Anybody who has been following the Tallahassee Real Estate Blog for any amount of time knows that I have a habit of getting a bit too analytical at times. Well, that habit does not just apply to the Tallahassee real estate market, it also applies to this real estate blog. I have tracked the number of readers coming to the Tallahassee Real Estate Blog pretty much since the very first post. Perhaps the earliest surprise that I found was that many of our visitors were from outside of the Tallahassee real estate market. 153 Countries Read The Tallahassee Real Estate Blog Thus far, we have had over 150,000 visitors to our real estate blog, and over 10,000 were from countries other than the United States. The graphic on the right shows the beginning of the list and you can see that we are v...

All too often, we see homebuyers who are “looking for the deal” get involved trying to buy a short sale in Tallahassee. A short sale is when the home owner and the lender(s) for the home owner agree to sell the home for less than what is owed on the home. But as this reader found out, it’s not as easy as just making an offer and proceeding to closing. This frustrated short sale buyer writes: My wife and I are trying to buy a short sale. We made the highest offer (full price), we were the 1st offer in and have an escalation addendum to bring it up another 12k. The realtor convinced the selling family to choose another offer, for a lesser amount! We are going fha and they are conventional so they went with them (I bet it is a friend to friend deal). I NEED HELP…Does anybody have a number ...

After reading The State of the Nation’s Housing 2009 from the Joint Center for Housing Studies of Harvard University, it became clear to me that much of the rest of the country is already seeing some signs of a housing market turn. More importantly, it made me fully aware of the fact that many learned people are seeing reasons why it should and will be occurring. But how do you predict the turn of the housing market in Tallahassee? There are so many factors involved that you cannot simply point to any one factor, so I thought I’d summarize why I think I know when the turn will begin. First of all, the problems that we are seeing in the housing market are bundled with all the other financial problems that are happening at the same time. The financial markets are in a mess, the economy i...

Every year, the Joint Center for Housing Studies of Harvard University puts together a report on the State of the Nation’s Housing. This year’s report was published a few days ago and I thought I would share some of the key findings of the report. The executive summary states, very clearly, that the national housing report seems to parallel what we have been seeing here in the Tallahassee real estate market. It’s focus on the challenges of restoring demand for housing begins from the start of the housing report: In the worst housing construction cycle since the 1940s), depressed demand is making it difficult for the market to work off excess vacant units. Restoring demand to more normal levels will take time since so many owners are in financial distress or trapped in homes worth less...

How to Paint Ceramic       Sand the surface lightly to ensure paint adhesion. Clean the surface with trisodium phosphate (TSP) cleaner to remove grease and dirt. When dry, apply a bonding or ceramic primer. Let the primer dry. Brush on latex paint in a gloss or semigloss finish. You also can use a paint formulated for ceramic or porcelain surfaces. Allow the paint to dry for several days and take care not to scratch the paint while it's curing.

Here is the real estate data through the end of May for the market...     Sales continue to lag previous years and you can see how we are down.  Sales are occurring, but still substantially below historical rates. Re-sales, which are non-new construction housing, are continuing the 4 year decline in volume.  Pricing does seem to be stabilizing but, the market is still fragile and price sensitive. There are reports of bottlenecks forming in the local mortgage market as underwriting loans becomes more and more difficult.  Loans are receiving a stringent review causing closing times to increase.  Historically, closings take approximately 30 days, but Federal disclosure changes which are to begin the end of July are creating extended closing times approaching 45 days.  The new requirements ...

Every Tuesday, at the Tallahassee Board of Realtor's building there is a marketing meeting.  Different Realtors lead the meeting, there are different featured speakers, but most importantly it is a about Realtors sharing with Realtors about their listings and needs of the buyers they are working with. Recently, Jay Ralstin, (pictured below) Sales Manager of Wells Fargo Mortgage here in Tally applied his best Kung foo to rates in the Tallahassee area.   Well that isn't really true.  He did, however, speak to those attending the TBR marketing meeting about what trends we are seeing with mortgages. This is the kind of industry knowledge one gains by attending the Tuesday marketing meeting- and one of the reasons I attend. Jay was at the time also representing the Mortgage Bankers Associati...

It has been a few months since we updated the status of home sales in Golden Eagle Plantation. For those readers new to the area (or new to this blog), Golden Eagle Plantation in Tallahassee is a golf course community that features a highly regarded Tom Fazio golf course and is the center of Killearn Lakes Plantation. Home sales in Golden Eagle have fallen roughly 70% from the peak of the market, with a monthly average of just under 2 home sales (existing home sales). This mirrors home sales very closely in the rest of the Tallahassee real estate market. Sales prices have held much better than the rest of the market, with square footage prices down only 7% since the peak of the market in August of 2007. And if you look real closely at the real estate graph below, you will see what actu...

How to Paint Wood Furniture       If the surface is already painted or varnished, remove dirt or wax buildup with a household cleaner, then rinse. Sand rough areas and wipe away dust with a tack cloth. Apply two coats of stain-blocking primer and allow it to dry between coats. Roll or brush on two coats of latex paint in the direction of the wood grain. Use a brush to finish the surface with smooth strokes. Spray with clear polyurethane for extra protection.

As we go into the Fathers Day Weekend, I thought I would do a quick check on home sales in Tallahassee to see if anything new was shaking. If you have been following the Tallahassee Real Estate Blog for any time, you know that we have been tracking the changes in Tallahassee home inventories here on nearly a daily basis. We know we must see a change in home buyer activity in Tallahassee before the market change can occur. With some great programs that have been launched to provide free money for first time homebuyers, we were hoping that we would start to see some measurable results by mid-July. Also, with the proposed $15000 Federal Tax Credit For All Home Buyers, we really believe the breakout could occur really soon. But what are buyers doing today? Tallahassee Home Buyers Still Pond...

How to Paint Glass       Start with a clean, dry surface. If you want to use a pattern, tape it to the inside of the glass. With an artist's brush, follow your pattern, applying a thin layer of glass paint; this will yield a translucent, stained-glass look. For a more opaque finish, apply an additional coat after the first is dry. Paint slowly and gently to avoid bubbles. Using an artist's brush, seal the design with glass-paint varnish. If you're going for a pretty, frosted-glass appeal, use a varnish with a matte finish.

I was looking through a list of reader questions and found one that really stood out. This reader was wondering how to find homes for sale where the seller was offering some or all seller financing. Seller financing is a topic about which many people could benefit from learning. Most real estate agents will never do a transaction involving seller financing, and most homebuyers would never even think about asking for this type of assistance. And finally, most home sellers would never even realize the benefit to themselves to offer some level of owner financing. The purpose of this post is to explore the benefits of seller financing for both home buyers and home sellers.                                        Click Here To Read All About Seller Financing

It seems that the best real estate blog articles are born from the comments and questions of the readers and subscribers. It makes sure that the content is not only fresh, but it is also based upon the current interests of people active in the Tallahassee real estate market. Recently, a reader had a question about an offer she is making which concerned the difference between an offer and a real estate contract. She asked: When we looked at the house we put an offer on, the seller’s disclosure indicated that, among other things, the washer and dryer conveyed with the sale. We are still negotiating, but the washer and dryer have been removed from the premises. Our agent says that is perfectly acceptable, but I don’t understand how they could be put in the disclosure as included and then ...
