  Adding a Dishwasher in an Apartment Kitchen in Sacramento   This is not the first dishwasher installation in an apartment for me, I’ve added hundreds. I not talking about just replacing a dishwasher, I’m talking about cutting into the cabinets and making room for a dishwasher that does not yet exist. There are older communities that did not have a dishwasher when originally built, but the current market expects to have one when they move in. Today when looking under the kitchen sink for the water and electrical points of connection, I discovered that there was a repair in the area under the sink.   They’re just straps, how hard can it be? Earthquake strapping of water heaters is required in Sacramento County; it may be required in your county if you are in California. Most building departments have required a building permit for the installation or replacement of water heaters. For those of us who have strapped many water heaters, the idea that a building permit is required seems extreme. Having seen some poor installations, maybe a building permit is necessary to get the proper strapping done. How is your Curb Appeal?    I have been driving past the property for years and seeing this roof get worse over time. The sagging roof has got to be the reason why this small commercial building has been on the market for years. Maybe it would make sense to demo the building and just sell / lease the land. I doubt if the building has any curb appeal at all at this point.   What do you think? Demo the building or leave it as is?

  Kool and the Gang with The Commodores On Saturday, September 8th, Kool and the Gang with The Commodores Band will be playing at the Sunrise Mall in Citrus Heights, CA I had the opportunity to see Kool and the Gang perform before Van Halen earlier this year, they were great! Young and energetic on the stage, two of the original members are still doing the deal.   Sacramento General Contractor Repairs Wood Rotted Pergolas I was asked to look at this pergola in a Sacramento Apartment Community, it had a lot of dry rot damage. The rotted wood has raised safety concerns and will be replaced or repaired soon.   Wikipedia defines a Pergola this way: A pergola, arbor or arbour is a garden feature forming a shaded walkway, passageway or sitting area of vertical posts or pillars that usually support cross-beams and a sturdy open lattice, often upon which woody vines are trained. I found this the other day - reflections I wrote in 1998 on how the parents banded together at Cambridge Heights Elementary in Citrus Heights, CA, to improve the playgrounds, purchase tech equipment, and even bought a building back in the 1990's.  It's awe inspiring for me to remember these days. Many kids went on to Del Campo High School, retaining their friendships and bonds through the years, as you can see by the photo below of the Del Campo class of 2005 Cambridge Kids.   Can you help me with a soft spot that I have?   I got a call from an apartment manager; one of the units had a soft wet spot in the bathroom ceiling near the exhaust fan. I verified that there was moisture in the drywall and that it was discolored. Since it was an upstairs unit I was able to get into the attic crawl space. I knew from experience that there was no plumbing or drain lines in that area. I assumed that since it was near the exhaust fan in the bathroom ceiling, there must have been a leak in the roof boot. After crawling up and looking at the discoloration under the insulation, there was no evidence of a leak at the roof. So where was the water coming from?   I was asked to repair a dumpster enclosure at an apartment community, the garbage truck knocked over the concrete block wall. I got a signed contract right way, and I said I would begin work the next day. I thought that it would be best for all concerned if the area looked normal again. After scheduling the start of the dumpster enclosure repair, I checked the weather and there was a 100% chance of rain. Sure, I could have re-scheduled but where is the challenge in that? We came up with a plan to build a temporary cover over the work area while we were working, taking it down at night to be safe.
