I worked buyers for the first 6 months of my career....ENOUGH....I have been a listing agent and referred ALL buyers after that first 6 months, when I was active.... I would only work with buyers who were my sellers and did not want another agent in the equation....
my daughter is following in those footsteps.... NOW....

I do both and like the variety of working with both. Working buyers tends to take less time and creates less heartache for me.

I do all kinds, but prefer listings. Often, I get calls from buyers on my listings and, when I talk to them, they sound like they are just "shopping". And I just can't get excited about helping them.

More than once I have sworn to be an Exclusive Buyer's Broker, and then lo and behold some relative, friend, or trusted acquaintance comes along with an ideal listing. So I break my vow and take the listing.

No one can tell you how you "should" run your business.
I do both sides and dual agency when possible. List to Last is what I was taught. If I was asked to choose one or the other; I'd take listings over buyers because listings get you buyers and are wonderful billboards in the neighborhood they are located in.
Good luck with you plan, we all have to play to our strengths, even if they go against conventional wisdom. You know you.

I do both and have historically been heavy on the listings but, with the incredibly low inventory here in Charlotte, have seen those numbers flip-flop the last few years.
Kudos to you for being able to give up one side, Corinne Guest, Managing Broker. I just don't think I could ever give up listings - I love the marketing too much! I will say that the cost of doing business in a lower inventory market (with fewer listings myself), has decreased tremendously though! Buyer expenses are far lower than seller expenses, for sure!

In small rural markets it is listings are king, have the inventory covered in spades. We list, market, sell what we list. Lots of empty chairs at the real estate conference room table. No stagers, no home inspectors. $20,000 housing stock makes the pie too small to add the layers of players.

I prefer listing homes, buyers come to me, listings being more listings and sold listings attract new clients. Many who sell and buy a new home. I do work on the buyer side with those referred to me and also refer out the massive amount buyers who didnt want my listing but want something else.

I do both and like to have a balance in my business. I believe I am a better listing agent if I work with buyers and a better buyer's agent when I work with sellers. I get a perspective regarding the "other" side. When the market went "sideways" in 2009 here, I saw a lot of strictly listing agents disappear from the business because they did not work with buyers and listings were not selling.

I just committed to not work with buyers. I will be 100% listing. That is truly in my wheelhouse and in my market the only way I can guarantee I will every be paid for the endless hours I work.

I'd trade 5 buyers for a listing. I remember years ago being at my first Mike Ferry seminar and Mike recalled how he'd take all these open houses to try and get buyers and his listing friends would spend the weekend in Palm Springs golfing! John Pinto had a system on how to "list buyers" but I'll prefer to concentrate my business around listings. An old adage states, "You list to last"!

I still enjoy working with buyers and sellers. Good luck on your new business model.
