Background and History

In the world of real estate, the best structures begin with a solid foundation. Clearly you don't build from the roof down. You establish a foundation that will support the rest of the structure from the basement to the top of the roof. Jim's career can be likened to building a solid foundation and then finishing with a structure worthy of the most discerning critics. Jim's career includes the military, financing and banking, electrical construction, telecommunications on the engineering side as well as extensive sales and marketing. A stint as the owner operator of a fine dining award winning restaurant epitomizes his entrepreneurial spirit.

Academics to Navy Veteran to a Real Estate Sales Specialist

After completing high school Jim enlisted in the US Navy, which included a tour spent in Viet Nam. After being Honorably Discharged Jim entered the world of banking and continued his college education at  Bentley College and Bryant College evening classes . His career in finance began at the assistant manager level and he  worked his way into consumer credit management. From the banking industry he went into the field of electrical construction and maintenance. As Vice President of New Business Development, Jim was instrumental in growing a small electrical contracting company into a local resource that also expanded into power line construction. Jim leveraged that experience and entered the fledgling cable TV industry. He first served as the Director of Engineering for a small AM radio station that also provided cable TV services and then was appointed Director of Plant Operations for a major telecommunications provider serving Rhode Island and a portion of Connecticut. Jim also owned and operated a fine dining restaurant in Providence RI that was recognized with several awards of distinction including best new restaurant in Rhode Island. After returning to the Telecommunications Industry, Jim left the engineering operations side and spent several years in marketing and sales which honed the skills he uses with precision in the world of buying and selling real estate.

The skill sets learned in these businesses are the solid foundation for his career in residential real estate. As a master marketer with a drive for excellence Jim Kelly is your trusted advisor whether selling or buying your home.

If you are planning on selling or buying a home, call Jim Kelly today. You don't have to settle for the usual and the ordinary. Seek excellence. Don't expect anything less!

Certifications

Jim Kelly of Carolina One Real Estate has earned the prestigious Certified Distressed Property Expert (CDPE) designation, having completed extensive training in foreclosure avoidance and short sales. This is invaluable expertise to offer at a time when the area is ravaged by "distressed" homes in the foreclosure process.

Short sales allow the cash-strapped seller to repay the mortgage at the price that the home sells for, even though it is lower than what is owed on the property. With plummeting property values, this can save many people from foreclosure and even bankruptcy. More and more lenders are willing to consider short sales because they are much less costly than foreclosures.

In the Charleston Tri-County area, more than 822 homes are in danger of foreclosing. It is happening in all price ranges. Local experts say that even high-priced homes are not immune. "This CDPE designation has been invaluable as I work with sellers and lenders on complicated short sales," said Kelly. "It is so rewarding to be able to help sellers save their homes from foreclosure."

Excellence is not practiced on special occasions. It is a single-minded goal to do better than your best in everything you do, no matter what the activity and no matter who sees it, especially if no one sees it.

Perhaps it was Jim's role in engineering operations that shaped his focus on excellence. "You can't build a telecommunications network that may work, or works sometimes. It must work always, at the expected speed and with the expected results!"

Selling or buying Real Estate needs to be as exact. When you go to closing, you do not want to learn that something was neglected and therefore the closing won't happen. The sheepish grin on a real estate agents face because a minor detail stopped the closing is no excuse for the unexpected.

80% of the problems encountered at or prior to a closing are due to negligence. The other 20% are often not anticipated. Either way, diligence and attention to detail eliminates 100% of the problems. My attention to detail and focus on excellence ensures my clients, either as sellers or buyers of real estate, close with the fewest problems and on time, as expected.

Excellence is not separate from the activity; it is the activity.

It is Jim's focus on exellence that gives him the leverage needed whether he is working with a First Time Home Buyer, an Investor, a repeat Client or a new referral looking to buy or sell in the Charleston Tri-County area. Jim's expertise is in Residential Real Estate Sales. Looking to get your Home Sold and not just Listed? Seeking to buy a new Home for the best price and with the fewest problems? Call Jim Kelly today and see how he can meet your needs.
