The Local Yolk in Manhattan Beach (south Los Angeles) has a bit of history for me...it's not far from where Endre Barath, Jr.  lives, works and hangs out. It's a terrific place for brunch/breakfast. I'm not sure how long it's been there but it has to be well over 25 years.Manhattan Beach is a very cool, affluent beach community in the South Bay area, SW of Los Angeles. There are abundant restaurants and shops and wonderful beaches...but be aware parking is a challenge especially in the summer and rarely free. There's a pier with aquarium, great views down the hilly streets (it reminds me of San Francisco), and wonderful beaches, plus The Strand bike and walking trail along the beach. Just when you think things couldn't get hotter, Manhattan Beach real estate had an incredible month of May both the number of homes that sold, and the prices that homes sold for!Welcome to the Manhattan Beach real estate market report for May 2024. Things picked up considerably in terms of the number of homes sold during the month with 33 on market home sales.  Compare that to 21 in April, 28 in March, 19 in February and only 13 in January.The average asking price of the homes that sold was an incredible $3,992,606 with the average sold price at $3,852,675.  The average price per square foot was $1531 which was also a jump up from prior months..  Homes averaged 58 days on market before going into escrow.Of the 33 homes in Manhattan Beach that closed escrow 9 were in the Manhattan Beach ...

Speechless Sunday: Last minute Christmas Shopping in Manhattan Beach, CA Diane needed a few more things for friends, so we drove to Manhattan Beach, CA to our favorite Bookstore: Pages.Diane was shocked I did not want to go into the store.... Today I decided to wash my car, no not me but driving to Manhattan Beach to my favorite car wash. One of the best part was as I was waiting for my car to be ready, there is a koi pond to enjoy the fish hanging out.Today was extra special there was a little dog with her owner, and this is what the dog was watching too. I did not want to disturb her and take pictures of her, but I did enjoy that she loved watching the fish as much as I did.Now when I was ready to post the pictures another photo popped up and thought I would share. Great News:  Wild Fork opened a store in Manhattan Beach, CA... Patricia Feager, MBA, CRS, GRI,MRP  now I do not need to move to Flower Mound TX. Wild Fork must have read our post and communication. Although it's hard to believe there are currently 9 beachfront homes for sale on the Manhattan Beach Strand. The Manhattan Beach real estate market was once again on fire!The activity level jumped a bit with 28 home sales in March compared with 24 closed sales in February.  The average "list" price was an impressive $3,530,925 with the average sold price at $3,581,913 meaning that homes generally sold above the original list price. We have a tradition, one of our neighbors likes to take Diane & I out on New Years Day or so every year. This is her way of appreciating our friendship and my cooking. Needless to say this year was a bit different due  to Pandemic shutdowns and Covid fears.Next thing you know life takes over and we all lead busy lives.... she insisted on going out so with that said today was the day all three of us could make it work.
