I guess we are lucky.  At current time our MLS in Brunswick County is not showing any foreclosures on Sunset Beach or Ocean Isle Beach.  We do have two bank owned properties for sale on Ocean Isle Beach.  To those who don't know that means the property has gone through the lengthy foreclosure process and is owned by the bank.  390 East Second Street is a 5 bedroom home priced at $475,000 and 83 East Second Street is a 4 bedroom home located at the head of the canal T and just across from the beach access.  The best buys may come from the 8 short sale properties that range from $369,900 (34 Channel Drive) to $795,000 for 205 East Second Street. We did have 10 but two have gone under contract.  Only one short sale is available on Sunset Beach and it is a duplex on 205 W Main Street liste...

Today, while I was getting a massage in Ocean Isle Beach, the therapist and I were catching up on family events since I was in to see her several months ago.  She asked about my mother, and she was very sympathetic when I told her that my mom had passed last month.  She shared that her 90+ year old mother had to move in with her.  Her mother was not happy but she was trying to make the best of the situation.  The issue was the size of her home; there just was not enough room for her mother.  This was not the first time I had heard an adult child say that they didn't really have enough room for an elderly parent.  If you assembled 50 homeowners in a group, you will find several people who are dealing with this issue or they have dealt with this situation.  They never considered that when...

Marlee Acres is an intracoastal waterway community located halfway between Ocean Isle Beach and Sunset  Beach.  The original developers were Mr. and Ms. Herring.  Mr. Herring is deceased and Ms. Herring has relocated to the piedmont section of North Carolina.  They kept tight control of the property only selling a few properties each year so they could control growth.  No manufactured homes allowed.  That is one factor that makes this community unique.  As a visitor turns off highway 17 onto 904, they can turn left to go to Ocean Isle Beach or right to go to Sunset Beach. The highway that connects both beaches is highway 179.  Perpendicular to that highway are a dozen or more roads that run straight to the intracoastal waterway.  Oak Street, Camelot, and Harbor Drive are the street name...

In NC we have a form that requires disclosure of a Property Owners' Association.  Once the form is completed and given to the potential buyer, they are aware of the specific yearly fees and what they cover, any assessments, and the name, address, and phone number of the association president, but some agents and many buyers never think to ask for a copy of the covenants/restrictions.  Many buyers never see them until after closing when they review the thick packet (if they ever do) that the attorney gave to them after closing.  How can that be a problem?  One exclusive community in Myrtle Beach does not allow motorcycles nor certain types of trucks in the neighborhood.  An  area has been designated for them.  Several neighborhoods do not allow business truck with lettering on the outsid...

Have family pets?  Do you have elderly parents?  Why should these be a consideration in choosing a home?  Let's talk about pets, first.  Recently, I worked with a couple who had two Irish Setters who were definitely the babies in the house.  The buyers wanted hardwood floors and tile, no carpet.  Also, they wanted to live on a golf course.  Immediately we ran into trouble finding a move-in ready property.  Most of the properties at the beach have darker floors, oak, cherry, or walnut.  One house we viewed had a black lab who was an indoor pet.  My clients changed their minds about the hardwood floors after seeing what that dog's toenails had done to that floor...the wife was very disappointed because she really wanted hardwood.  They still did not want carpet because of obvious reasons....

We don't have many businesses who transfer executives to the beach so this is the first time I have worked with a relocator service. I had some friends who played golf with a store manager who was being transferred to our area.  They referred him to me, and we began talking and emailing.  We even rode around together one Sunday for a little while so they could get a feel for our communities at the beach.  He told me that he had rented in his last relocation which should have given me a little insight into what happened later.  Both husband and wife told me up front that their company had suggested an agent in Wilmington but they wanted someone local who knew more than the MLS.  The next week I received a call from a relocation service asking for 35% commission because their firm was hir...

I read an interview with a local broker in this week's newspaper Brunswick Beacon focusing on local women and their achievements.  The broker was telling about her experiences when she started her business and how things have changed over the past three years.  One comment really captured my attention.  She was sorry for the buyers who had purchased through her company (and I'm sure others as well), and who were desparate to sell now.  Of course, many properties will not sell for the prices paid a few years ago, and it made her feel really bad.  I started thinking about my own clients who purchased during that "high flying" time, and I thought...I would not feel embarrassed one bit to be in the same room discussing real estate with previous clients.  I never encouraged that crazed buyin...

In Consumers Digest, April 10,2010, there is an article, "Grave Concerns, Digging Up the Dirt on Cemetery Scams."  It was excellent timing for me because my mother passed away last week, and all of a sudden, I was caught up in funeral arrangement and carrying out burial plans that she had made fifteen years ago.  I am not sure whether the disclosure I received from the mortuary was a state or federal requirement, but it did list each item and costs with the most expensive being the casket and the least expensive being a food book ($2).   A casket could be as little as a few hundred dollar up to thousands.  My shocker (and I am sure they don't like to disclose) was over $2,000 to the director for an hour service.  Of course, there was a fee for every transport at the costs of hundreds of...

While my grandsons were visiting they wanted to do 'something with poppa' so we headed to the museum on the beach. What a great program they have and the 6 year old twins found it fantastic! We arrived around 3PM and began touring the museum. At 3:30 a program on beach safety was given. The children were very involved in the entire process, learning and having fun. NBext they went outside as the Ocean Isle Beach fire department brought a large truck. The boys and girls climbed all over it like a bunch of ants while being supervised by the firemen. They were able to sit in the drivers seat and put on a fireman's coat and helmet.
