Crismark Neighborhood in Greater Charlotte's Indian Trail, NCReal Estate Report & Neighborhood Spotlight: Quarter 1 - 2023 Crismark home prices were a mixed bag of results in the First Quarter 2023 compared with the most recent prior three months. While the average sale price declined 8%, the median sale price increased 7%. The list to sale price ratio declined 4% to 98.08% (nonetheless, a very respectable ratio). Just six properties sold in the First Quarter, down 46%. For a community with hundreds of houses, inventory was very tight in the First Quarter. While the average days on market increased to 51 days, the number was somewhat skewed by one property that had been on the market for 133 days. Weddington Chase Neighborhood in Marvin, NCReal Estate Report & Neighborhood Spotlight: Quarter 1 - 2023 One home sold in Weddington Chase in Quarter 1 - 2023. The home had been on the market for 135 days and sold at $880,000 (93% list to sale price ratio). Just one home was listed for sale in Quarter 1 -2023. Somerset Neighborhood in Waxhaw, NCReal Estate Report & Community Spotlight: Quarter 1 - 2023 After softening somewhat in the Third Quarter of 2022, Somerset home prices rebounded in the Fourth Quarter of 2022. In the First Quarter 2023, Somerset home prices softened again compared with the most recent three months. Average sale price declined 4%, while median home price declined 6%. Hunter Oaks Neighborhood in Charlotte's Waxhaw AreaReal Estate Report & Community Spotlight: Quarter 1 - 2023 Hunter Oaks was already seeing a softening in home sale prices in the Third and Fourth Quarters of 2022. Home prices continued the softening trend in Quarter 1 - 2022 with the average sale price down 13% and median sale price down 15% compared with the most recent three months of sales activity in Hunter Oaks. Compared with the previous three months, median home sale price increased 10%, while the average sale price increased 6%. Tight inventory put upward pressure on home prices. Average days on market increased and compared to Quarter 4-2022, they were 12 days higher. Millbridge in Waxhaw, NCHome Sales Report & Neighborhood Spotlight: Quarter 1 - 2023 Millbridge home sales softened in Quarter 1-2023 compared with the three most recent months. Both average and median home sale prices decreased, as did the list to sale price ratio.  Home sales were down 53%, but much of that is attributable to the fact that new construction has wound down considerably since 2021 as the neighborhood nears completion.
