In the real estate world everything is negotiable, right? Negotiations for a realtor often begin at our initial listing appointments. We negotiate on the listing price, terms of the listing agreement, and of course every seller would just love it if we would negotiate our commission. I for one, am NOT a discount realtor. I have found that if I inform my sellers during our initial meeting, that I am not a discount realtor, that my services have value, and that if they want to save that half a point on the listing side ,we should just wrap it up right now...they usually really focus and hear me.  Sure I've lost some listings, but I have no regrets about that. Arenas Gardens Hotel at 529 West Arenas Road in Palm Springs, is the kind of small hotel you have in mind when you think of the Historic Tennis Club District here. Can't you see screen star Gloria Swanson inviting her friends over to her home here, sitting poolside and looking at the San Jacinto Mountains beyond--just like I did this week. Yes, my clients took me to Palm Springs this week. It's right around 100 degrees, kind of hot during the day for someone who came here from a cool 70's in Carmel-by-the-Sea. But, as you can see, I found shade: Spent a couple of wonderful days with clients here in Palm Springs and stayed at the Arenas Gardens Hotel www.arenasgardenshotel.com - it really is as beautiful as the photos suggest! The next couple of weeks will be pretty hectic, but I will try to write about, or show in photos, some of the interesting things I am seeing and doing. Today? Well, Marilyn was it. Wish the City of Palm Springs had purchased her to keep, she is here only for a short time. But what a tourist attraction! Everyone stops and has their photo taken with her. HAVE A GREAT MEMORIAL DAY WEEKEND.

Palm Springs is definitely a resort destination, but the actual downtown area, (locals call it "the village"), needs some updating.  The old Desert Fashion Plaza is about to be redeveloped into a hip, pool topped hotel/retail area.  Palm Springs Redevelopment is on it's way! The Village area of down town Palm Springs, is unique and highly desirable to our Palm Springs Valley.  It feels almost like a beach town in that you see people on bicycles cruising by, cars parked and people walking everywhere.  The housing developments that are walking distance to The Village, such as The Tennis Club, Vista Las Palmas, Old Las Palmas and parts of Movie Colony command a premium from buyers.  Homes range from fixers at $650,000 (not often!), to complete remodels at $2,500,000 and more.  Old Hollywoo...

 and Every day when I drive through the Valley, whether it's previewing property, running errands, checking on the horses… Whatever, I keep seeing more new projects getting off the ground. The great thing is that a lot of these projects have been standing abandoned, behind tattered, green, net fences, for years.  Here in the desert, when land is cleared of the desert brush, it leaves sandy topsoil that blows like crazy. Forever Marilyn Palm Springs Summer Events   Forever Marilyn is a 34,300 pound, 26-ft. tall likeness of Marilyn Monroe- posing in her "Some Like it Hot" iconic swirling skirt.  She has been photographed by thousands, and was named the best photo-op in the city this year!  Marilyn truly is photogenic, especially with the backdrop of the Palm Springs San Jacinto mountains.   Each time I make the drive to Palm Springs from La Quinta (about 45 min.), I snap some more photos of the posing Marilyn.  She never disappoints!  I have even created note-cards with her likeness and my friends love them! Do we really have to say goodbye to Marilyn?   Do we really have to say goodbye to Marilyn?  The 26 foot tall  Marilyn Monroe sculpture has provided thrills, and endless photo shoots at Palm Canyon Drive and Tahquitz Canyon Way in Palm Springs for a year.  We originally were told that "she" will be leaving in June, but today's Desert Sun reports that her stay has been extended until August.  She really does like it HOT! I have been listing, negotiating, and closing short sales here in the Palm Springs Valley area for just over four years now. I have run into many very, very poorly skilled short sale listing agents. No surprise here! When the short sale market hit its peak in 2012, there was a sudden explosion of "short sale experts"! Even though the number of short sales in 2013 has declined dramatically in my Valley, and I am happy to say that I do a much smaller number of them now, it seems the short sale scammers continue to plague the market. I am dealing with a particularly unethical short sale listing agent in the city of Palm Springs. I've been thinking about this a lot lately.  When you work as closely as we all do with our clients, we establish a sort of friendship.  It's driven by the service we provide as well as our own personalities.  Every client is different; some are very easy to keep in the "business only" box, but I have found that most of my clients do become friends of a type..
