 REALTOR® Magazine was in Baltimore for two days to shoot a video about techniques for successful open houses for their Masters Series. It was the perfect opportunity to get ActiveRain friends together - and we had a great time. On the first day, we had an open house at one property and followed it with a delicious crab dinner and great conversation. The second day, the cameras followed us again, this time starting in the early morning for a workout at the gym and then to a second open house.  What a treat it was to have so many ActiveRain friends attend.

Recently Closed – Buying a Home in Baltimore, MD

A few weeks ago, one of our favorite (and best) Realtor partners in the country, Margaret Rome, reached out to tell us about a home buyer that needed help with a preapproval and purchase mortgage for his first home in Baltimore.   A recent graduate, our customer was moving across country from Minnesota to Baltimore, MD, and needed some guidance in a very tough market!

Thankfully, the buyer was very well qualified and had a cosigner that was able to assist with the purchase loan.  Did you know that for conventional loans, borrowers can use a family member that will not live in the property being purchased as a cosigner?  In this case, they took advantage of that, and found a beautiful home in a great, incredibly convenient location.

Since the market is so competitive, we had just 3 weeks from contract to close, and our team was able to wrap things up a day early.  We used conventional financing, and thanks to some excellent negotiating, the home we financed appraised for an amount slightly above what the buyer agreed to pay, leaving them with some instant additional equity!

In this market, many buyers are hesitant to buy because of high rates and high home prices, but it’s important to remember that rate isn’t permanent.  Our fixed rate loans have the same rate for the life of the loan, but if the market changes and rates drop, most home owners will consider a refinance to move into a lower rate loan option, something we’re hoping to offer all recent home buyers soon!

Our customer was very happy, and relieved to have their new home after driving 20+ hours across several states to make their move.  When moving long distances, it’s incredibly important to work with an experienced lender that can keep the loan process fast, easy, and stress free so you can focus on more important and urgent matters like the logistics of your move, your financials, and how you’ll furnish your new home.

The buyer’s real estate agent, Margaret Rome, provided a very generous 5 star review, with a comment reading “in a word, John!”.  Our team has had the pleasure of working with Margaret many times over the years, and we’ve helped many buyers into new homes, making the process a seamless one in nearly all cases.  Margaret as buyer’s agent, Jeff Margolis of RESE settlements as closing attorney, and our team handling the financing ensured this would be a seamless one.  Having a competent, experienced team assisting with a move can be a game changer, and I’m incredibly proud of our team and grateful for other true industry professionals.  The home market is incredibly competitive, but our customer did all the right things – planned for in-person visits to see several homes, provided what we needed to get a preapproval completed in advance, and once under contract, sent us everything we needed quickly, being open to communication from start to finish.  They were as wonderful as their beautiful new home in Baltimore, MD is!  Buying a home in Baltimore, MD requires a great team, and a gameplan in today’s market, and we had both.

''She Answered My Call If she had not answered my call I would have moved to the next realtor. Margaret Rome answers every call. On or about March 4th, I was in need of a realtor to help me sell my home of twenty-five years. Initially I attempted this task on my own to no avail. The second week I was given inspiration to seek help, not just any help but Divine help. After searching the web through hundreds of seller’s agents, I was exhausted. I begin to honestly become whelmed with the possibilities and was to the point of closing my search for the day. Just one more click I said…suddenly this picture caught my eye. My experience working with Margaret Rome was amazing. I’ve moved many times over the years due to work transfers and know it’s a process choosing a realtor. Margaret was the first realtor I called. As soon as she walked into the house, all she saw was the positives and potential. Her knowledge and passion for real estate and the local market was impressive. She also understood how difficult it was for me to sell my late brother’s house and was very patient, kind and helpful as I prepared it to go on the market. She was always available if I had a question and never failed to contact me before a showing, and after, to share any comments made. Her various marketing tools gave the house great exposure and we had a ratified contract in no time. Margaret was wonderful to work with and made the selling process stress free with a happy ending.

''Margaret Rome - A Force of Nature I am a retired professional woman and first-time property buyer who sought Margaret Rome’s help to buy a condominium. Margaret Rome, an amazing, skilled realtor, exceeded all my expectations and helped me find the perfect condominium. Margaret took me in hand; provided ongoing buyer education and reassurance; guided me relative to my purchase; maintained a watchful, close eye on events as they unfolded, and kept her hand on the process from inception to sale completion! Never was such a naïve buyer so lucky to find such a “mama bear” realtor! During the peak of summer vacations Margaret secured a seasoned housing inspector and stayed with me while he performed the inspection and detailed his findings. When the condominium Board of Directors scheduled my interview, Margaret quickly secured copies of the House Rules, By-Laws, and Proprietary Lease for my review. "Well, we did it again, eh? And when I say we, I mean you, of course, as our involvement was little more than signing our name a few times. Oh, and having the good sense to say, “Time to move again! Call Margaret…” They say everything gets easier with practice, and this, our SIXTH transaction in 7 years, certainly proves that. At the last closing, we hardly sat down when suddenly everything was done. Of course, most of that was due to your impeccable professionalism; all the details were taken care of well in advance, so no surprises on closing day. Smooth sailing all the way, for which we are eternally thankful. Buying and selling a house can be hugely stressful, but dammit, you make it downright fun. No wonder we do it so often! March 13, 2022 In July 2021, my house was officially listed for sale. I chose a company based upon ads I had heard, not from anyone who had used these realtors (my first mistake). Nevertheless, with the hot real estate market, I was hopeful for a fast sale. After a while with lackluster effort on the agent’s part and no hint of a sale, I decided to switch agents. A friend recommended Margaret Rome. She came highly recommended and I was hopeful again. The first time I met Margaret, we talked for quite a while. I immediately felt a connection with her, and I felt like I could trust her to represent my best interests. Almost immediately, there was an interested buyer (who had tried to contact the previous agent). After this contract fell through and no others materialized as time dragged on, I again became anxious. I was contacted frequently by other realtors and investors who promised a quick sale, as-is condition, no inspection, etc. Losing hope, I succumbed to one “investor’s” promises of the above. Margaret allowed me to cancel the contract with her, with a word of caution about these so-called investors. (My second mistake) With a closing date set for October 14, 2021, I thought I was well on my way to finally selling my house. The above-mentioned “investor” not only failed to show up for settlement, but he also would not answer my calls, nor calls from the title office. Feeling utterly disappointed and hopeless again, I contacted Margaret again. I told her what happened and instead of giving me the “I told you so” that I deserved because of my impatience, she was compassionate and very understanding. And, yes, she took me back as a client. At this point, I decided that whatever happened now, and however long it took, I was sticking with her. Soon after, we had another interested party and went under contract. The process with this buyer and agent really tested our patience and fortitude. After a total of four extensions to the original closing date and the end of the year fast approaching, we both knew it would take a miracle for this to happen. By this time I had relocated out of state, and was feeling anxious about the property being vacant and still unsold. Throughout this entire time, Margaret was an exceptional realtor and friend. She kept in touch with me and I felt quite comfortable with her speaking on my behalf with the other agent, lender, and title company. By the end of the year, my house was back on the market. I was beginning to feel like the house would never sell, but Margaret never faltered. Soon, we had another offer and the house was under contact for the fourth time. Long story short, finally...settlement was February of this year! Margaret and I have had quite the journey. Through it all, she kept the lines of communication open, even when she had bad news or no news. When I felt despair descending upon me with week after week of disappointment, Margaret would call just to check on me. I cannot say enough about this woman’s depth of compassion. Selling houses is not just a profession to her; she really cares about the ‘people” part of it. I don’t know why I had to go through what I felt was a long and arduous journey, but I am so glad and grateful that Margaret Rome was there with me. Cynthia Jackson

Good morning, Margaret! John and I have enjoyed some pretty spectacular birthdays and anniversaries together, but for the first time Valentine's Day became a massive celebration for us, in no small part because we finally got to meet you in person. During our second phone call on January 13, you said, "I like you and want to work with you. Are we doing this?" I said, "I'm doing this if you're doing this!" And here we are, on Day 34, down one house (the original purpose), and up one great new friend (the surprise and lasting outcome). Your background as a nurse also came in handy during our brief real estate journey. You coached us through a trip to Urgent Care one Saturday afternoon, then encouraged me over the phone the next morning at the ER after a bad fall on icy steps. Your words to me while waiting on concussion protocol and spinal X-rays for John: "If a problem can be solved with money, it's not a problem." Even though in the middle of negotiations on 1149, your words of comfort on the real problem at hand - my husband's health - will stay with me forever. Then, later that morning, after being cleared of major injury, John and I returned home, and I promptly followed up on your negotiation advice, to great success! Today at the settlement table, followed by the lunch table, we confirmed what we already knew. Margaret, you are one special lady. Thank you for deciding to work with us. Our experience selling our home "The Home Rome Way" was delightful, beginning to end. Never doubt - you will be hearing from us when we are back in Baltimore. Margaret is one of those special people that we seldom encounter in our lives. Looking back over the years I can truly say that God has put us together for many reasons. I’ve found her to be a true professional, who works tirelessly for her client’s satisfaction. Margaret Rome, Baltimore Maryland is my hero and mentor. I have listened to her radio show a few times, and she is always giving another agent a compliment. Here are a few reasons on why I honestly admire Margaret Rome and I call her my mentor: When I first signed up on the rain, Margaret Rome was the only rain member called to welcome me on the rain. I was honored. I had my 1st incident on the rain because the member made a negative comment on my post and I was offended. I called the member and if they had said one wrong word, I would have said something maybe not so nice. I shared my conversation with her and that was the one and only time I ever let a comment bother me. I just had to be rain trained and she gave me my training. I try to talk to her every few weeks. When we have a conversation, I MUST have a pen and paper at hand. She gave me some nuggets this week and some are already in action: Always go against the grain if you believe Blog about listings more than once Dear House letter from sellers Use radio and blogs as part of listing presentations Print media During the conversation, she always keeps herself out of the picture and on the last call she highlighted another Rain member and said I should read all their blogs. Home Rome, you will go down in history in the real estate world. Thank you for contributing to the rain and the real estate industry. Never keep your information to yourself. There are some agents no matter what part of the country they are in, they want what you have inside of you – someone like myself.

Hi Margaret. 'Thank You' so much for the stellar job you did for us in listing & having our home sold. From day one, you kept us apprised of the terms to the listing agreement & those persons that chose to come to open houses or other showings. When we did get an offer, you were there with the contract & took the time to explain everything. As settlement approached, we were kept up-to-date on all nuances. Today's settlement went off without any hitch thanks to your diligence for making that so. If I had the option of giving more than 5 stars, I certainly would. Margaret is sincere, caring, hard working and knowledgeable. She listens when you tell her your needs and shows you homes that have the features and layouts that you desire. I needed a very specific layout and was able to find exactly what worked for me and my family. I must also mention the amount of work she put into my purchase. There were nights when she was on the phone with me and my title company attorney at 11 pm. She cares in a way that is hard to find now. She didn’t stop working on my purchase until every little detail was taken care of. Even through negotiations with the seller, she was able to get things done that I was not expecting. If it weren’t for her hard work, I’m not sure I would have gotten the great deal I was able to get. She will be working with me again when I sell my family home in the next several months. I would not consider working with anyone else. Call her up if you want an agent who genuinely cares.

I have been a part-time real estate investor for over 30 years involving over 20 settlements. I have had the pleasure of working with several very good agents over the years. Margaret was the best. She did great research on the neighborhood before our first meeting, and I felt very confident in her expertise. Great advice in pricing the home, and always a positive attitude. Professionalism and HONESTY was omnipresent. I really don't think another agent would have gotten the results she did. Quick sale and great price to some very nice buyers. I look forward to working on another Baltimore area property in the future, and definitely having Margaret as the agent.

Sadly, the time had come for me and my sister to sell the house where we had shared a deep rooted bond with our parents. This was more than a piece of real estate-it was our home-our sanctuary-a special dwelling filled with much love and countless happy memories. Our parents were so proud of this house their long awaited Shangri-la, designed and built especially for them. This wooded property with with its songs of nature, brought them many smiles. Nobody knows real estate like Margaret, so when it was time to find a new house and sell my old one, Margaret wasn’t my first choice, she was my ONLY choice. Everything was handled smoothly and efficiently, to the point that I didn’t have to worry about anything at all. Margaret got my condo sold quickly, for full asking price. And even though my unit was modestly priced, Margaret worked as hard for me as she did for her more luxurious listings. You just can’t argue with results. I recommend Margaret highly, and when it comes time to do this again, well, let’s just say that I’m keeping her on my speed dial!

''I was sitting in the dentist's chair on an ordinary morning in Maryland. He asked if I had sold my little farm yet, and I sadly replied, "No." I shared with him that I didn't think my Realtor was really working for me. There had been very few showings and little interest in the time I had it listed with her (nearly a year). The fact was that I wasn't at all sure how long it was going to take to sell it, given the recession and the fact that it was a "specialty" property. He then said to me, "If you really want to sell your place, you need to call Margaret Rome." When he finished cleaning my teeth, he jotted her phone number down on the back of my next appointment card and said again, "Call her!" And so I did. Within a day or two, Margaret came out to New Windsor to meet me and have a look at my little 7-acre piece of Paradise. My first thought was "what does this little tiny city lady know about horses and farming?" Margaret admitted that her knowledge of such things wasn't a lot, but she showed a genuine interest in learning anything and everything that I was willing to teach her. More importantly, instead of criticizing my many-times improved 100-year old house, she shared everything she LIKED about it! When we had finished touring the house, I took her on a tour of the grounds...and Margaret got to meet my lovely Tennessee Walking Horse, Rio." ''At the end of our meeting, Margaret said, "I will find you a buyer. It might take awhile, but if they are out there, I will find them!" She didn't tell me that I had to re-paint or re-do anything and that there was no need to stage the inside of the house. She also said that when she did have a showing, it might be helpful for me to be around to answer questions they might have about the barns, outbuildings, fences, etc. I was good with that. Margaret also made absolutely sure that I understood all the terms and conditions of the contract documents and would patiently answer my questions as they came up. I felt as if I were in the best possible hands and had renewed hope that I would be able to sell my farm and move on to the next chapter of my life. Fast forward to December 2012 -- just two days after Christmas. Margaret called to say she wanted to show my house the next day. I immediately said, "But Margaret -- it's the middle of winter and everything outside is all brown! And there's Christmas decorations all over the place in here! Nobody is going to buy a house between Christmas and New Year's!" Well, her confident reply was to tell me that she had sold TWO houses on Christmas Eve and that things happen exactly when they are supposed to! Within two weeks, an offer came in and I was delighted. We only went back-and-forth once and it was a done deal. Margaret informed the Buyers that I was not going to be able to close on the sale until sometime in mid-April due to the weather and the fact that I was going to be packing up 25 years worth of stuff and selling off the farm equipment that I was no longer going to need. She even put me directly in touch with the Buyers, as they were interested in a lot of the equipment and some of the furniture, as well. The next few months were difficult for me. Not only was I selling the place I had called home for 25 years, I was breaking off a 5-year engagement with someone AND had decided to move 1,100 miles away. I couldn't have asked for a better friend than Margaret. She listened to me when I was down and she held my hand through the entire process. When the closing day came, Margaret and I already had plans to have lunch together afterward. This was really special for me. I was more than pleased with the real estate deal, but even more, I knew I had made a good friend. We are still in touch today! Would I recommend Margaret Rome as a Realtor? Absolutely yes -- and I have done so several times since then. She is professional, personable, friendly and she didn't waste my time bringing people to my property who truly weren't "right" for it. Margaret Rome gets 5 STARS from me!''

There oughta be 6 stars just for Margaret Rome. She is truly in a class by herself. We have sold two homes with Margaret, and she was at all times thoughtful, caring, and sensitive to the emotional roller coaster that both buying and selling a home entail, while at the same time she is the consummate professional and a shrewd bargainer. She will go to the mat for you as her client, she knows what works and doesn't, and literally wrote the book (see Amazon.com and look up "Real Estate the Rome Way"). Whenever we felt lost or despondent, Margaret was there to encourage us and ease our minds. She is a warm, kind, genuine, honest person who takes the time to get to know her clients as individuals and helps them think clearly and decisively about a subject that is laden with emotion and uncertainty. She is the big sister or favorite aunt in Real Estate everyone wishes they had, except she is RIGHT HERE in Baltimore and ready to give you the benefit of her experience, compassion, and dedication. I only regret that (years ago) when we moved to NY, we couldn't have Margaret negotiate for us. She never fails to impress; we have known her and worked with her for over 10 years and are proud to call her not only our agent, but our friend.

Thank you for being “THE BEST” agent because you were there for every step of the process. We were never left alone. You were there for every showing, the unbelievable home inspection with the infamous Russ Allen, the appraisal, the pre-settlement walk thru with the buyers, and the settlement that almost wasn’t. In addition you provided guidance on the escrow release from our rent back agreement. We have never heard of such a personable agent! We will recommend you to anyone we know in the market to buy or sell real estate. Thank you for your advise during the process – house related, relationship related, and children related. Most of all, thank you for your friendship. Keep doing what you’re doing – challenge the status quo and never settle for anything less than better than best. That’s why you are #1!

One word to describe Margaret Rome is AMAZING! You absolutely want this woman as your Realtor. She's got a wonderful warm personality, full of energy and highly professional. She's a total go-getter who produces results fast. My husband and I are SO grateful we found her!! We didn't know all the ins and outs involved with selling a home,and Margaret educated us on our options and walked us through the process. We would have been lost without her. She sold our home for us in 2005 when we moved out of state for a better job, and in the past month showed us homes as we were thinking of coming back to the Baltimore area. Her knowledge, professionalism, patience, and negotiation skills are beyond excellent! Her work ethic is outstanding! I honestly do not think there could be a better realtor than Margaret in the Baltimore area!

Margaret is a hands down the best agent I've ever worked with in selling or buying a home. She not only listens, is patient and professional, but she thinks outside the box and is superiorly creative in her approach. We listed a pretty challenging home located on a large amount of land. We were concerned about the sale in this market, which as you know, isn't what it use to be. With her talents, perseverance and large amount of contacts, we were able to sell our custom home. We were NOT merely placed on the MLS listings, had a sign installed and left to wait for a buyer to come along, which I have experienced with other realtors in the past. Margaret Rome is a genuine top notch agent who truly cares about your needs, and offers so much more than I can even mention here. She arranged for custom floor plans to be included in the full color multipage brochure, a fabulous professional photographer and wide spread internet exposure. Without her stelar negotiations, impeccable timing and ambitious nature, I'm convinced we'd never have sold our home. One conversation with Margaret and you'll see. In my opinion of all the Realtors I've ever worked with and interviewed (bought and sold 3 homes) she has a unique offering that would be difficult to match.

From the first sit-down to the final closing we felt as if we were the only people in the world on Margaret's client list. I know a bit about real estate and her professionalism and ability to make it look easy are true testament to her abilities. We sold two houses in one month thanks to Margaret's knowledge. Even though we have moved out of the area we continue to send anyone we know to Margaret. When she decides to take on a property for a friend or family member we can breathe easier knowing they will be exceptionally well taken care of.

Dear Margaret, This is to congratulate you on your exceptional performance on the sale of our previous home in Randallstown MD 21133. My wife and I had interviewed several agents to represent us in the sale of our home, and had found two who seemed suitable for the assignment. However, based on the recommendation of our longtime friend and a peer of yours, we interviewed you. Curiously, we also found out that you were interviewing us! After a brief interview, it certainly seemed that you thought you could outperform the other agents, but I must confess to some doubts. As a real estate professional, I know all too well the difficulty not only of getting the deal, but more importantly, of closing the deal, at the right price and on time. To say you ";delivered"; would be the grossest of understatements! Not only did you get the deal, but delivered a ";squeaky"; clean deal, at the price you recommended-which was significantly above what we would have asked for-in an exceptionally short period of time! Moreover, the sale went to actual settlement with a minimum of trouble, which only enchances your performance. I would like to say more, but since you made the sale so extremely smooth for us, there is not much more to be said. This is what one pays for, after all-professionalism. I wanted to sell my home and buy something larger. Recommended by a friend, Margaret Rome quickly became an indispensible partner. To the home I was selling, she recommended only improvements that would increase the value. The house was sold at the listed price of $199k in less than a month. Now I needed a place to live. First, Margaret exhaustively interviewed my family and I on our needs (must have, like to have, etc.). Then she went to work finding outstanding properties that met our wishes. As we viewed these homes, Margaret was processing our reactions and quietly readjusting to show us what we really wanted; not what we said we wanted. As you might have guessed, the house that we loved and eventually bought was not at all what we had described in initial interviews. Thanks to Margaret’s insights, patience and skillful negotiations, we ended up in a stately 1920's home in an old neighborhood of giant oaks and fantastic neighbors. I can honestly say that Margaret is one of the most knowledgeable, hardworking, and gifted professionals I've ever had the pleasure of working with. I recommend her highly to anyone wishing to buy or sell a home.

Margaret Rome is by far the best realtor in the Baltimore area. My family had the pleasure of meeting Margaret several years ago when we were considering selling our home. Margaret worked with us and LISTENED which is a rare trait in realtors today. She understood our concerns about the market and was able get our home sold within 10 days and got a price that was above the current market. And trust me we had some challenging moments prior to selling our house. Margaret is truly amazing. If you are lucky enough to have an opportuntity to work with Margaret jump at the chance. Due to the high level of service and attention Margaret takes with her client she does not have the opportunity to work with everyone. I would highly recommend Margaret as a realtor and a fantastic friend.

If you are considering buying and or selling a home, my wife Judy and I recommend very strongly Margaret Rome as the Realtor to have working for you .You cannot find anyone who is more dependable. She is smart, tough and compassionate and very knowledgeable. She is not just another realtor. Margaret has the ability to plug into her clients specific needs. She is a hardworking, dedicated professional in her field. In fact, she would excel in any chosen profession. Judy and I had a home that was very marketable and should have sold in about a year at the most. The realtors we had are very nice people, but unfortunately did not have Margaret's expertise. Consequently, the house did not sell for two years. Least to say my wife and I were very frustrated. After changing realtors we went from the frying pan into the fire. Then, enter Margaret Rome to save the day. Margaret, on her first visit, spent five hours goung over our home in detail while taking copious notes. My daughter whispered to me and said ";I like this lady"; - she is going to sell the house! Margaret considered this a professional challenge. And to make a very long story short, she sold our home. Dear Margaret: We find it amazing that we never got around to thanking you for all of your effort in selling our home of over 41 years. Phyllis and I were talking about a range of things last night, and the conversation came up about some friends who could not understand why we did not try to sell the house ourselves in such an active market, or use one of the discount realtor services. Everyone seems to have stories of houses sold to the first prospect, even before the ";For Sale"; sign went into the ground. I guess some people feel that they must squeeze every last dollar that they can get, but perhaps they fail to recognize that there is not only the price, there is a cost. I question whether or not the costs of doing it yourself worth it? In looking back we had no idea what a realistic asking price should be, how long our house might be on the market, and what improvements, beyond a new roof, we might have needed as a result of inspections. Unknowns for us, but not for you. We would have been more than a bit overwhelmed and crazy with the appointment process, the last-minute cancellations, the no-shows, etc. Not to mention answering the prospective buyers questions about every appliance, the heating system, the windows, the plumbing, the electrical system, the ceiling, the fireplace, the ";chimley,"; and of course, what kind of floors are under the carpeting. We had confidence in you, so we just let you do the work, and thank you for doing so. You gave us an appropriate level of guidance, you emphasized ";curb appeal,"; and you reminded us that we still had to live in the house while it was for sale. I think you implied that a perspective buyer and/or their realtor would recognize this fact. Our not being present allowed the prospects to look where they wanted to look, ask the questions that they wanted to ask, and to voice their opinions, concerns and objections to you freely. Hindsight is often be ";20-20."; But as we look back we truly had no idea about how to sell our ";home."; Our experience convinced us, that sellers should always use a knowledgeable realtor when selling their property. The right realtor will do their best to make the process as trouble free as possible, save you loads of time, and get you the best price that they can. That, Margaret, is precisely what you did, and we sincerely thank you.
