If you are considering buying a condominium in San Marcos, Escondido or beyond, then you may be looking at short sales. There are many, many condos on the market right now in North San Diego County, and many of them are short sale listings. These are wonderful deals. If you can afford it, you can get a condo and your mortgage payment would probably less than your monthly rent. But . . . there's a little something that I'd like to make you aware of . . . especially if you are a first-time buyer with an FHA loan: there are many guidelines with regard to FHA loans. One specific guideline is with regard to the percentage of owner occupancy in the condominium complex. Say, for example, 76% of the condominiums in the complex are owned by investors who rent them out to tenants. Well, buyers ob...

One of the most significant achievements that the City of San Marcos, enjoyed over last year is that the public safety has enjoyed a 10% decrease in its crime rate over last year. In fact, San Marcos had the most dramatic decrease in violent crime of all Sheriff's contract cities in San Diego---down a whooping 26%. San Marcos, is growing, it is quickly becoming a mecca for being known for the many choices one has for some of the finest colleges. Crime is down, but not the enthusiasm that many residents, have for this growing community. If you want to find out more about the City of San Marcos, Ca. A San Marcos philosophy professor and several supporters are hoping to open a non-denominational liberal arts college in the upscale San Elijo Hills community in fall 2010, in the hopes of filling a void in San Diego County. If San Elijo College succeeds, it will join a growing list of facilities that have helped turn San Marcos into a major education center. San Elijo College founder Tim Mosteller said last week that the campus will be a classical liberal arts institution modeled after so-called "great books" schools in other parts of the country. Examples include Gutenberg College in Eugene, Ore.; St. John's College in Indianapolis, Ind., and Santa Fe, N.M.; and New St. Andrews College in Moscow, Idaho. "In North County, especially, there aren't any really traditional sort of liberal ...

The San Marcos real estate market continues to evolve, especially with the large number of distress sales. These data do not include any private sales nor manufactured housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.  Media reports speak in general terms, rather than local, so that information may not represent the reality of our local San Marcos real estate market. Having data from a knowledgeable agent about the local market conditions benefits you as the buyer or seller. In October 2009 there were 107 homes sold in San Marcos' 2 zip codes (92069 and 92078), just 1 more than in September. Here's the breakdown of overall activity.   TOTAL DETACHED ATTACHED # Sold 107 (no change) 77 (up 8%) 30 (down 14%) Ave. $ $378,022 (up 3%) $441,...

A few easy ways to enjoy a greener Christmas: When shopping, be sure to take reusable shopping bags and avoid using plastic.   Check the packaging. For example buy drinks in bigger bottles as they generate less waste.  Be sure to recycle them!   Stick with tradition and put presents in a stocking that can be reused.   Purchase rechargeable batteries for the electronic toys and gadgets.   Make sure to recycle as much of the packing and wrapping material as possible.   Donate old clothing that you no longer wear to a local charity.   When it's time to take your tree down, remember to recycle it. Most communities have a temporary recycling location for Christmas Trees. Of course these are limited to REAL trees. :)

Buyers in the San Marcos real estate market are facing a market that is quite different than at the beginning of the year. The inventory is down (only about 3 - 4 months worth for both detached and attached homes) and a lot of competition.  Those buyers seeking new home construction in San Marcos and who are looking for a village feel, with a short distance to a number of amenities including shopping should consider thenew homes at Marketwalk in the San Elijo Hills master planned community in San Marcos.  San Elijo Hills is an award winning master planned community built on the hills of south San Marcos and is designed as a resident-friendly community with a vision back to the villages of the past that were popular for their town centers and community activities.  READ MORE:  San Elijo ...

I took a walk around Double Peak Park in San Elijo Hills, a master planned community in San Marcos, California. This newly created park (less than 1 year old) has incredible views in all directions, south to San Diego, north to Orange and Riverside Counties and of course west to the ocean. It was a bit hazy and breezy and with the sun there are some moments when the visibility is not the best. It's well worth checking out if you are in the area. If you live in Santa Fe Hills, San Marcos, Escondido, and beyond and you need to sell your property right now, you may need to participate in a real estate transaction called a short sale. A short sale is a transaction that occurs when you owe more on your mortgage or mortgages than your home is worth. In this kind of transaction, the bank forgives the difference between the new purchase price and your loan amount. These are tricky, time-consuming transactions that should not be left to the inexperienced listing agent. So, if you are thinking about hiring an agent to help you sell your home in a short sale transaction, you'll need to ask all of the potential agents some important questions about their level of experience: How many short sales have you successfully closed? How many short...

San Marcos Museum is almost home at Heritage Park The old Mary Young Connors Hall doesn't look very welcoming at the moment but soon it will be set on its new foundation and open again for museum visitors.    When re-opened in Early 2010 the Museum will sit between a brand new Heritage Park and Museum welcome center (Foundation is ready for the building) and two historic homes at Heritage Park.  During reconstruction, the Heritage Park homes are open for visitors and the San Marcos Historical Society welcomes donations to run the museum, volunteers to help with the museum and the historic homes, and, of course, they welcome membership in the Historical Society.  Many service clubs in the area, including the Kiwanis Club of San Marcos have spent many hours working at the museum and Herit...

Make the Call to Hankins and Hall Lela and I have earned the prestigious Certified Distressed Property Expert (CDPE) designation, having completed extensive training in foreclosure avoidance and short sales. This is invaluable expertise to offer at a time when the area is ravaged by "distressed" homes in the foreclosure process.  Short sales allow the cash-strapped seller to repay the mortgage at the price that the home sells for, even though it is lower than what is owed on the property. With plummeting property values, this can save many people from foreclosure and even bankruptcy. More and more lenders are willing to consider short sales because they are much less costly than foreclosures.  Right now in San Marcos, more than 400 homes are in danger of foreclosing. It is happening in ...
