Yes they are supposed to have photos. The problem I typically see is for condo properties. They typically lead with interior photos and I can’t really recall if they will include an exterior shot. But in all honesty, it is going to be dependent upon the LA. Some are worth their salt…well you get the idea.

I appreciate the big picture, rather than taking clients to a property that is misrepresented and seeing their disappointment. Some reasons why the full exterior may not be shown...Twin home, town home, condo, telephone poles, water tanks, junk yard or hoarder next door...endless possibilities!

No exterior STREET VIEW of the home would be an MLS violation in our world and a complaint would immediately be enforced.

The photos 'should' tell the story and be organized in order like a tour . . . ESPECIALLY since portals like Property Panorama automatically make it INTO a virtual tour.

Agents who don't do this are lazy, that is the answer to your last question.

My MLS requires at least one shot of the front of the house, but it doesn't have be the primary one (They may want to post a picture of the view first, for example).

The bigger question for me Fred Griffin Florida Real Estate is why sellers accept that kind of representation from their agent.

This has been a hot topic recently with our MLS. Some agents have been posting a photo of the signage for the development or condo complex (i.e. " ABC Luxury Homes") instead of an exterior photo. Our MLS rules require that either the primary or secondary photo be of the exterior of the property. The only exception is if there is a view in which case that can be primary and the exterior photo must be secondary.

Our local MLS requires at least one exterior photo to be the primary photo. There must be a minimum of 4 photos, and listing agents will be in violation.

Pasted from our MLS RULES: 

"b) At least one (1) photo or graphic image of the front exterior of the property accurately displaying the listed property (except where sellers expressly direct in writing that photographs of their property not appear in MLS compilations) is required to be posted on the MLS within 1 day of the listing in all categories other than business opportunity and Lots and Land."

 

Our job is to make the house as appealing as possible when providing excellent photos. We know that may buyers will not consider or visit a house which displays unattractive mls photos on-line.

Our mls requires at least one photo to be submitted with the listing. It's usually of the front of the house, but since I always upload dozens of photos, I'm not really sure if it's the front that's a must or if they can upload another photo. Why don't agents give a complete presentation? I think it's because those agents are lazy, cheap, and have no clue how to market a home to get top dollar for their clients.

When you see a home like this, you have to wonder if it is ugly, maybe an ugly neighbor?   Denver's MLS does not require the exterior to be the first photo, and in fact no exterior photo is required.

There has to have ONE photo of the home, according to our MLS.

When a home doesn't have an exterior shot of the front as the main shot (or one not included in the photo bank at all), I assume it's an ugly front elevation!

I usually do a drive-by to check before scheduling for clients and take a photo myself to share with the clients.

We're required to have a front photo of the property somewhere in the photo collection.  It does not need to be the primary, but if you only have one photo it must be of the front.

Lazy. Same reason no video that would show you 100's of shots per second of exterior, interior, with weaved in plat maps, house square footage, what's nearby for saving gas and convenience. The property deserves more images, videos and better media, more details in the narrative.

We should include exterior photos unless the sellers says not to for some reason. When that happens, I first check old listings of that address and usually find a supply of photos from previous agents.

While my market (Manhattan) doesn't have an MLS- and around 98% of sales are apartments (condo or co-op) - lots of listings don't have an exterior picture of the building. The best practices of our market (as guidance, there are no requirements) is to lead with your best foot- so it's up to the listing agent to select the picture that is most likely to attract a buyer. Buyers expect floorplans for every listing here too (except for some studio apartments)- something that doesn't seem as common in other markets. Streeteasy (a Zillow company) is our main listing site- and every building has a building page- and most buildings have exterior shots on that building page.  A listing agent might determine it's better to focus on what the best use of resources for each listing.

Our MLS requires the primary pic to be of the property, or taken from the property (like an ocean view from the balcony).  Yes I agree that the exterior of the building should be included.

No they don't. People are tech savvy and will look at Google. Plus, they drive by. It doesn't make since to not include a photo. No requirement for the main photo either.

Better yet, is a picture of the front on the house with a snow covered yard and is June in Maryland.  The other is only 1 picture, and that is the front of the house.
