Fannie Mae Gains More Short-Sale Authority Five mortgage insurers have granted Fannie Mae mortgage servicers the authority to complete a short sale or deeds in lieu of foreclosure without getting their separate approval, HousingWire reports. Traditionally, mortgage insurance groups have had to give the OK before a short sale can be processed on a property with a guaranteed loan. Now, without that extra step, Fannie mortgage servicers may be able to speed up short sale approvals on Fannie-backed loans. The PMI Group, which filed for bankruptcy in November, is the latest mortgage insurer this week to grant Fannie the authority to no longer wait for its approval on short sales. Rural Refinance Pilot Program Announced The USDA is launching the Single Family Housing Guaranteed Rural Refinance Pilot Program, which is designed to help rural home owners refinance their mortgages in order to reduce monthly payments. The initiative is for borrowers who have loans made or guaranteed by USDA Rural Development and who have been able to make their payments on time for 12 months in a row. It will operate in some of the states hardest hit by the housing bust, including Florida, Illinois, Indiana, Michigan, Nevada, and Ohio.

Builders Feel the Most Upbeat in More Than 4 Years   Builder confidence is at its highest level since June 2007, yet another sign that things are finally perking up in the new-home market, which has faced some of its darkest days on record this past year. For the fourth consecutive month, builder sentiment for newly built, single-family homes was on the rise, according to the National Association of Home Builders and Wells Fargo Housing Market Index. California home sales rise in December, posting 11-month sales highCalifornia home sales rose for the third consecutive month in December, marking the highest level since January 2011, according to data from C.A.R. Sales also were up from a year ago, marking the sixth consecutive annual increase. Note to Short Sale Sellers,  We have your short sale approval. You moved out months ago, albiet you left some things that you were going to get out, "Soon". Mr & Mrs Short Sale Seller, "soon" is NOW. Properties in Mountain House sell very QUICKLY.  Uusally an offer is accepted by the seller within the first 3 - 7 days.   The housing market in Mountain House is dominated by short sales, REO's (Bank Owned) and investor flips.  There are very few homeowners that have equity and want to sell.   How do you buy a short sale property?
