Just a reminder that the 8th edition of the Tallahassee Real Estate Newsletter was published and emailed to subscribers this morning. If you would like to be on the subscription list, you can subscribe to the newsletter by clicking this link. You may have noticed that a large portion of the explosive growth seen in the Tallahassee real estate market over the past ten years came from condominium and townhouse sales. As the cost of land started growing in 2000, builders and developers adapted with smaller home sites and attached housing. The real estate graph below shows that while Tallahassee condo/townhouse prices have dropped about 10% from the peak of the market, unit sales have dropped significantly more. But unlike single family residential sales (which have dropped below previousl...

Here is an article from CNN.com regarding high end renovations to kitchens and bathrooms. I maintain that in this economy, the small things are what turns heads and catches a buyers eye right now. We are all in a slump, so put your efforts into smaller upgrades or maintenance rather than massive renovations. Say good-bye to granite countertops High-end kitchen and bath renovations just aren't boosting a home's value the way they used to. Sellers who succumbed to home over-improvement syndrome are feeling the pain. By Les Christie, CNNMoney.com staff writer February 27 2008: 11:11 AM EST NEW YORK (CNNMoney.com) -- The granite countertop's glory days might be over. During the housing boom, updating a kitchen with high end materials like cherry wood cabinets and a Viking stove was a sure b...

I'm busy and other Realtors I have contacted this weekend have been busy.  Buyers from out of town have been contacting me; parents are looking to buy a condo for their kids for college.   Some buyers that have been waiting for the "right" time may realize it is passing, or has passed them by.  There are plenty of great buys and sellers are ready to do what they need to do.  It appears that mortgage interest rates are climbing a little each week......."What goes Up will go Down and what goes Down will go Up".....look at gas prices too.  College parents know they have to get their kids a place to live for early August and families needing to get settled before the local K to 12 schools open in August, as well.  Maybe all the current "busy" is also being stimulated by the procrastinators ...

"There is definitely a trend toward more use of color on decks," Wilson said. One reason is that decks built in the 1980's & 1990's are aging, causing the color to soften. While cleaning will improve the color, it can't bring back its original glory. "So people are using coatings that add color to the wood to compensate," he explained. Wilson believes people are more apt to paint or stain their homes using deeper, more vibrant shades these days anyway. With the proliferation of home improvement magazines & TV shows, they are exposed to more possibilities, & with more experience, "they are more willing to consider a strong, bold color for their decks." However, Wilson was quick to point out that nearly 40% of homeowners still want a clear finish only, not a color, to showcase the beauty ...

I often talk with frustrated home owners who have tried to sell their home but failed in their recent attempts. I am always amazed at the advice they have received from family, friends, co-workers, and yes, even from “real estate professionals.” So often, the advice is exactly opposite of what they need to do. With that thought in mind, I thought I would recount an experience I had recently on a real estate forum. I had written an article about how interest rates were fueling this real estate market rally and then received a comment from a “Barbara” who wrote: When buying “big ticket” items we believe that “Payment speaks louder than Price.” That’s why we advocate that Sellers price their homes aggressively then consider offering to discount the Buyer’s rate/payment at closing – especia...

Painting can be a chore, but with the right applicator, the job is a breeze. Choose from brushes, rollers, paint pads, and sprayers. Brushes    The brush is the most popular paint applicator. Brushes are easy to hold and relatively easy to clean. If used and cared for properly, they give an excellent finishes and waste less paint. A quality brush can last for years. Brushes are available in two categories: •     Natural bristle brushes are made with animal hair. Hog hair is regarded as best. Use with oil-based or alkyd paint. Clean brushes with paint thinner. •     Synthetic brushes are made from nylon, polyester or a combination. They can be used with oil or latex paint. Clean brushes with mineral spirits (oil) or water (latex). For latex paint, use synthetic bristle brushes only. Natu...

In yesterday’s edition of the online edition of the Wall Street Journal, it was reported that a group of business executives issued a set of recommendations for the White House and Congress that are aimed at jump-starting the housing market in order to stimulate a broader economic recovery. How is this important in the Tallahassee Real Estate Market? Business Roundtable Wants Tax Credit For All Home Buyers We have written quite a bit here lately about the First Time Homebuyers Tax Credit, so this is directly related to that program. The Business Roundtable, an association of chief executive officers of leading U.S. corporations, feels that the best way to boost the economy is to stimulate the demand side of the real estate market. In their press release, they stated “We believe targete...

Yesterday’s blog article pondered whether somebody should buy a home today at possibly a higher price, yet almost certainly lower interest rates, in order to take advantage of the $8,000 First Time Homebuyer Tax Credit instead of waiting for prices to bottom. This created some discussion in the comments and email section of the Tallahassee Real Estate Blog, and made me wonder if their might be another way to consider the impact of rising mortgage interest rates in the purchase of a new home. So I decided to make a few graphs that demonstrate the impact changing interest rates have on the affordability of a home. It is easy to think that a change of interest rates of 1% is not that big, but when you consider a move from 5.25% to 6.25% (one percent), that is really an increase in the cos...

Last week we discussed home affordability in the Tallahassee real estate market and we found that home affordability was similar to levels seen in 2004. We discussed the elements that made up home affordability, but we left out a crucial point. Fortunately, long time reader “Doug” was there to point it out for us. Doug reminded us that for First Time Home Buyers, the new federal tax credit made it a “no brainer” to buy today. The first time home buyer would be able to receive an $8,000 credit against future taxes as well as take advantage of today’s lower interest rates. Being that the Tallahassee Real Estate Blog usually features some sort of analysis, I figured this would make for a good comparative study. Should a first time homebuyer purchase this year or wait another year hoping p...

Painting expert Brian Santos says the key to testing paint samples is in the light. Read more in his new book, "Painting Secrets." From Painting Secrets from Brian Santos The Wall Wizard     Author Brian Santos Q. What is the best way to try a color before you paint, and why does paint sometimes look different from the paint chips? Brian Santos: You probably selected the color by looking at it under a different type or intensity of light than what's in your room. Sunlight, daylight, fluorescent light, halogen light, and incandescent light affect colors differently. So bring the sample card into the room you intend to paint and look at its several times during the day. See how the color looks using different kinds of artificial light before making a final decision.     Quick Tip To get a...

The inventory of homes for sale in Tallahassee has been continually dropping for quite some time. Unfortunately, the rate at which people are buying homes in Tallahassee has been dropping too. As a matter of fact, the rate at which homes are selling is dropping faster than the supply, meaning that we are still seeing growth in relative home inventory. Relative home inventory is measured in “months of supply,” and it is the measurement of the total inventory of homes divided by the current demand (the current rate of home sales in the Tallahassee real estate market). In order to best understand the supply and demand dynamics in the Tallahassee real estate market, we graph three key trends and continually watch them for change: Total Number Of Residential Listings In The Tallahassee MLS T...
