Get to Know Teresa Noland

Prior to my career in real estate, I worked for a name brand, nation wide franchise. For 22 years, as the V.P. of Operations, over 11 locations in the state of Texas, I received state of the art training and experience in areas such as, employee relations and development, marketing, growth of sales, business management and bottom line accountability. With this experience under my belt,in 2005, I entered the field of real estate, starting with RE/MAX Platinum in Forney,TX., where I received an award for top producer.

In  May of 2008, I joined the Keller Williams Realty Team, in Rockwall, Texas.  I am the President of REPRO TEAM...The real estate professionals you can rely on. Our goal is to exceed client expectations everyday, all the time.  Our principles are "Honesty", "Integrity", and  "Reliability".  Currently servicing the Rockwall to Forney Real Estate Route and surrounding suburbs.  Specializing in Single Family Residential, Short Sales (HAFA Program), HUD Properties, Foreclosures, New Construction and Resale, Farmy and Ranch and Lots and Land.

Negotiating, in my opinion, it is a skill and it always requires careful thought and preparation. One thing I do before getting on the phone with the other real estate agent is pull up their stats. I look for patterns. I study the agent's most recent transaction results. Transactions in which they were the listing agent and transactions in which they represented a buyer.  My ability to stand firm for my clients, whether they are buying or selling, and to get exactly the desired result or as close to it as possible, is proven in my own stats.

My expertise in marketing comes from experience. I will seek every possible way to blanket the internet with my listings. From the standard real estate websites, social media, blogging, email campaingns and our own newsletters, our listings will get attention.

When it comes to staging, I offer my clients who are selling a very valuable skill and talent. In most all circumstancs, I am able to use what the client already has in order to stage the home and prepare it for marketing.

When representing buyers, I'm never afraid to ask the other side for something the buyer wants. Whether it's a contribution from the seller to pay closing costs or a sum of money to be deposited in escrow to make improvements, I will ask for it.

Because of my prior career, in which I traveled the metroplex on a daily basis, I am familiar with areas that are outside of the area that my own brokerage is in. From Dallas, to Ft. Worth, to Bedford, Irving, Las Colinas, Flower Mound, Lewisville, all the way down to Waco, I know the area.  And of course, Kaufman and Rockwall counties.  I've sold properties in Plano, Murphy, Rockwall, Mesquite, Forney, Garland, Heath and Lone Oak. You name it and I've very likely done business there.

My careful attention to detail is always valued by my clients. When it comes to contracts, disclosure, and all required documents, I am well grounded in them. It is critical, whether you are buying or selling, that you have an agent working for you that is competent in documents and documentation. It can save a buyer or seller a great deal of money, time and grief.

Short Sales: We will not judge or make anyone feel inferior. We understand that bad things happen to good people. We approach such matters with compassion and respect. Short sales are an area that require an agent with skill, experience, and one who is competent with the  Making Homes Affordable Program, just recently put in place by the government. Failure to understand this program, how it works, the required documents and documentation, can cost a home owner that is in preforeclosure, a possible sale and and unnecessary grief.  Having attended training and still continuing to attend, in order to stay educated, due to the constant changes regarding short sales, gives our team the edge and ability to work on these difficult transactions, effectively and efficiently.  My first short sale involved Chase Bank. It required a great deal of work and took months to complete.  Needless to say, I got to know Chase Bank. Knowing the banks and the differences in how they respond to short sales is critical.  Between my partner and I, combining our experience with short sales and our experience with the banks, we are able to work together on our short sales, providing the seller with two competent agents working on behalf of the seller's best interest.
