By now the October numbers should be complete for the State College Real Estate.  As of today the current inventory of Active Listings in the State College School District is 315 Listings. The price range of these listings is fro $38,000 all the way up to a $4,500,000 farm with development potential.  In the month of October, 63 listings closed.  The price range of these listings was from $106,500 up to $609,900.  Also in October 44 listings went Sale Pending. 51 Properties were listed during the month of October as well. Hockey season is nearly upon us in Happy (Hockey) Valley.  The second year of Penn State fielding a Division I hockey team is set to begin in just a few short weeks.  This will be the first year that the Nittany Lions will play in the brand new Pegula Hockey Arena.  The arena officially opened to the public yesterday.  This morning we learned that my office, RE/MAX Centre Realty, has become a two-year sponsor of the team and will feature full logo advertisements on the dasher boards at the arena. The kids are all back in school and Memorial Field has new turf so it's time for State High Football again.  It's also time for a State College School District Market Report. As of right now there are currently 349 active listings for sale in the State College School District.  These listings range in price from a $54,900 building lot up to a $4,500,000 farm near Beaver Stadium. In August of this year the State College School District saw 42 listings go sale pending while 77 new listings came on the market during the same time period.  Also in August there were 82 closed sales.  Closed sales outnumbered new listings so the demand is still there for homes in State College. Student rentals in State College, PA are always a hot commodity. Rented correctly and priced correctly they bring a very high price for the type of property they usually are. For inbstance, the last two bedroom donwtown student rental in State College, PA sold for $269,900 in a matter of hours.  Outside of the downtown area that same type of unit would probably sell for less than $150,000.  These units are highly liquid and bring great returns on investment but aren't exactly risk free either.  There are many rules and regulations you must abide by as an owner of a student rental in State College, PA. If you're the athletic type and you enjoy mountain biking Central Pennsylvania is a great place for it.  We enjoy having several state parks very nearby as well as an active biking community that supports the trail systems.  One place in particular thats great for moutain biking is the Scotia Barrens just outside of State College.  There are thousands of acres of state maintained land that has miles upon miles of trails that are both challenging and fun on a mountain bike.  This particular area doesn't really have a lot of steep hills or descents which make it great for a beginning rider.  It is very easy to get lost in Scotia though so make sure you keep you bearings and think about getting a map at a local bike shop.  Another thing to be careful of while riding in Scotia is to be sure...

Summer in Centre County opens things up for a wide range of things to do.  One of my favorite things to do is jump on my dual sport motorcycle and hit the trails in the woods of Centre County.  Centre County offers a vast array of different places to ride both on motorcyles and ATVs.   Just outside of State College, PA are the trail heads of the Dual Sports Trails in Bald Eagle State Park. I've found the best place to grab the trails are at the trail head just past the Seven Mountains Scout Camp outside of Potters Mills heading toward Lewistown.  There is a large gravle parking lot if you decided to trailer your bike there.  From there you have plenty of options, you can ride the gravel roads around the parking area through Bald Eagle State Park or you can start on the 90+ miles of trai...

If you're looking for something to do this summer, State College, PA has a ton of parks throughout town.  You're never more than a couple blocks away from a park at any time when you're living or visiting State College, PA. Whether it's a dog park in Tudek Park or just a stroll through the playground at Fairbrook Park there's a lot to do depending on where you go. There are over 50 parks in the Centre Region Parks and Recreation inventory.  In the State College Borough there are over 115 acres of municpal parkland. Things are really moving in State College, PA under $200,000 this year! In the past 30 days we've seen single family homes and townhomes flying off the shelves with multiple offers and selling over full price.  Recently I had a client that wrote 6 offers on different properties until he finally got one under contract.  Things are very competitive right now.  Currently there are only 26 active listings in that price range in the State College Area School District. This is typically the first time home buyer market in our market area.  Interest rates are still very low and have resulted in 53 listings currently being sale pending in this price range.  So far this year 79 listings have already closed in that price range as well.  This has typically been an up and down market for that price...

Most agents in the State College, PA market are seeing an increase in activity of listings over $500,000 in the last few weeks. Some agents have speculated this has to do with continued lower interest rates or some additional level of certainty and confidence in the market.  Increased record highs in the stock market also help due to most buyers in this price range are high net worth individuals.  Since the beginning of the year 7 listings over $500,000 have closed in the State College Area School District. There are currently an additional 13 listings that are sale pending leaving 39 more listings active.  This leaves a 3-6 month supply remaining on the open market.
