If there is an inspection contingency in the contract, the "AS IS" means pretty much nothing.

"AS IS" only means that the seller is not wanting to fix anything.  It does not mean that you cannot re-negotiate any problems or that the seller really will not fix anthing.

Not in California.  The purchase contracts are "AS-IS" which is among the many reasons I recommend sellers get pre-listing inspections and disclose and repair/replace things if necessary.

Our AZ RPCs are all conveying the home 'in substantially the same condition as at time of Contract' so it's 'as is' there.

Should the marketing state 'as is'? Probably not.

AS IS means seller doesn't have to repair anything.

Doesn't preclude buyer from asking.

Let the games begin!

Put 'what you want' in the Contract going in. Save trouble and time!

We recently provided that well convey 'fully operational' and the tank was bad so seller HAD to replace it. No negotiations necessary.

Our job does require foresight!

Listing a home "as is" is a signal to buyers that the seller does not want to make any repairs. Buyers can be guided in making their offers based upon the current condition of the property.

Of course, every seller would like to sell "as is". Repairs and betterments cost money. In a strong sellers' market we see many "as is" sales as buyers have little leverage in multiple offer transactions.

When it is a buyers' market, buyers have the opportunity to negotiate and sellers often end up making concessions, giving credits or making repairs they wish they did not have to make...in order to preserve a transaction.

We in the business know that "as is" doesn't really mean much, but I think it sort of excites some buyers because they think they might get a bargain.

Probably not. There will be some bueyrs and agents that will think it needs a lot of work. others will just think sellers don't want to do any repairs, so don't ask.

Yes. Although you can talk to buyers who do reach out and explain what t means, how many are skipping this listing because they think it is too risky. Now investors are used to it and it is common with bank owned, my estate sales and even some divorce sales. But not owner occupied.

I don't ever use this verbiage as it indicates there are problems with the house.  Every home is sold as-is so why stress this fact?

AS-IS  AS-DISCLOSED is the proper wording for the contract. How you market or negotiate makes a difference as well. The statement means "whoa" as in repair requests but it is not a NO WAY. Everything is negotiable. Where things fail is hard-line or stance approaches. People don't react well to those

Not if you're trying to attract Investors! I hope your sellers aren't trying to get top dollar... In my state Texas every house is sold As-Is, but if I read that remark in the agent remarks - I assume much need updates and repairs...
