Online Auctions.. Do they work ? It seems like in the past 3 years that there has been a big increase in the use of Online Auctions by Asset Management companies like Freedie Mac, Fannie Mae and others to dispose of some of their foreclosed homes by using online auction sites. Since I list a number of foreclosed homes and also sell a number of foreclosed homes I have had some experience with online auctions. There are mainly 4 companies that seem to be used by these asset management companies, they are Auction.com Williams & Williams RealtyBid Hudson & Marshall There are others but these seem to be the main players.  As a buyer looking to make an offer on an online auction you can and should most definitly have a realtor register you and act as your representative in the transaction. How Does a Reverse Mortage get foreclosed on? A few weeks back a long time client and friend of mine asked me how a property that has a Reverse Mortgage on it,  was going to be foreclosed on. The reson he asked me this question was because he had heard it was going to foreclosure and he may have an interest in buying it once the mortgage company owned it This is something I had not thought about before or been asked, so I searched on the Internet for the answer, this is what I found out. Well here we are part 2 of I love HUD or as someone else said DUH. The thing I really enjoy about HUD is the great communication network that is available. You can usually geat a response to questions, or an email answer back in the lightening fast time of 24-48 hours. This is espically wonderful when after 2-3 days of waiting to see if your bid is accepted, you get apackage that allows about 15 days for due diligence. Well in my other post about inspection issues Don' t you just Love HUD!!! I explained our situation. I do not know how your market is but Montrose Coloradois certainly different from anything I have known. We are dealing with buyers from $56,000 to $1,000,000 and all points in between. People are looking for the deal of a lifetime and in some cases they are out there. The foreclosure and short sale markets are interesting to say the least and sellers are still declaring "I'm not giving it away", while buyers are saying lowball it and if it doesn't stick we'll move on. Yesterday, at the weekly Montrose Association of Realtors meeting and tour I heard a presentation from Scott Shine, Assistant City Planner for the City of Montrose, CO and the Montrose Improvement Team (MIT). The presentation was to designed to inform the association of all the projects that the Improvement Team is a part of currently. Projects completed have been improvements to Cerise Park, The Pavilion, the River Corridor, the Senior Center, the Skateboard Park and more. Currently, more than half the funds in the coffer comes from grant contributions. It looks like the real Mr. Winter has shown his face.                      Woke up to -4 degrees and over a foot of new snow. We live at 6600 feet on a canyon rim and are truly blessed.                         The only tracks were mine and some deer and rabbits. Well here we are right in the middle of trying to get our clients a home. What is the big deal you might ask?   I have clients that found a REO property and are really excited about getting it closed. Here lies the problem. The property is listed by an agent outside of our MLS 2 hours away working with a title company 200 miles away and we can not get a MEC from the asset company Fannie. I wish these asset companies would help us out here and use local Realtor's and title companies. I realize they are busy and have a lot on their plates but heavens to Betsey, it might save some time and money to get it local!!!!!
