar Line and Parades       The complex has improved over the last couple of years. The complex has had a number of updates. Many of the units were redone in the building. Almost all have parking in gated lot behind the building. There is 24 hour security by the front door. The GNO management company has taken over managing the complex recently. The are great managers and better than the last manager.     The location is great and is in a histori neighborhood where you can catch the streetcars outfront. Easy to watch parades across the street. You can easily walk to Magazzine Street from the complex.       Super nice courtyard that is bricked. There are two fountains, gardens, chairs and tables and a nice swimming pool. The laundry...
