In real estate there is an old rule that hasn't been used in along time.  It is called "Cash is King!"  For those that have not weathered storms in real estate...perhaps you should make note of it.  The cash buyer is coming back after a long sabbatical.  They have liquidated other assets and are in a great position to buy on their own terms.   They are not impulsive buyers, but rather they are calculating, and have all the facts at hand.  In the coming market buyers that have cash will be in the drivers seat.  For sellers that are up against pressing debt, or are behind in their mortgage obligations they are looking for quick relief.  Well here is their knight in shining armor to the rescue!  A buyer that is ready and able to buy a home and a buyer that does not need to rely on the whim...

 As I sit here, 27 stories above the hustle and bustle of Midtown with that picture out my window (yep, just took it 10 minutes ago!) I remember back to my thoughts of how I could ever leave my suburban home, for "city life." Now let me explain something first....I grew up on a 200 acre ranch in Montana!!! You can't get much more room around you than that! But, my home in the "burbs" here, is only 7 miles or 10 minutes from Midtown, depending on which way you want to measure it. I think in the Atlanta real estate community we can all agree that the Atlanta real estate market we've known it for the past few years has changed.  Homes in Atlanta area not selling as they were last year.  It is a buyers Market without Buyers! There are over 114,000 homes listed for sale in the Atlanta market, Each month the sales are now starting to be exceeded by the expireds and withdrawn listings. If anyone is looking for free content for their real estate website, there are loads of items that can be added to your real estate site that are free. A favorite of mine that I've been using for years is Weather Underground free local weather.  I've used it on our Atlanta real estate website!  I place it on our local pages for different cities, and on our Atlanta local information and Atlanta Golf Pages.  It is basically some code that you copy and paste and then publish!  That is all !  Here is the link where you can find the code to add to your own real estate website. I keep a blog called Atlanta Developments that keeps you up to date on all the happenings in the Atlanta area.  You can find out about all the new developments going on in Atlanta, such as new condos, townhomes and even a few tips to help you find a new home.  There is even a map that shows the various intown neighborhoods.  This is really a helpful resource for anyone trying to sort through the myriad of new developments in Atlanta.I also have a sencond blog called Home in ATL.  This is geared a lot more toward general information in the Atlanta area, such as news, tips, restaurant reviews, shopping information, etc.  It is still relatively new, but I hope it gives you some insight on the various parts that make Atlanta special.  I hope to really get a lot of content added in the futur...
