Most emails/messages from Trulia are spam. and it could be as high as 19 out 20 are spam, so to get a real person is rare these days

's advice is good. I have stopped buying leads from Realtor.com and Trulia - Zillow's contract is up this month and it goes out the door too now. When I think of the $$ that I have spent with them which took away from real lead gen or mailings in my farm I realize it was a mistake.

You have two choices. Work for Trulia/Realtor/Zillow/Market Leader and commit your business's prime objective to chase down internet leads (vapors) within 9 nano-seconds of being notified. They all say if you connect within five minutes the conversion rate increases 85%, 5% of the time, on a national average, but local experience my differ (YMMV).
OR, you do the data mining needed to establish the valid base line and contact them when they are give you the green light. And they WILL give you the green light if possible. Some of the mentioned lead capture systems currupt the ability of the consumer to give the green light.
With the latter you own your business. With the former, "they' own your business. Choose wisely.
Your question was HOW to convert? By, at the proper time, presenting to the consumer, results, solutions, benefits or outcomes for which they are willing to pay.
Now, in order to win, you need to know how those leads are generated and enroll yourself into the consumer expereince. Only then will you understand the validity of the leads you are buying.

Online leads generally convert at a 1-5% rate and sometimes it takes time because they may be just at the beginning of the buying or selling process.
