We have a different process out here, there is no closing table, just escrows.  Usually it's leave any keys, remotes, manuals, etc. behind.

Copy of their check to wire proceeds if that's how they will collect monies. Copies of any invoices for repairs that had not been previously provided to agents.

We do not have the same closing. On the last day of escrow, a buyer agent just picks up all keys and hands them to a buyer. If I represent buyer I usually  meet buyers at the property with a bottle of champagne. 

A little operational info about the house....when is garbage day, what time are the sprinklers set for and so forth.  The old security code and who is the odd neighbor you don't want to talk to (ha I added that last one for fun!!)

Written instructions for all the systems around the house.

A list of local numbers for services, where the appliance manuals are, anything specific to their home that the buyer needs to know.

That pretty much does it but I tell them to bring a smile because all will go well.

They only need their ID for the Notary at the signing.  Keys, etc. are not provided until we actually close escrow which can be days or weeks later. Most will wire funds to escrow otherwise a certified check. 

Debe Maxwell  has said it perfectly. Except for the part of the lender figures. Never been an issue for me on my closings.

In CA sellers sign the docs often at home. So have a pen ready sign the docs. They are done.

Mostly we never have sellers come to closing.

• Their checkbooks - just in case the lender's numbers were off and they need to write a check or present a voided check to the attorney for wiring their proceeds.
• Any new receipts that we need to share with the buyers that weren't left in the home for the walk-through.

California doesn't have a closing table so the escrow officer will be in contact with any necessary requirements.
