The listing agent owes you no proof. Quite frankly if you asked me for it that would be like calling me a liar and that would not be in your client's best interest.

Yes - what we do when someone demands them is put a post it note over the price & names & send it to the other agents. Hasn't happened in eons I'll have to say but I'm sure if it gets busier, this will happen.
Remember all RM agents are sharks .....

Actually, that is a requirement up here after too much of the "Phantom Bid" nonsense! I guess you could say we're from Missouri

No; however, certain agents always say they are in a multiple offer situation. Makes you wonder.

Carla Muss-Jacobs, Principal Broker (503) 810-7192 - I did not see the other offer - however, my buyers did get the home at the price lower than what they offered. (It was with escalation clause.)

Our MLS has a place # of offers rec'd. Majority are honest but people can be deceiving. I always check my offer $ against closed ones. If mine is way over sold value and offered cash and quickly closing (I am talking about hours not days). I will demand an explanation why mine was not accepted.
It is a good idea to give a list of offers and ask the seller to acknowlege all offers presented and dated the offers presented.
It used to be all realtors who made an offer come with their clients announcing the offers and terms. That was open and fair.

Almost always no. I am hard pressed to get proof that my offer was actually presented. That is done by the seller initially the last page of the contract indicating that it is "rejected" and the agent dating and initially they presented the offer.

I always give my word that it has & that has been acceptable because its true. In the opposite instance, I do the same too. If someone asks..any offers yet?

No. Agents aren't actually required to provide it. I have had agents call back a week later with bs stories like " The contract my seller had accepted fell through", etc. One agent sent me 4-5 emails over 2 weeks with a different story each time. The lasto ne said" I think my seller will agree to lower the price if your buyer is still interested".

Sometimes a counter for multiple offers, sometimes just verbal confirmation, or an email.

We have. The agents and buyers and terms should be whited out, but the validity of the offer is there.

No. Just word of mouth. If it is a Realtor I know and trust, I believe them. Anyone else, I take it with a grain of salt.

I am on the listing end 9 out of 10 time sin a multiple bid situation, and there is no proof needed. If only 1 offer we work with that offer to get it to where it is acceptable to the seller. When 2 or more offers, we want the best offer from each and then pick one to acceot or counter to make it acceptable.
5,566,098
No, they have no obligation to provide it and my customers have no obligation to participate!

IF the offer involves an escalation clause, proof from the Seller to the Buyer is required to give the Seller the higher price. We have been at inspections where the Sellers left the other offers in plain sight...go figure.
3,764,591
Oh, yes! The listing agents have to supply copies of the sections of the competing offers that are relevant to the price and main terms - on request. Assuming the copies aren't fakes, it tends to keep them more or less honest.
2,234,865
I haven't, and we have one office in my area that is famous for saying they have an offer coming in...even when you are just trying to set up a showing.
797,229
I'm sure I have. It would make much sense to lie and cost the seller the possible sale of their home. Telling many people that there are multiple offers makes them back out as they don't want to get into a bidding war. I take an agent at their word on this.
3,986,529
I have seen what looked to be other offers on the table but never what was on them for information
3,988,144
No I have not and if I asked some agents for that proof I would be ignored and never have a chance for my buyer to get a fair shot.
2,443,346
5,205,906
No, other than a multiple counter offer form in some cases. I don't believe proof is required
291,019
If the Seller has signed the Multiple-Offer Doc then they have agreed to show other Offers, if requested Carla Muss-Jacobs, Principal Broker (503) 810-7192.

No but I am seeing websites pop up devoted to showing all offers so that there is open bidding. Could be a change coming on multiple offers.

I have been a buyer in these situations, did not change my offer ever, most were lying and held on to their properties, one sold for 1000 more than my offer to someone who was represented by the listing broker.
