I believe here in Westchester County (just outside NYC) it has been trending upward, but somewhat slowly. Many of the areas "closer" to the City have been rising faster. "Closer" means upper income towns that are in lower part of county which is closer to NYC. (there are some lower end places that are closer to the Bronx not doing as well.
We generally follow the trends in NYC...just w/ a lag of 1-2 yrs, so given that NYC has done well and picked up much sooner, it starts to spread here. The further you get away from the City, the slower the upward trend has been.
