How do you eat an elephant?  One bite at a time.  That old line came to mind when I first was introduced to this Lincoln Village home that recently sold.    We listed this home at the end of 2019, but the story started a little over a year ago.  We were working on another home in Stockton a few blocks away doing estate sales and cleaning it up (This Longview house).  A friend from high school saw the work we were doing on a Facebook post and reached out to me to see if I was interested in helping their family with their estate home sale.  This home was in better shape than the home on Longveiw ave., but there would still be a lot to do.                       They were ready to move forward in October.  The first time we met, everything seemed a little overwhelming.  The house was fu...

Some transactions are a piece of cake...Ha!  This one was not.  Everything about this transaction really happened, except one thing.  What did not happen?     One of my closest friends, Mark, was raised in this home and I spent a lot of time visiting him back in 1970 something.  It is a very cute home in Stockton, CA with a large yard.  It was built in 1947 and it looked almost exactly the same in 2017 as it did when we were in high school.  In other words, it needed some love.  Mark reached out to me in late 2017.  His step father had passed away and he needed to sell this house.  Here were some of the challenges. There was no will and there was 16 heirs.  The sale would need court approval and approval of each of the heirs.  Did I mention almost every heir lived outside of CA.?  ...

Is it a buyers or a seller’s market today in Stockton? As experts in the Stockton real estate market, we get asked this question a lot.The answer isn't as simple as yes or no.The State of the Market for Buyers in Stockton, CaliforniaFirst, it really depends on the property type, location and the condition.Throughout 2018, single-family homes in great locations that are priced well have been flying off the shelves. There’s a lot of demand in the market for all areas and even in what was typically a slow market, we have seen houses of all price ranges sell.We started to see an end of year slow down but I think that is more a seasonal thing than a concern. Prices in all ranges have stalled so where we were seeing 3% to 5% growth in prices from this year to last we are starting to see a lev...

In real estate, everything is a negotiation. Its about coming to terms with what a seller wants and the buyer is willing to pay and visa versa when it comes to inspections.. That give and take is the key to a successful transaction. It is about coming to terms with reality, and when your home is in less than perfect condition, your reality is a balance between what the buyer wants and what you, the seller is willing to concede or fix because at some point the deal will hang in the balance based on that list.I see it all of the time and the home inspection(s) are usually the deal breakers. Especially when you consider that over 95% of all home buyers will want at least one inspection before they make their final decision. Most Sellers are unaware of he impact of the home inspection proces...

Weber Point - on the Stockton Downtown waterfront, named after the City Founder Charles WeberIn the mid-1800’s Captain Charles Weber acquired part a Mexican land grant delivered by Governor Micheltorena to his business partner, Guillermo (William) Gulnac.  After his partner’s failure to settle the tract, Weber established the settlement of Tuleberg in 1847, renaming it in 1849 to Stockton after Commodore Robert F Stockton, likely in response to the political circumstances surrounding the Mexican-American war as well as Weber’s intended land grant claim.  There is no limit to the intrigue of Stockton’s early political history, but it remains considered to be the first California communities without a Spanish or Indian name precedent.  At the head waters of the San Joaquin River, Stockton...

How would you feel if there was a silent, odorless, colorless, tasteless home invader slowly creeping down your hallways and filtering into your family's bedrooms?  This particular invader does not discriminate or care who’s life in ends. The rich or poor, the happy or sad can fall victim to this invader. No matter how many times people are told to be cautious, this invader gets to its victims.  Carbon Monoxide is this insidious invader you definitely do not want in your home.    The California State Senate passed a bill (SB 183) that requires owners of single family homes that have fossil-fuel burning appliances, fireplaces or attached garages, to have carbon monoxide alarms installed by July 1, 2011.  These alarms will go off if there is an accumulation of carbon monoxide over time o...

What is HERS?  This acronym stands for Home Energy Rating System, which is a comprehensive evaluation of the energy efficiency of an entire home.  The goal of the HERS rating system is to create a consistent, accurate and uniform rating scale. Its other purpose is to help help homeowners figure out and prioritize their investment in cost-effective home energy measures. What does a HERS inspection consist of? When a certified HERS Rater comes out to inspect a home they will look at the heating and cooling units along with the associated ducting, air leaks (sealed or unsealed), the water heating system, insulation (attic, walls, floor), windows, attached lighting fixtures, major appliances, solar electricity generating systems (if equipped), and other energy uses.  The HERS report genera...

Potential Seller: Is this the right time to sell my home?   Real Estate Agent: What do you want to do after your home is sold?  Where do you want to go?  What do you hope to accomplish by selling your home?  Do you need a specific amount at closing to do what you have in mind?  What is that number?  With the current seller’s market in the 95219 area code in Stockton California the selling of a properly priced and marketed property is not a problem.  When we say a properly priced property, the seller has to understand that a property is only worth what a buyer is willing pay for it.  Just because there is currently a lack of inventory in the 95219 area code, a seller’s market, does not mean that a seller can ask for an inflated price and they will get it.The hardest part of listing a pr...

According to the monthly trend reports from MetroList* for the 95219 area code in Stockton California, there is currently a seller’s market.  This is the same seller’s market that existed in the 95219 area code in the month of February. A Seller’s market is when there is less than 3 months of inventory in a given area. According to the reports for the 95219 area code in Stockton California, the current inventory of homes for sale is 2 months.  Okay, where did that number come from?  That number comes from dividing the total number of properties for sale by the total number of sold properties in that area.  The result is an approximate number of months it would take to sell the existing inventory, assuming a constant rate of sales.     Sept 2015 Oct 2015 Nov 2015 Dec 2015 Jan 2016 Feb 2...
