Yes, I actually grouted a shower myself, in 90+ degree heat, with no a/c and lots of flies on the one and only short sale we did and I did it for my buyer who was in Texas. It was the FHA that required the shower to be grouted and there was no one to do it but me. She was a repeat customer or I never would have done it.

No. I pay for all advertising up front, professional pictures, and costs sellers nothing to list with me upfront, other than their committment. IF they accept an offer, and we make it to closing, then I get paid. There have been times i have offerred a commission reduction to go towards costs, if the situation is right. I recently paid for a plumbing inspection for a buyer. She could not bother to show up, I paid for it, and she didnt even thank me. I doubt I do it again.
