Like everywhere else in the Greater Orlando area, prices continue to fall in northeast suburban Oviedo (32766). Since 63% of Houses with Contracts are properties in some stage of foreclosure, the downward pressure on sales prices continues. Foreclosure Solds and Contracted have lower costs per square foot, which tends to drag prices down throughout the community. Also, Price per Square Foot for contracted sales are slightly lower when compared to Houses Sold in Last 3 Months. The following are the market sales statistics for Oviedo, Seminole County, Florida for April 2009.  Oviedo is made up of the zip codes of 32765 & 32766, which is partly considered Chuluota.  For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas. A couple of definitions are in order. The median sales price means that 50% of the homes sold for more and 50% of the homes sold for less during a certain period of time - in other words, it's the midpoint of sale prices. The other day, I wrote a blog about The Black Hole of Foreclosure. The response was stupendous, and everybody who commented seemed to be on the same page -- that a solution has to be found that will put a brake on foreclosures for our neighbors and stabilize the real estate market for everybody else.  Lenders have so far failed the vast majority of homeowners facing foreclosure.
