I have in the past but not doing many open houses these days. I have a new strategy, less open houses. Glad yours worked. You may be on to something.

If the home has a sunset view, entertainers backyard I think it is almost a must!!  Always get better results when I hold one open mid-week vs. the weekend.

How many Names & Contact Info did this produce (did you collect for either buyer or seller leads); and would you say more or less than a weekend open house?

My other question is do you think this unique weekday approach found your buyer for the property...due to more serious people attending?

I have done a lot of rush hour open houses but never twilight.

I have once. Catching people on their way home from work or school activities.  I attended one on the lake not long ago.  Was a beautiful view.

Yes and they do seem to be well-attended!  A little champagne & cheese and it makes for a fun event!  Glad yours was a huge success!

I seldom do any opens.

No, I've never done this.  I know a couple people who do an invitation only open house for the neighbors during the week.  They cater, have wine and raffle off a TV.  Not my style.

If it is close to a busy street, people will stop in on their way home 

Back in the day, Shannon & Luchs did these on Thursdays in the summer and actually advertised them in the classified sections.  It was for all of the people headed for the beach over the weekend, and it worked pretty well, as long as you also had lots of signs up.  Downtown, it got a lot of foot traffic from people coming home from work.

I have tried it but it was not as successful as your event.  Congrats.  

We tried it a few times on a  listing that was in a prime commuter spot but no success.

Never. People have suggested me to help him getting people interested on Friday after work.  I delined. The agent told me not waste ones' time.
