Syosset, the most convenient place to live because of its proximity to the best LIRR line has plenty of homes for sale in all price ranges.  There are all kinds of architectural styles in the housing inventory in Syosset that buyers have lots of choices.  Prices ranges also come in different levels from under $400K for a cape to over $2 million for an estate.  Syosset is located east of Muttontown and Jericho, south of Oyster Bay Cove and Laurel Hollow, west of Woodbury, north of Plainview and Hicksville.  Syosset shares its post office with Laurel Hollow.  As of October 18, 2008, according to the Multiple Listing Service of Long Island, there are 62 homes for sale in Syosset for under $600K.  There are 15 capes, 16 ranches, 2 expanded ranches, 18 splits, 1 expanded cape, 3 colonials, 6...

For the first three quarters of 2008, there are 121 homes sold in Syosset compared to 185 homes sold in Syosset for the same period in 2007.  That's a 35% drop in sales.  Inventory is very robust with 139 homes for sale as of 10/12/08. Since June 1, 2008 there are 72 homes sold in Syosset, 16 homes were sold in June, followed by 17 homes sold in July.  Home sales peaked in August with a sale of 26 homes.  Then the trend shifted.  Sales in September were a mere 9 homes.  So far, only 4 homes were sold in October.  Regarding the style of homes, Split ranked #1 with sales of 26 homes, followed by colonials with a sales of 20 homes .  Splanch was the most unpopular style.  Here is the breakdown:                                         Splanch     1             Expanded Cape     2           ...

Syosset North Shore Real Estate increased in the number of homes sold from 175 in 2006 to 233 in 2007, an increase of 25%. North Shore Syosset Real Estate average sales pric decreased by 6% in 2007. Selling prices avg were $642,669 down from $683,856 in year 2006. Taxes rose in the residential Syosset North Shore Real Estate market by an average of 6% from 2006. Split style homes were the most desirable in both 2006 with 61 new home owners and 2007 closing 82 split style homes.
