Manhattan Village real estate has picked up some steam in the past few weeks with almost all inventory now in escrow.  There are currently 7 Manhattan Village townhomes or courthomes in escrow with only one active townhome listing at 24 Malaga Pl.  In addition there is another plan 1 court home due on the market later in the week.  As court homes are often the most affordable housing option in Manhattan Beach the market has picked up in this lower price point in Manhattan Beach as interest rates for conforming loans has remained as historical lows.  Of the homes currently in escrow 3 are Plan 1 Court Homes, 3 are Plan 2 Court homes, and one is a Plan 6 Townhome. I've posted many blogs about upcoming events in the South Bay and each has it's own charm and appeal but this event has to be considered one of the biggest spectacles of the year.  Coming this weekend, July 31st and August 1st is the event known as the International Surf Festival.  The various events include the pier to pier swim, lifeguard competitions and many others, but none draws the attention of the Charley Saikley 6 Person Volleyball Tournament.  Although the city is trying to dramatically reduce the crowds (estimated at 70,000 participants and spectators in 2009) and some of the rowdy behavior, it is still something to see.  It is a combination of Halloween on the beach, with many teams dressed up in everything from the WWF (with wrestling ropes on their court, to the Lakers (of...

A few weeks ago I ordered some patio furniture from Costco.  The order form said it could take 4-6 weeks to arrive which meant that I probably wouldn't get the patio furniture until mid to late August.  Two weeks ago I received a note  from Costco telling me my order had arrived and would be delivered within a few days.  I was excited that I would get the furniture in time for summer! Unfortunately the carrier who was going to deliver the furniture had a few issues and a lot of reasons why they were unable to deliver the furniture.  After 12 days of excuses and no furniture I called Costco.  The furniture was delivered the next day! I asked the delivery folks if they had heard from Costco and they told me they had received a not so subtle call that the furniture was to be delivere...

For those of us that live in Manhattan Beach or Hermosa Beach the green belt is something we use or drive past on a daily basis.  For those not in the area or relocating to the South Bay it may not be quite so obvious.  So what is this green belt anyway? The Green Belt is the Path Winding it's way through the above picture The green belt is a landscaped path that cuts through the middle of both Manhattan and Hermosa and is a popular place to walk dogs, go for a run, or just a pleasant route to get from here to there.  The path starts near the corner of Sepulveda and Rosecrans and winds it's way through town to eventually end in Hermosa Beach near the corner of Valley and Herondo.  The path is around 3.8 miles long and follows the old Sante Fe Railroad path. At one point the plans were t...

The unusual abundance of oceanfront beach homes on the Manhattan Beach Strand has declined somewhat in the recent weeks as some homes have been pulled from the market and others have sold and closed escrow.  There are currently 4 homes on the market with some very unique and interesting opportunities.  The list price for 1700 The Strand is actually for a 50% undevided ownership interest which is certainly uncommon for Manhattan Beach real estate listings.  Of the other 3 homes one is a very large oceanfront townhome, one is new construction with Tuscan inspired architecture, and the other is a modern Ray Kappe design built in 1985.  For further descriptions and pictures visit our Manhattan Beach oceanfront homes site or click below. Tracking the Manhattan Beach Tree Section Over the Years Sand Dune Park is but one of the many great attributes of the Tree section of Manhattan Beach.  It had become increasingly popular as a workout destination in the last few years to the point of frustrating many of the neighbors to the park.  Apprently, the increased visitor count was taking a toll on the area. The city council closed the park for several months, but eventually agreed to re-open it with significant restrictions on the use of the dune.  The intent of this post is not to delve into the politics behind the decision, but rather to explore the Tree section from the standpoint of property values changes this past decade. Though no single metric perfectly captures the relative home values for an area, median sales prices ...

April 27th, 2010 While the Manhattan Beach real estate market has fared far better than many areas in both California and nationally, this community of luxury homes isn't completely immune.  The number of distressed listings in Manhattan Beach has remained relatively steady but we have seen a recent increase in the inventory of homes at some stage of the foreclosure process.  There are currently 13 homes active on the market of which: 9 Single Family Homes, 4 townhomes, 11 short sale homes, 2 bank owned properties, 2 homes in the Sand Section, 2 homes in the Tree Section, 4 homes in the Manhattan Beach Hill Section, 1 home in Manhattan Village and 4 homes in East Manhattan.  The lowest priced property is $689,000 for a two bedroom townhome and the high price is $5,250,000 for the 5 bedr...

Manhattan Beach Home Sales for First Quarter 2010 The weather here this week has been fantastic.  Spring has arrived for sure as the first quarter of the year fades away.  Manhattan Beach home sales started the year with a bang, but appear to have retreated a bit.  There have been 75 closings over the past three months for all home types here.  Last year the number was 60, though it was one of the worst years for sales in at least a decade.  The median sales price came in at $1.38 million compared to $1.34 million a year ago.  On the other, these closings may belie a more encouraging trend.  The number of homes in escrow stands at 71 and the median list price for them exceeds $1.5 million (the actual sale price will no doubt come in lower).  It’s as though the year started off strong, p...

The Most Expensive Land in...America I am often asked where the most expensive place to live in the South Bay is. Interestingly, the answer to this question has been shifting with time. Ten years ago, the answer was, by a long shot, the sub-area of Rolling Hills. The median price there was a full $600,000 higher than the next closest area, a significant gap at the time. This past year, the Hill section of Manhattan Beach managed to pull ever so slightly ahead of Rolling Hills to claim the crown with a median price just under $2.5 million. However, looking at this with respect to area masks the much higher cost of buying on the strand.  In the last couple of years, the cost of entry to buy on the strand exceeded $4.7 million. It is worth noting that through this past year, the price of a...

Manhattan Beach February Home Sales The sales of Manhattan Beach homes are continuing to improve over last year.  In February, the number of closings increased to 13, bringing the year-to-date total to 43.  During the same period last year, the total number of closed escrows hit 30.  This represents a significant increase and further evidence that we may very well be pulling out of the doldrums of the market these last couple of years.  The median sales price for the two month period jumped from $1,340,000 last year to $1,460,000 this year.  An additional case in point is that there were 28 new escrows opened this past month, pushing the total number of homes in escrow to 56.  The results for the different sub-areas within Manhattan Beach vary, but in the aggregate it appears that 2010 ...
