January 2025 Waxhaw Area Housing Report: Prices, Sales, Inventory Trends In January 2025, the Waxhaw area real estate market remained strong, with home prices reaching their highest levels compared with January 2024 and January 2023. While home sales decreased from the previous month, they showed improvement over January of the prior year. The list-to-sale price ratio held steady at 97.55%, unchanged both month-over-month and year-over-year. The average days on the market surged to 74 days, marking a three-year high. Inventory of homes for sale declined for the fourth consecutive month, while new listings increased for the first time after seven months of declines.
