Ahh the Sentinels at Santaluz. These are some incredible properties that offer a great bang for the buck when it comes to Living in Santaluz. Unlike typical subdivisions, or tracts, Sentinels at Santaluz are located in several different locations throughout the Santaluz Golf Club and consist of groups of homes built together around open space and Santaluz golf course. The Sentinels were built for small scale living with luxury appointments. Garden Homes is ajoined to the Spanish Bungalows tract and you probably wouldnt even notice the differnece, unless you were paying close attention to the exterior and floorplans. This is a tricky one. Spanish Bungalows are what is technically considered to be inside the Santaluz Golf Club, yet it has an "outer location.  If you are on Camino Del Sur and turn west onto Lajanza, right past where the Santaluz Firestation is, there is a private back gate to Spanish Bungalows. Mirasol is a gated neighborhood "Outside" of the actual Santaluz Golf Club Guard Gated real estate.  Mirasol is located on the south-west section of Santaluz Real Estate. It's located right next to Santa Monica which is Guard Gated and is accessed from Lazanja as you pass the Santaluz fire station.  Mirasol at Santaluz is a smaller tract of homes that has big wood gates and lushly landscaped, providing an almost exotic and luxury feel. Yesterday I took some "Out of Towners" to new homes under construction in Sorrento Valley at ANDO 23, and around North County San Diego who were looking at new/newer homes under 1 million. ANDO 23 is a odd and unusual strip of very contempoarary new homes being built in Sorrento Valley, direclty underneath PACIFIC RIDGE homes in Sorrento Valley. Pacific Ridge is your typical tract housing neighborhood that you would expect to find, HOWEVER, ANDO 23 definitnely is NOT. Prices are very reasonable for these Sorrento Valley New Homes For Sale, starting the the high 800's and going up to the high 900's. Condo Owner Occupancy Ratio Less Than 51% Is OK For Fannie & Freddie!  As long as the homebuyer will occupy the condo as a Primary Residence or Second Home...Owner Occupancy Ratio: the number of owner occupied condominiums in a particular condominium complex divided by the total number of units in the project. The lower the number, the higher the rental concentration.  Since rental properties are riskier ventures for lenders, i.e., someone in financial trouble is more likely to let a rental property go before they let their own home go, many lenders will typically shy away from condo complexes with low owner occ numbers.  Most lenders offering Fannie and Freddie financing want a minimum 51% ratio as well.
