Best source so far: my signs! Generated two buyer leads from there on two different listings. One bought my listing, the other is in the process of buying the second one. Yay for signs!

Good morning Jason. I am putting together a campaign to start using my website to generate more business.
Mailouts, past clients, referrals, and social media and bloogign provide my business. I also ask for business wherever I go.
Most of my leads are from referrals and previous clients. And my most important tool is my telephone. Talk about Old School!

Most of my listing leads come from past clients, referrals and word of mouth. Buyers come from my web site and also the above.
Majority come from print ad inquiries
Last year I didn't market for buyers only. I worked old expireds by letter. I cringe every time the postal rates go up. I'm not sure in my market if a service like Espresso Agent would lower my expense or not. The mail marketing wasn't cheap.

The most effective tool that I have for generating new projects is my phone, just call a few clients and colleages and ask who they know that needs our services. Generally only takes a few calls before we are busy again.
As someone working on a new website, I consider from my past experience that websites are by far the BEST in generating leads. But not just any box website, but one that has good local content, lots of information, but not too wordy, more visual and easy to navigate.
