Marco Island, Florida is about to get a new resident.  House Speaker, John Boehner, just purchased a 3BR, 3BA luxury condo in The Tampico. The $899,000 condo was listed and on the market for almost a year when Boehner struck a deal at $835,000.  This was the lowest sales price in the building in the last year or so.The Tampico is part of Cape Marco, the most prestigious beachfront community on the island.  Made up of six luxury condominiums, Cape Marco occupies one of the most prime pieces of real estate in Florida.  The southwest corner of the island almost forms a peninsula and the views from all six buildings are spectacular.How did Boenher pay for the condo?  Many of us assume that politicians are corrupt and finagle deals that inexpicably include unscrupulous people.  This deal was...

          The Marco Island Real Estate Market for January 2014 was on "fire" with gains in closed sales, pending sales (under contract), and average sales price.  Furthermore, inventory continues to decline leaving Marco Island with fewer properties for sale.    Every category of the real estate market for Marco Island had positive reports in January 2014 (for a year-over-year comparison).  Consider the following real estate trends. I spotted a blog on the homepage of Active Rain this morning titled something like: It's Christmas so let's ditch our cellphones, and I did not click on it. My mother said if you don't have anything nice to say, come over and sit by her. No, wait, that was Dorothy Parker. Ditch my cellphone, twalala, twalala, la la la. Am waiting for a counter offer to come back, one of two sent out yesterday, and then we are checking out of our lovely Marco Island hotel and heading for The Keys. Last night we elected to try the Tasting Option for dinner at our hotel, along with a flight. It was not exactly what we had in mind. There were 7 courses, but if this place truly serves the best seabass in the country, I feel sorry for California. It was sort of slimy and similar to the seabass you would be served in a Chinese restaurant, with some sort of plum sauce over it, but it's pretty gutsy to call it the Best Seabass. Our final entree was a tenderloin I had ordered rare. Rare to me means when I cut it there is blood on the plate. But they simmered this first in a water bath, apparently. Finally, we have landed in a hotel back in civilization again on Marco Island. Although you wouldn't know it from this photo. This is Everglades National Park, which is a moving river. I can't say enough bad things about Miami, though, so I won't. Besides, it's possible that I just had a bad luck everywhere that I went. Let's just say I am thrilled to be at Marco Island, and you'll hear more about this kickback resort area -- safe, clean and quiet as our Eastern European waitperson called it last night -- tomorrow. A new website is up and running on Marco Island.  MarcoIslandCondoGirl.com is dedicated to those people shopping strictly for a condo on Marco Island and don't want to have to sift through houses and lots.  They won't have to cull through a million Naples listings to find what they wan either.           Dear    Monthly Year-over-Year Comparisons  While October 2013 showed consistent, double digit gains, the gains were limited to only a 10.8% gain which falls short of the "hot" sales growth experienced in previous months. The dip to nominal, double digit gains in closed sales can be attributed to the fears and eventual Government shut down for the first half of October 2013.     Below represents some of the strong gains we have experienced in closed sales in the Marco Island Real Estate Market in 2013 (for a year-over-year comparison):   May 2013 -- 45.2% increase (in comparison to May 2012); February 2013 -- 30% sales increase; April 2013 -- 20.6% increase; July 2013 -- 18% increase; September 2013 -- 16% increase.           Marco Island was "hot" again in September 2013 with the fifth best month for sales growth for the year.  September posted a nice gain of 16% (over September 2012).    Overall, 2013 is sizing up to be an impressive year for sales growth.  Consider the top 5 strongest months for sales gains for the year:  The strongest month for sales growth took place in May 2013 with a 45.2% increase; February 2013 excelled with 30% sales increase; April 2013 sales were strong with a 20.6% increase; July 2013 reported an impressive 18% increase in sales; September 2013 reported a 16% increase in sales.   As sales volume increases, the number of properties for sale continues to decline and currently reflects pre-peak inventory levels.  In September 2004, just as the market was moving towards th...

  Subject: Marco Island Real Estate: August Simmers         Dear Natalie    Overall, the "hot" real estate market in July 2013 for Marco Island, ended up "simmering" in August 2013.  Although, August 2013 experienced the second highest sales volume since August 2006 (against August historical trends), there was a slight decrease in closed sales for August 2013 (104 sales in August 2012 versus 84 closed sales in August 2013).    Inventory continued its downward trend last month.  August inventory levels were the second lowest since 2003, just prior to the peak of the real estate market.    While the overall market was simmering in August for Marco Island, the luxury market is "boiling hot"!   For the 5 month selling period, large gains were reported in the luxury real estate market with ...

We had a nice laid back day today.  I made breakfast and then went a block over to lease a rental property. After that, we decided to head on over to Marco Island and take a second look at a beautiful home that is a short sale.  It is on a busy street, but would be great for signage for the office and already has two offices in it. The property is over 5,000 square feet and was a model home, a short sale and amazing, custom features through out!   Here is the view from the second floor veranda overlooking the canal that goes out to the Gulf of Mexico!   After we previewed the home, we went over to the Marco Island Brewery for their Sunday Foot Ball Special! $2.00 Bloody Marys  $2.00 pulled pork sliders and various other tasty dishes, including over 40 televisions with any football game ...

       July hits the trifecta for Marco Island Real Estate with sales, inventory, and prices!   The upward trend in real estate sales continued for the month of July.  As you may recall, April reported the highest month and May the second highest month of sales since the peak of the real estate market.  Furthermore, Marco Island saw an increase of 45.2% in closed sales for May 2013 (versus May 2012).     Stellar sales were reported again for May 2013.  Interestingly, Marco Island had the 2 highest months of sales reported since the peak of the real estate market in April and May 2013.  April was the highest month and May 2013 was the second highest month of reported sales.   Overall, Marco Island saw an increase of 45.2% in closed sales for May 2013 (versus May 2012).  However, pending sales for May 2013 dipped slightly by 10.34%.   To provide a double dose of good news for the Marco Island Real Estate Market, inventory was at its lowest levels since 2005 with only 1079 properties for sale (when comparing annual inventory for the month of May).  Inventory is also down almost half from its highest inventory level of 2,123 properties for sale (May 2007).  For May 2013 compared to May...

The Marco Island Yacht Club is just over the Jolly Bridge to the right as you get onto the island.   The Club House building for the Yacht Club overlooks the water and one can sit inside and watch the sunset and the boats.  It is one of our reciprocals and I look forward to dining there shortly.  (I understand they have a great Sunday brunch)!
