SPRING TX ENERGY STAR HOMEIt seems that we hear a lot of builders in Spring TX advertising their homes as Energy Star Homes, but what exactly is an Energy Star Home and should we really care? An Energy Star Home has been built to use less energy for heating, cooling, and water heating. Some of the energy efficient features that this would entail include a tighter home envelope, tighter duct sealing, improved levels of insulation, high efficiency heating and cooling equipment, and energy efficient windows.   In order for a home in Spring TX to receive the certification as an Energy Star Home it must be independently verified by a third party that it meets defined EPA guidelines for energy efficiency. In Texas, the guidelines are that the home must be at least 15% more energy efficient tha...

One of the great things about living in Spring TX is its location. You can be in downtown Houston to watch a play, for a basketball game or a baseball game in 35 minutes, you can get to IAH airport in 20 minutes, you can be in the Woodlands for shopping or dining in 20 minutes, and you can be at Lake Conroe within 45 minutes. Lake Conroe is a 22,000 acre man made lake that was completed in 1973. One of the many attractions at Lake Conroe is the Southern Empress a replica of a Victorian 1800s era riverboat.Recently over $1 million in improvements have been made to the Southern Empress and she is ready to show them off to you. The Riverboat is 131 feet in length and has three decks. Located on the main deck is the Empress Room, the dining room, with its floral carpets, brass bar rails, an...

SPRING TX PROPERTY TAXI must say that just writing the words Property Tax Decrease is a little weird. But its true Klein school district in Spring TX approved a 32 cent decrease from the 2006 rate for 2007. Now 32 cents may not sound like a lot, but with the median home price of $160,000 in Spring TX it amounts to $512.00 a year. These are the savings that Spring TX homeowners were promised by the State Legislation as a result of the School Finance Reform Law that was passed in 2006. The School Finance Reform Law reallocated the share of the burden of school funding between homeowners and the state for the state to pick up a larger share. This is the final year for the transition of the school property tax reform as it was to be transitioned in over a two year period that began in 2006....

MASTER PLANNED COMMUNITIES - SPRING TXWhat is a master planned community is a question that I am frequently asked. A master planned community is a large scale development featuring a wide range of housing prices and styles, an array of amenities, and multiple non-residential land uses. The uses of the land have been planned in advance.  In Spring, TX, we have several master planned communities to choose from including the Woodlands, Gleannloch Farms, Windrose, and Spring Lakes. The Woodlands is one of the largest and most popular master planned communities in the country. The Woodlands was developed in 1974 as a response to the rapid growth of the Houston area. The Woodlands consists of 27,000 acres, six championship and signature golf courses, 100 miles of hike and bike trails, 80 neig...

If you are like many Home buyers and sellers across the nation, you often times hit the internet to find out what is going on in your area in regards to Real Estate.  If you find that you have a Local Real Estate Expert that posts Market Updates online, that is great! However, there are a few things to keep in mind when reading these reports.  These reports should not always be used to Price your home or get an offer price for the home that you are considering to buy.  Many times these reports are best used to track the Neighborhood Activity and not for specific properties.Let me explain.  If you are wanting to sell your home and find one of these fantastic Reports, here are just a few items that could affect the price you choose to list your home at:Condition-  The Average price per sq....

Well, it looks like an interesting month for Legends Ranch.  Legends Ranch is the Gated Section for the Canyon Gate Community off of Rayford Rd. in Montgomery County. It seems to, by prices and what is available, to have a lot of "great deals" right now...and that is not a term that I use loosely or frequently.  Legends Ranch has a guarded gate with plenty of amenities including a splash pad for the kids and community lakes that are gorgeous and relaxing to take a stroll around.I thought I would show you a couple of homes for sale right now so you can see what kind of homes are available, and then on to the market report.  This home is hardly even 1 year old and still under Builder's Warranty with Meritage Homes.  You will find an open kitchen with a cooktop island, stainless steel appl...

The majority of subdivisions in Spring, TX have an HOA and as such it is important to know what it is, what it does, and what the annual fee is. The HOA is the Home Owners Association and it plays a vital role in maintaining your subdivision and the resale value of your Spring TX home.  Membership in most cases in the HOA is mandatory and not voluntary. The HOA has a board made up of elected homeowners. All of the board members serve as volunteers. The board will typically meet on a monthly basis and make decisions concerning the maintenance of the subdivision. The board may employ a professional management company to help with some of the tasks of running the HOA. These tasks may include the preparation of the financial statements, assessing and collecting the annual HOA fee from the h...
