What?  A HUGE price reduction AND a $ 5,000 Bonus to the selling agent for any accepted offer?   A 10% commission?  A vehicle thrown into the deal?   A small boat?  Membership to the golf course?  ...And yet none of this is working?   I have a novel idea for getting that property SOLD:   PRICE IT RIGHT WHEN YOU FIRST PUT IT ON THE MARKET!   Your neighbor may have sold his home for significantly more money a couple of years ago.  You may have bought yours for significantly more.  You may have to bring cash to closing in order to sell the home.  I understand that you NEED more money.  All of this is perfectly clear to me.   Here is what you need to understand Mr. Seller:  I am not a witch, an alchemist, or a magician.  I am only a Realtor.  I don't make the market.  I am a darn good Real...

I was on the beach yesterday.  I had just gotten out of the water after fighting the waves for over half an hour.  Up above there were dark clouds everywhere, yet the sun's rays were brightening up a strip of the sky on the right side, giving it an ethereal luminosity.  I was very still for a few minutes.  My boyfriend asked me what I was doing.  I was "freeze framing" that beautiful scenery into my brain.    Instead of memorizing the beautiful image, I usually take pictures and document what I see.  That's why I carry a tiny, digital camera with me most of the time.    My boyfriend gave me a beautiful 35mm digital camera for my birthday last year.  For some reason, I've been reluctant to use it.  There is a beautiful flower bush by my window.  There are dozens of butterflies feeding ...

This summer my son had reached the wise old age of 5 and had decided he wanted to be like mommy and learn how to golf.  How could I say no? I myself have been having so much fun the last few weeks and truly wish I had learned years ago.  So after one of my lessons with Natalie at The Classic Swing Golf School at Legends Golf Resort here in Myrtle Beach I grabbed a flyer explaining their 19th Annual Junior Golf Program.Over the summer they have 10 week long classes for ages 5-17.  You can take as few or as many classes as you want.  My son ended up taking three weeks worth of classes, spread out over the 3 months and all I can say is he has never had so much fun before!  He met new friends and as hot as the summers get in Myrtle Beach the kids were always so excited to get out there and ...

With hurricane Hanna almost here, everything has shut down.  Schools and banks were closed today.  On my way home from work I stopped by Food Lyon, only to find it all boarded up.  Wal-Mart is also closed.  All of the stores are all closed and/or boarded up.  Great!    I called Jay's Asian Fusion, my favorite Japanese/Thai/Chinese Restaurant and they are still open.  That's the spirit!  We'll have sushi tonight.  Sushi goes well with a movie, and guess what?  Blockbuster is still open tonight.  The friendly Blockbuster attendant said they'll stay open unless there is Mandatory Evacuation.    Great!  It's sushi and a movie night, but first let me sneak in a little jog.  Hanna's not here YET!   Mirela, NOT scared of Hanna in Myrtle Beach!

One of the questions that arises on a regular basis has to do with earnest money.  First, what is earnest money? Wikipedia gives a wonderful definition of the term here.  Basically, it is the deposit made towards the purchase of real estate and is part of your down payment.  In South Carolina, this money is held in a trust account of a real estate company.  It cannot be used by the real estate company for any other purpose.  So, here is the big question that normally comes up in regards to earnest money..."How much should I give for earnest money?"  Whenever I am writing an offer with someone, this question arises.  People are looking for some sort of formula to calculate out how much is needed.  Unfortunately, there is no exact formula to determine how much for your offer.  Some use th...

Play well and you are duly rewarded.   Fail to apply yourself and you are duly penalized.   The real life game works remarkably like the board game... Here are two real life examples of "Countryside Acres" and "Millionaire Estate", the cheapest and the most expensive homes sold in the Myrtle Beach Area during August. The least expensive home was originally on the market for $ 14,900 and sold in August for $ 10,000.  It was a 1BR/1BA mobile home under 1,000 sq. ft. on leased land.  The most expensive home sold during August was originally on the market for $ 4,375,000 and sold for $ 3,900,000.  It was a 6BR/6.5BA on .62 acre.  Located Oceanfront on The Peninsula at Inlet Point, with the creek in the backyard, complete with a boat dock.  Not too shabby...  That owner played the game of ...
