LOL, I actually had someone about a year ago do that to me. Then, a week later, call me up and ask to reschedule. I told her no way-- there are 1200 agents in our association and the property has a lockbox, pick another one.

There's little excuse for such a lack of courtesy... and the next question that arises is, should they eventually show up and opt to write an offer, how challenging will it be to continue to communicate?

Why are you meeting them at the home and not at the office?
I have found that when folks miss a meeting and dont repond to calls that they never will respond. Make a note to watch for their name and number and dont schedule any wasted time with them again until they have paid their retainer.

You left out "attempted entry".
I leave after checking doors and windows, after all, I had an appointment, it's not breaking and entry.
No answer? I leave after my attempts and move on to the next house.

If you're talking about a buyer, I tell them upfront when we first meet that my time frame for waiting if they are late and don't notify me of that fact is 15 minutes. After that I'm gone. They know "the rules of the game" upfront.

If they are new and you don't know them they have no relationship with you they probably don't care. 15 minutes maximum.
We meet clients at the office to either have them meet with a lender or to bring their current pre approval. After they show they qualify is when we discuss their upcoming home purchase which includes properties that they will be shown based on their wants, needs and ability to buy. We call them the day before to confirm the showing appointment and have never had a no show.
If someone is so rude as to not show up they need to find another agent. Things do happen so the excuse had better be a good one if they no show.

Depends on my relationship with the client. I might wait as long as 30 minutes... (grumbling under my breath most of the time)... but prepared to smile when they drive up with the "my cell battery died, and the baby had an explosion" excuse.

In our part of the country there may not be cell service so I wait 30 minutes and then lock it up. A 30 minute wait is reasonable to me, since I had a flat tire on the way to a showing it took me 30 minutes to get it fixed and on my way. Fortunately the buyers waited and understood the delay upon my arrival.

I agree with the majority 15 minutes. If thye have not contacted you, then they probably just went another direction. IF they call and say they are running 30 minutes late, I accomodate if I dont have another appointmetn schedules elsewhere. I usally text after 5 -10 minutes, saying I'll wait another 5. Many clients are late when they have little kids etc, but most are courteous enough to call/ text.

Is this your first showing with this buyer, Nathan Gesner ? If yes, I will wait 15 minutes and that's it. I've dealt with quite a few no show for leasing and I will not tolerate anyone who is irresponsible. At least a courtesy phone call to let your agent know that they change their mind or running late.

Never had it happen Nathan Gesner I account for no shows and last minute cancelations in my buyer agent agreement. I also like Candice A. Donofrio answer

Just leave. If they don't have the courtesy to answer their phone, call or text you to say they're running late, you certainly don't want to be selling them a house.
177,949
When I get there and they are not there I call them and let them know I'm there and I wait 15 minutes and if I find something to do and I wait another 15 minutes and after that I am gone you have to respect my time my time is important

It depends on a few things- how busy I am, how well I know the people (1st time meeting them/higher default rate), if they answered the call/text I sent before the appointment & the one after asking if they were still coming. Wash, Rinse, & don't Repeat.
3,071,589
After 10 minutes - text to advise leaving in another 5 minutes if no response...
2,459,743
15 or 20 minutes.
At 5 minutes after, I call to see where they are. If the call goes to voice mail, I leave a message that I'm at the property and to please call me back with their ETA. I text also. Then I call one more time to check and let them know I'll need to leave if I don't hear from them asap. Then I leave.
If they call me at some point with a valid reason, I'll give them another shot.
