2833 St. Charles AvenueCabana Club Gardens CondosNew Orleans, La., 70130   Be on the parade route and the streetcar route at 2833 St. Chaarles   The conversion of the Cabana Club Gardens into condos was started in 2015. The 40 units are on Mardi Gras Parade route and on the Streetcar line. Its an easy ride downtown and an easy ride to Audubon Park. You can easily walk to Magazine Street. This would make an excellent second home or home for a student...     The condos have been gutted so essentially they are like new units. New a/c systems, stackable washer and dryer, new stainless appliances, marble counters, wood floors, natural light and an open floor plan. All the units are one bedrooms of 633 sq. ft. of living but they seem larger than than due to the easy floor plan.     Being all ...

The Hawthorne Condos4239 St. Charles Avenue CondosNew Orleans,70115 Secure entrance and parking on first floor        The Hawthorne Condos were once apartments dating back to the 1920's and 1930's.  They were converted into condos in the 90's as it is a great location on St. Charles Avenue. The entire first floor is parking and storage. Every unit has garage parking. The parking and entrance is secure.        The 18 condos are all about 650 sq. ft. of living with a small kitchen, wood floors, lots of windows and plenty of natural light. There is a large courtyard that all the units open to. You go up a stairway to the 3rd floor units.       One of the nicest features is all the windows that each unit has. The hardwood floors are original and still look very good. The living areas are ni...

Super Common AreasPool and Large Courtyard & GardenStreetcar Line and Parades       The complex has improved over the last couple of years. The complex has had a number of updates. Many of the units were redone in the building. Almost all have parking in gated lot behind the building. There is 24 hour security by the front door. The GNO management company has taken over managing the complex recently. The are great managers and better than the last manager.     The location is great and is in a histori neighborhood where you can catch the streetcars outfront. Easy to watch parades across the street. You can easily walk to Magazzine Street from the complex.       Super nice courtyard that is bricked. There are two fountains, gardens, chairs and tables and a nice swimming pool. The laundry...

St. Elizabeth's Condos 1314 Napoleon AvenueUptown New OrleansHistoric Condo Conversion Corner of Napoleon Avenue and Prytania StreetLike Taking a walk into the past...Very Historic Condo Conversion       St. Elizabeth's was built as a boarding school in 1865 and later turned into an orphanage for girls in 1870. The Daughter's of Charity closed the school in 1989 and moved the program to Marrero, where they already operated a similar program for boys. The place was put on the market and almost became upscale apartments and senior citizen housing before Anne bought it in 1993. St. Elizabeth's is an immense three-story brick edifice of 55,000 square feet. The three buildings that comprise St. Elizabeth's are the largest cluster of Second Empire design architecture in the city of New Orlean...

Neighborhood Condos in New OrleansGarden District and Uptown Areas         One of my favorite type of New Orleans condo is what I call a "neighborhood Condo" that is generally historic in nature and just fits inot the neighborhood.  At one time most of these were double or four plexes in neighborhoods.  Some are going to be large homes that were once transformed into rentals and later into condos.     On this pages will be a number of examples of what I am talking about. Most of these will be between Magazine and St. Charles with a few on the other side of St. Charles. They are not easily found unless you walk the neighborhoods and know people who live there.     One thing they all have is common is that they are within walking distance of so many things. These are all going to be close...

Uptown Homes DecoratedMardi Gras DecoratedNo Mardi Gras Parades 2021     There will be no parades this Mardi Gras because of the virus. In New Olreans Uptown you see a lot of decorated homes like these below. I walked and drove the neighborhood and saw about 10 great homes decorated. It is totally the first time I have ever seen these kind of decorations.    Home on St. Charles Avenue  This home on St. Charles and Rosa Park Avenue is one of the largest and most beautiful home. There are also some small homes that have a lot of decorations. Those are at the bottom..
