Late yesterday I signed into Facebook to see what could be going on, and did I get a eye full!In realestatenews.com they announced there had been a quiet sale of REColorado (Denver's MLS)  to a private equity company.    No members were notified.    We are hearing about it now, because someone leaked the information.   Many comments were made about MLS's "uncoupling" from real estate professionals and associations.    Have to say, I was shocked, but guess this could be how the new future in our industry will look.

Are Zillow Zestimates accurate?   Zillow Zestimates are popular for giving a quick estimate of a home's value, but their accuracy can vary. Here's an overview of their accuracy and what factors influence it: General Accuracy Median Error Rate: Zillow reports that the median error rate for Zestimates is around 2-3% for homes on the market and about 6-7% for off-market homes. This means that half of all Zestimates fall within this range of the actual sale price. Geographical Variability: The accuracy of Zestimates can vary significantly by location. In areas with more real estate transactions and data, such as major cities, Zestimates tend to be more accurate. In rural or less active markets, they can be less reliable.   The tax benefits of owning both a first and second home can be significant, with the IRS allowing taxpayers to deduct interest and property taxes on both properties as itemized deductions on their tax returns, albeit with certain limitations. Interest deductions are limited to the amount of debt incurred to buy, build, or improve the first and/or second home, with a maximum cap of $750,000. Property taxes, falling under the limitation of state and local taxes as set forth in the TCJA of 2017, are capped at $10,000 per year. However, while second homes enjoy these benefits, they do not qualify for the Section 121 exclusion sale of principal residence rules. These rules only apply to a taxpayer's principal residence, allowing couples filing jointly to exclude up to $500,000 of capital ...

As we move into the second half of 2024, here’s what experts say you should expect for home prices, mortgage rates, and home sales.Home Prices Are Expected To Climb ModeratelyHome prices are forecasted to rise at a more normal pace. The graph below shows the latest forecasts from seven of the most trusted sources in the industry:The reason for continued appreciation? The supply of homes for sale. Jessica Lautz, Deputy Chief Economist at the National Association of Realtors (NAR), explains:“One thing that seems to be pretty solid is that home prices are going to continue to go up, and the reason is that we don't have housing inventory.”While inventory is up compared to the last couple of years, it’s still low overall. And because there still aren’t enough homes to go around, that’ll keep...

The election impact on the housing market is not as clear cut as you might think. The 2024 Presidential election is just months away. As someone who’s thinking about potentially buying or selling a home, you’re probably curious about what effect, if any, elections have on the housing market. Many consumers think that the DC housing market will immediately be flooded with new listings right after the presidential election in November.  (Not likely.)  Other consumers worry that prices will drop.... or prices will soar. WILL INVENTORY INCREASE?Sadly, there is very little likelihood that the market will be flooded with more homes for sale after the election - regardless of who wins.  While elections sometimes do mean new administrations and new employees, it doesn't necessarily mean that th...

Moving Scams: How to Spot Them Beware of Moving Scams: How to Spot and Avoid ThemMoving to a new home is already stressful without falling victim to moving scams. These scams range from holding your belongings hostage for additional fees to outright theft. Here are some tips to spot and avoid these fraudulent schemes.1. Too-Good-to-Be-True Estimates: Be wary of quotes that are significantly lower than others. Scammers often lure low-price victims, only to add hidden fees later. Always get at least three in-person estimates and compare them.2. No In-Home Inspection: Legitimate movers will insist on inspecting your belongings before giving an estimate. If a mover provides a quote over the phone or online without an in-home inspection, it’s a red flag.3. Lack of Credentials: Verify the com...
