  As said many times in this spot before, Piney Z is a wonderful neighborhood in Tallahassee.  One of the cool things that happens is that twice a year, spring and fall, the neighborhood has a community wide yard sale. On average about 70 homeowners participate each time.  Piney Z starts hopping at about 6 a.m. as the "professionals" scour the area while people are setting up.  The regular crowd shows up at about 6:45 a.m. and the day begins. Because Piney Z is such a nice neighborhood, the quality of items sold is quite high.  Nice furniture, collectibles and even a few antiques are usually found with the normal yard sale fare.  It is a great event that the Home Owner's Association advertises. While doing some BPOs for Bank of America this weekend, I stumbled across some pretty amazing deals in some Multi-family units near the Florida State University and Florida A&M University in Tallahassee, FL.  These units had low vacancies due to the proximity to the Universities and produced good rents.  Due to the low turn over in Multi-family sales, the prices has retracted back substantially making them GREAT cash flow investments.  I need some investors to capitalize on some of these opportunities.  Know anyone? I am happy to report that I closed another short sale today and have another closing tomorrow.  Many buyers and agents fear the short sale process and shy away from it.  The general perception is that the deal will drag on forever and will never close.  Buyers are fearful that if they make an offer on a short sale and it doesn't go through they will have wasted all this time and passed up other opportunities, especially with the nearing deadline for the $8,000 tax credit for first time home buyers.   When it comes to comparing interest rates for a mortgage loan, home buyers often have the option of choosing a loan with a lower interest rate by paying discount points. Simply put, discount points are fees charged by the lender to reduce (discount) the interest rate charged to the borrower. A point is equal to 1 percent of the loan amount. For example, with a $200,000 loan, one point equals $2,000. Points are usually paid out-of-pocket by the buyer at closing. Yesterday, my brother Mike and I were discussing our townhomes that we purchased in Richview Park in the early 90s. Richview Park is a town home community of roughly 150 homes in a very convenient location off of Richview Road and Apalachee Parkway in downtown Tallahassee.
