No but I think that buyers are getting turned off by condition for the price. Everyone seems to want a 100% rehabbed home at the same price as a trashed one.

I think buyers are fed up with the "highest and best" and multiple offer feeding frenzy.  But its still extremely seller-heavy and will remain that way until inventory picks up and new home starts can get close to keeping up with demand.  

 

That said, I still have buyers going well above list and competing with multiple offers daily.  It's a jungle out there.

Right now inventory continues to creep up and we are seeing more price adjustments but still very much a seller’s market. Vacation/summer time now so I expect to see a bit more slowing...but “slow is a bit deceptive.

Yes, more inventory on than in a long time. More homes sitting longer, price drops too.  Some is seasonal in my area, June is slower than earlier in the spring, some is a response to other factors.

We are having an amazing June.  Just closed on our most expensive sale ever.  However, the asking price per square foot on the high end is hitting totally unrealistic figures. Remains to be seen whether or not there is push back on this.

The Minot ND market is just picking up now 3 years after the "bust" we experienced with the drop in oil prices Peter Mohylsky but for as long as I can remember North Dakota has always run the exact opposite of the overall National market.

What you see depends on where you look.

However, I have bee 'hearing' not 'seeing' concerns about the economy suggesting a more conservative, less risk conversations in the general public.

Agents may be well advised to learn how to create the safety net for those who are risk adverse.

We did not really have an early spring market. The spring market came late and a mass of new listings ht the market with most sold. It does seem buyers are slowing or is it from a lack of listings again?

Inventory is starting to creep up a bit, buyers are getting frustrated with the routiness of multiple offer situations, & some sellers are thinking they can overprice their home "just because".  And meanwhile, graduation & vacations are pulling a lot of attention away from real estate but hey!  we know it never really sleeps.  :)

Buyers want to believe that the market is slowing down. Yet…there is a nation-wide shortage of inventory of homes for sale. How slow can the market get in the face of that kind of supply/demand imbalance? I am not sure if this is market doldrums here in Orlando or just the summer market slow down every year.  I know inventory is low.  A big issue with builders who used to routinely construct spec houses for years is that banks have throttled that type of lending.

The ebbs and flows of interest rates affect the current market for the short run but it seems to be rather stable and steady this year.  Demand is high and multiple offer are the norm.

Yes, we have slowed in certain markets.  This is a great time to sell, but hard to purchase at reasonable price.  I believe buyers are tired of bidding wars or overpaying.

     The median home price in Flagstaff is $350,000 and home prices have gone up 7.3% over the past year and it appears it will keep moving in an upward direction.   The median list price in Flagstaff p/foot is $217 which is higher than the metro area of $215.       I am seeing more price adjustments as buyers are demanding homes to be move in ready for the higher prices which is why we are seeing price adjustments.   

     Average rents in our area are still high at around $2,000 p/month.   I hope inventory picks up soon especially with an impending interest rate increase again!
