Blue skies, sunshine - Another perfect day off Clearwater Florida! We took the day off from work a little before noon and headed out onto the sparkling waters off Clearwater. With the sun shining, we spent the rest of the day on the intercoastal waterway. Ronnie got in some fishing and I had brought a book with me, so I got in some relaxation and reading. It was a picture perfect afternoon and as I relaxed on the front of the boat in the sun. As a matter of fact, it was so perfect that I said to Ronnie that I wished we lived on a sailboat or had a little home on stilts on one of the little islands out in the intercoastal waters. That would REALLY be the life! Well, I can at least dream, can't I?

Clearwater Marine Aquarium is a fantastic summer destination! Where else can you visit with Winter, the star dolphin from the movie Dolphin Tale? This adorable little dolphin was found wrapped in crab trap line back in 2006. Unable to get free, the dolphin was rescused off the coast of Cape Canaveral, on the Atlantic Coast, and brought to Clearwater Marine Aquarium for lengthly rehabilitation. Her injuries were so bad that Winter (as she was later named) lost her entire tail as well as two vertebrae. The chances of survival were slim, yet this amazing creature beat all odds and not only survived, she thrived! Fishing off Clearwater Florida is always an adventure and often means trout for dinner! Our waters are full of so many varieties of fantastic fish and Ronnie knows all of the spots to find them! Did you know that snook like to hide near pilings and under both boats and bridges? Redfish like to be near the mangroves where they find an easy meal. When you look at Clearwater/St Pete area single family home sales according to price for the month of March 2013 and compare these numbers with a year ago, you get some interesting information which shows what is going on in the current market. Homes that sold for less than $50,000 made up 81 sales in March 2013 which is down 21.4% from a year ago. Those rock bottom homes just aren't there anymore like they were! Homes in the 50k - 99,999 range had 221 sales in March here in Pinellas County which was up 13.9% over a year ago.   100k - 149,999 sold 230 homes - up 32.2% 150k - 199,999 sold 155 homes - up 61.5% 200k - 249,999 sold 78 homes - up 1.3% 250k - 299,999 sold 60 homes - up 27.7% 300k - 399,999 sold 97 homes - up 131% over a year ago!!!!! 400k - 599,999 sold 69 homes - up 25.5% 60...

"How low can you go with that offer" is something that we get asked on a daily basis here in the Clearwater/Palm Harbor Florida area. To give you an idea of what is going on in the local market for single family homes, let me provide you with a little information on what list price is like compared to actual sold price:   During March 2013 the actual sold price was an average of 92.8% of the list price. That is up 4% over March 2012. February 2013 that average was 91.9%, which was up 2.8% over a year ago. January 2013 that average was 91.4%, up 4% over the previous January. Single family home sales are increasing monthly this year and that is a good sign for our local economy here in the Clearwater Area of Florida! In January 2013 there were 660 closings in Pinellas County - up 17.6% over a year ago! February 2013 had 760 closings - up 18.2% over a year ago! March 2013 was even better with 1,033 closings - up 24.5% over a year ago! Are we seeing a trend here? Those who ask if they should be purchasing need only look at these figures! The inventory is LOW and the mortgage rates won't stay this low forever! So what are you waiting for?

Single family homes have decreased in available inventory here in Pinellas County Florida and this graph, courtesy of Florida Association of Realtors, says it all! Beginning with 2008 and continuing through the end of 2012, the pink graph shows how many single family homes have closed here in our county. The second graph, in green, shows the median sales price. As you can clearly see, prices are coming back up again! Now that bottom graph, in blue is the one that is driving buyers absolutely crazy! It shows the total available single family home inventory. Prices are going UP and sellers are aware of it. If they can hold off selling, everyone is doing just that. When a home comes on the market, it doesn't last long with an inventory that low.
