If you want to predict By keeping an eye on the number of lis pendens being filed each month in Tallahassee, we will get a feel for the inevitable onslaught of distressed properties that will be for sale in the coming months (years). While we have covered this point in the past, I think it is time to take another look at where we stand. The Tallahassee Foreclosure Web Page is current through mid-year, and July’s report will be filed in the next week or so. This updated Tallahasssee distressed property site shows that lis pendens filings were up 34% in the second quarter of 2009 versus the second quarter of 2008. We have come to learn that there are two ways to look at home supplies in Tallahassee: Absolute Home Supply – This is the total number of homes for sale in Tallahassee Relative Home Supply – This is the number of months of supply of homes for sale in Tallahassee, as measured using the current rate of sales (demand). We have several customers who are buying high-end homes in Tallahassee (homes priced greater than $500,000) so I was wondering what the high-end market has done in the past few years. I decided to pull all of the home sales in the Tallahassee MLS in order to see if any trend existed. The first thing that really caught my eye when analyzing the higher priced homes in Tallahassee is just how explosive this market has been. For example, home sales with prices over $500,000 grew by 670% from 2001 to 2006! Even this year, the worst year in the past 20 years for total home sales, the high-end housing market has grown 168% compared with 2001. Today’s topic is about the relationship between the asking price and the selling price (sales price to list price ratio) of homes that have recently sold. One of the harder real estate sales in Tallahassee to track is lots (homesites). Often times, homesites are sold in bulk, so there is only 1 resulting sale in the tax records, but it might represent tens or even hundreds of Tallahassee home lot sales. We can use the Tallahassee MLS, but the REALTOR® MLS does not contain the majority of lot sales, so the data is only a glimpse of what is really going on in the Tallahassee lot sales market. So I think the best way to do this is to use a combination of data sources as well as analyze the future potential use of the homesites themselves. Greetings from New York. I’m writing this from the road, so today will be another brief Tallahassee neighborhood snapshot, focusing on the Buckhead subdivision on the Northeast side of the Tallahassee real estate market. I pulled all the “arms length” home sales in Buckhead and immediately saw declining home sales and declining home values. The average price topped out at $177 per square foot in 2007, when 6 homes were sold for an average sales price of more than $555K! Thus far in 2009, through May, there has been one home sale in Buckhead for $350K. This is an average of $122 per foot.
