Congrataulations Bob Carney and Frank Llosa - You're world-famous! The featured article by Sione Baribeau in the real estate section of today's WASHINGTON POST starts out... Jeanne Bobofchak, 31, was looking for a real estate agent, but she wanted to avoid the awkwardness of choosing among her friends recommendations.  So she went online and found agent Bob Carney's blog, FocusOnFrederick.com. The information on the Frederick community was detailed, the comments from former clients were glowing, and Carney seemed as if he would be fun to work with. Although Bob does focus more on this blog than his ActiveRain blog these days, I first met Bob Carney on ActiveRain and he's always been one of my favorites.  Not only that, I've found him accessible both by email and phone when I've had a qu...

Just how much does that additional bathroom cost? I was checking all the units for sale in Frederick on East All Saints Street. The price for units that have two bathrooms is certainly note worthy. It ranges from $4,900 to $328,750 more than the only two bedroom, one bath unit. All of the units have two bedrooms. The square footage varies............but, the difference on paper is one bathroom.  Maybe, just maybe, it isn't the bathroom. It could be that the extra bathroom is equipped with ...... Golden toilet paper  Of course, If you are looking for a two bedroom condo, right smack in the middle of downtown Fredrick, in the Maxwell Place building, and you can get by with one bathroom......call me. You might save yourself anywhere from $4,900 to $328,750. Just for sport, I will throw in...

Prior buyers' markets have shown that the condo sector will often take the brunt of the market slowdown.  The results are reflected in the reduction of prices, along with units staying on the market for longer periods of time prior to selling.  For the owners who need to sell their condo, key things to remember for this market include: (1) PRICING - even a nice unit slightly overpriced will sit on the market for a while; (2) presentation - clean, uncluttered rooms with neutral decor; and (3) a dedicated agent who will create buzz about the unit through effective marketing and showings.Since it's a buyers' market, those seeking a condo will find plenty of options to consider.  However, it's still advantagious to react quickly to the unit you desire.  Even though condos may stay on the ma...
