This includes past sales in your neighborhood, and the current trend throughout the area. Let's start with the past sales for Emerald Hills. This report will go back three years. In 2014 there seven homes sold. The price range was $122,829 to 163,500. The average sold price was $145,147 and the median sold price was $145,000. So there were no surprises with a higher or lower end sale affecting the average price. 2015 saw five home sell. The prices ranged from $150,000 to $165,000. The average sales price was 160,800 and the median sales price was $164,000. That's a 10.7% average price increase in one year. Emerald Hills is one of Delta's newer neighborhoods. It has a great location on the south end of town. This location, near the new truck bypass, is great for those that commute to Grand Junction or Montrose. The homes are newer and priced well for the area. The inventory hasn't change a lot since last month's real estate market report, but there are some changes to talk about.  There are three active listings. Emerald Hills is a neighborhood people in Delta, CO love to call home. There is very little turnover in this subdivision. It's on the south side of Delta (behind the old Coors plant which is now the Weatherport building). Because of the location on the south side and near the new truck bypass, this neighborhood makes it easy to get through Delta to commute to Montrose or Grand Junction. Since my last market report in April...there haven't been many changes. There's only been a few slight changes in the market since last month's report. While the activity is slow property values are going up. Here's a look at the recent activity: There are three active listings and one pending a sale.
