This is a segment of the market where we typically don't see a lot of activity. There aren't a lot of condominiums and townhomes for sale in this area. Buyer demand for this type of housing isn't very high. This information comes from the local multiple listing service (MLS). You know the saying...big things come in small packages? Well in this case it's true.This amazing little pooch is a new comer to the Delta Dog Park. In spite of his size, this dog played just fine with the big dogs. He can fit inside of the frisbee he's trying to lift off of the ground. He played and played and ran all around the big dogs. It really seemed like he didn't notice the differences between him and the other dogs. I wish people could be that way. Of course all of the doggie moms and dads were carefully watching to make sure he wasn't going to get hurt. I forget his name, but this little guy is a four month old Chihuahua. Over the last month more two bedroom homes have come on the market in Delta. Sales and listings in this segment of the market have been fairly strong as we continue into the holiday season.Overall the number of listings isn't that high, but there are a lot of different styles and sizes of two bedroom homes available. Stone Mountain Village is one of Delta's newer neighborhoods and it's very popular with buyers. The total number of sales have really gone up over the last year. In my January real estate market report for this neighborhood I will discuss the final numbers and compare the sales to the last two years. At this time there are two homes pending a sale, and both are priced over $200,000. When these homes close that will impact the overall average neighborhood sales price a bit.  So far this year 12 homes have sold. Real estate activity continues to be fairly strong in this segment of the market. Throughout the area sales have been brisk during the fall months and now into the holiday season. While there may not be a lot of two bedroom homes on the market at this time, there is a wide variety of them. This report will cover the Surface Creek Area of Delta County. We have seen the number of foreclosure listings go up since my previous real estate market report on bank owned homes for sale in Delta.  Actually the number of listings has more than doubled. Although the total number of foreclosed homes on the market still remains in single digits. I'm not concerned this spike in new listings is indicative of a new market trend. Information for this report comes from the local MLS. Fox Hollow Estates is one of Delta, Colorado's newer neighborhoods. It sits on Garnet Mesa and has nice Grand Mesa and mountain views. It's been a while since I've done a real estate market report on Pioneer Place. That's because there hasn't been anything to report. This is a wonderful and affordable neighborhood on Garnet Mesa near the high school. Sales activity has been slow this year because there haven't been a lot of homes that have come on the market.  At this time there are no active listings.  Four homes have sold so far this year. The average sale price is $105,213, but this doesn't tell the entire story.  Three of the sales were manufactured homes and one was a site built home. Of the three manufactured homes, two were bank owned fixer uppers. The traditional sale manufactured home sold for $138,000...which is more in line with what the neighborhood value should be.  The site built home sold for $161,000.  ...

This is a wonderful neighborhood with a great price point. The location is near the bypass route so if you are wanting to live in Delta, CO but need to commute to Montrose or Grand Junction...the location makes it easy. My last real estate market report on this neighborhood was done in August. The town of Delta, Colorado has the highest concentration of condominiums and townhomes in the county. Overall this type of housing isn't very common around here. Delta has more condominium and townhomes available, because it's the largest town in the county. There are about 8,000 people in Delta.
